The level of detail is unusual - looks like it may have originally been someone’s forever home. Beautiful! You said well water and septic, but I think I see a sewer cover out in the street?
Actually public water (I was mistaken) private septic. One or both of the other hones are on public sewer hence the road repairs

You're right, this is awful. worth 850k max. I bought my house in 2020. 3900 sq. ft. Model home in summerlin. paid $1.2m gated community. Just wait or rent luxury apartment. Or move out of Vegas. Lots of better properties than this. 3300, hahaha...Amazing BS.
I feel extremely bad for the sucker who pays 2.8 million for this house. The prices have gotten absolutely ridiculous in Vegas and this is one of the worst. No way in hell this house is worth nearly that much. Why would it be? It's not the materials or labor just extremely greed builders.
The great thing about real estate, it’s only worth what someone is willing to pay. If the seller is serious about selling, there will be negotiations.

Agreed, I'm a retired GC and everything now is laminate finishes with melamine, no wood whatsoever...all prefab slam dunk building with no craftsmanship...not for 2.7...maybe 1.25 on a bad day.....

Nice house ok finishes these builders need to hire designers or stop cutting corners on finishes if they are asking 2.7 million for 3300 square feet on rural zoned lots. 2.7 can get you in the most exclusive gated communities in Vegas. I know some buyers like the RV and no HOA but these builders are getting ridiculous
