  • While checking out the tiny house street festival in North Carolina we found this amazing home on wheels. At 40ft, it's hard to call it tiny! This home is packed full of really great features and is designed for those who are looking for a simple, small home on wheels, with ease of access to all of it's features.
    This larger tiny house design is well suited to the baby boomer generation who are now approaching retirement and are interested in downsizing to a tiny house on wheels without wanting to climb ladders into sleeping lofts!

    I love how the bedroom is not a loft and you can stand up in it. I don’t want to be climbing a ladder to get to bed.!

      I saw another where the stairs were like a dresser you PARKOUR you way up..are these people not gonna be a little tipsy before bed? AND older people should be thinking about stairs when they buy something for 20 years .

      So true, at my age I want safety and comfort in the bedroom. When I was younger, the idea of crawling around in a loft was fun. Not now, but a tiny house is still all I need and want to care for and pay for. Beautiful. ONly one thing for me, I would like some more off-grid features as well. The more self-sufficient the better for me. So many options. I really like this company's work.

      I couldn't agree more. I'm short (only 5'2) so when I build my tiny house I plan on lowering the kitchen since I don't need the height so I can actually walk up into my room and have it function as a regular bedroom. The idea of crawling or bending over into my room is off putting. The same with having to climb up and down a ladder everyday.. no thank you 👀

    I think the builder has got it right, this is definitely one for the older folks looking to downsize. It's got all the convenience and ease of access while keeping the size small enough to require little maintenance.
    Not to mention at 96k most millennials like myself can't afford this without going further in debt. It's a nice house for a different market, could definitely see my parents downsizing into one of these.

      @IyaEarthseeds , In places where real estate goes through the roof and your employment is there, this is a good option. The trend in the states, is moving to where the job is.

      If you get a loan for 96 k your monthly payment will be less then what people paying currently for there homes you talking payments less then 1000 and you don’t necessarily need 30 years in this loan to be done

    I just loved this house. I'm so glad you addressed the baby boomers. I know for me the ladders and steep stairs scared me away from Tiny Houses, but this larger home is just beautiful. I really love everything about this house, its just beautiful

    I love the bedroom stairs; completely aging-person-friendly! It's under 400 ft 2, so I guess it still qualifies as a tiny home but is wonderfully spacious and non-claustrophobic. Thanks for posting this one!

      Johnya Morgan I love the height of the ceilings in this fifth wheel tiny home. Most my husband and I have looked at had low low ceilings especially in the loft bedrooms. Crawling to get into and out of bed is unappealing at our ages not to mention the various ladders, or narrow stairs to get into the bedroom where one has to immediately drop to your knees. The full height bedroom in this one plus the full size bathroom is terrific for older people. Great design that we could personalize with our taste to give it a more homey feeling. I do like the larger kitchen in this one also. I love cooking and baking which I could do so well in this kitchen. Adding a comfortable sleeper sofa in the living area would allow us to have 2-3 grandkids stay with us on our trips to various locations.

      I agree with a age-friendly stairs like that the bedroom has built-in closets too and not some after thought cubby holes or bathroom dressing makes it feel more like a real home just smaller footprint

    This is by far the best mobile home I have seen, and it's affordable. I'm a millennial and tall, this size and design is perfect. Not to mention the workmanship is clean cut. He explains what he does, why he does it, and who he collaborates with. All in 7 min. Great Vid!

    There are too many complaints about how this is so much more "commercial" than other houses Bryce usually shows. I felt a little bit of lack too, but it isn't the house itself, it's because Bryce usually shows homes that are inhabited. In fact many houses he shows are just as large as this (or close), just as expensive, and are built by a professional rather than by the owner. The real reason most of Bryce's other videos feel more satisfying is that there is no owner interview in this one. It feels more personal when we get to "meet" the residents, see their finishing touches, and hear from them how the home works daily. This particular house is still a sleeping beauty waiting to be awakened by its resident(s). It isn't fair to hate on this house or its builder or its owner. Apparently the owner wasn't available and Bryce felt the builder deserved to be heard, which is true. This video is still worth watching and still gets my like.

      more and more are moving into the tiny home movement, this video is great that it mentions the commercial side of tiny homes. Let's face it a lot of us do not have hands on or construction skills, and a lot will have to go to these outfits that will do it for us. knowing that if you are prepared to pay a high price for a tiny home means there's hope for those wanting to go in this direction of getting a tiny home.

