    Should it be washed of dirt and buildup and how long should it dry afterward washing before painting? Do you need multiple coats? How long for paint to dry on cement? What about chipping paint from old job? Many questions to cover…

      Here’s your answers:
      Yes, it should be cleaned (washed). You should wait at least 24 hours, depending on the porosity of the concrete and the air temp. It’s hard to test moisture content in concrete but it’s better to wait a few days of warm weather than to immediately paint.
      This product doesn’t need 2 coats, however its product is designed for a primer coat and a top coat. Industry standards are 2 coats.
      Recoat times depend on many factors, but if it’s warm outside, you can likely recoat within 4 hours, and as long as the 1st coat is dry to the touch.
      Always scrape away loose and flaking paint prior to painting.

      Paul user an elastomeric caulking called “Big Stretch”. You can also use DAP Dynaflex 230 or dulux’s version called Top Gun 400.

      @@TrustedHousePainter Only just now have I heard of the word "elastomeric". My project is an interior garage partly below grade level with concrete walls. I had to use a pressure washer to remove the old paint which was flaking badly on the below-grade wall. Was considering some kind of masonry waterproofing paint.

      @@erichsh58 while elastomeric coatings are superior to acrylic latex they’re not necessarily “waterproofing”. If you don’t have moisture issues it should work but elastomeric paint can flake if there’s moisture present. Elastomeric paint is good tho.

    So do block foundations need to breathe? Ours is bare right now and when it rains hard etc...the water seeps into it and gets into the inside of the wall in the crawl space. Is this paint waterproof or how does it work to keep water out but still allow the block to breathe?

      Great question. If you're seeing water come through the concrete into your basement then I'd look to another product. While this is an elastomeric coating product, it's not designed to stop water ingress. I would look into applying a rubber sealant coating to either the inside or outside of your home. I would have to see your specific situation to give better advice but I don't think this product is designed to solve your problem. This product is permeable so it does allow the substrate to breath.     I thought a masonry paint that is elastomeric but also it would be best to have a paint that is water/mold resistant

      Masonry paint comes in both acrylic latex and elastomeric. This product is just one concrete coating. I’m not 100% sure but I think deck coat products have Antifungal properties

      @@TrustedHousePainter Yeah, you are probably right, I was out all day on Friday and couldn't find that combo anywhere. I ended up getting Behr Concrete Elastomeric paint. I had to order it through Homedepot. That elastomeric will be great for the exterior as it will allow the paint to stretch in various weather and I live on the east coast. It will be a good water sealant as well with less peeling.

    Don’t paint it. It needs airflow and paint will age it rapidly as it rots from water inside to out