      Personally, I don't think there's anything wrong with commercializing the structure of a tiny home. If you're planning on putting one of these on the road, there needs to be some sort of Regulation as far as safety component, just like in a regular vehicle. They're very smart about how they went about building this one. And just like any other house, it is up to the owner to personalize the design and the interior. So if any other tiny homeowner were to buy it, they're buying the structure, and personalizing the inside like anything else. And like any other tiny house or home, they can get with the builder to personalize exactly what is on the inside of the structure. So I don't see anything wrong with it. I think it's brilliant!
      Also, he's right to take into consideration people who have various needs as far as not being able to use a ladder or crouch in a small Loft area. It doesn't seem as though there are a lot of tiny homes that take those things into consideration. So it limits the crowd that they're available too.
      Well done on this!

      If I wanted a tiny house, I wouldn't be capable of doing it myself. I'm sure that I'm not the only person in that situation. So, it's good that builders and others with relevant skills are creating businesses to fill a gap in the market.

      Sorry. Wrong. The dark wood accents on the walls and around the windows actually make the space feel smaller and cramped. There are a LOT of design mistakes here that an architect, or someone who knows Interior Design / has studied Art would not have let happen. It's a shame because it COULD HAVE BEEN so much better. It is so obviously a Construction house, built by someone who knows Construction BUT NOT GOOD DESIGN. Believe me. I live in a house that is badly designed. It MAKES A DIFFERENCE.

      Those items are up to the client not the builder. If they like it than it is fine for them! Perhaps a builder can suggest but the client ultimately gets what they want.

    I think it’s about choice. The person who commissioned this home, wanted this home. It’s about enjoying life and who are we to criticise?!

      Leave government out of tiny 🏠 if you want to keep it affordable because in will walk the banks and then it's over as we know it neither of those two and really relate to small or poor people they're too in trenched with the big developers

    This is so lovely. If a government took over a tiny house project to provide housing for the homeless in a country like India (where I currently live), they could definitely put a dent in the number of homeless on the street.
    On a brighter note, I am totally going to build a tiny house like this for my parents when they retire and put it behind my house :)

      These are so expensive I highly doubt that the government would be willing to invest in such a project. I do know there are people looking at different inexpensive alternatives, but the extremely poor people aren't interested in an engineered earthen home, even if it is well-made, because to them it doesn't look like progress.
      They're looking at shipping containers or something similarly prefabbed that could be assembled and anchored easily to handle the weather, with simple accommodations like a small solar panel and battery, with a light or two and a fan.

      Rand Zopyr the homeless here tend to move around alot so a simple tiny house on wheels would be perfect. I'm not talking about something as fancy as these but an option where they don't have to sleep on sidewalks :)

      Rand Zpoyr, there's a wide range of price points for Tiny Houses...
      More basic designs made for temperate climates can be made for a lot less... Especially, if you go really small...
      Some of the models made for the homeless here in the states have been made for as little as just over $7000 each...
      But keep in mind, most of the rest of the world has a different idea of what is tiny and vennicat specifically mentioned India...
      Most of India's households are usually less than 1000 sq ft, some even below 300 sq ft... Depending on which part of India, with an average household size that only recently dropped to under 4...
      So they could easily go smaller and for the homeless over there, a micro camper that could be towed by a bicycle, or they could just pull it themselves, could easily be made at a very low cost and still provide them all the basics...

      vennicat somebody would break in within a day or two if u build such a thing here in india...one cant have glass windows or doors..plus such tiny houses need an outside water line which would be impossible to find in India

      Anurupa Bhowmick, you seem to be assuming it would be built like they are in the states...
      Tiny Houses come in all shapes and designs... So long as you have rain, and it's safe and legal to use, you can have simple rain catchment system for water.
      Many people wanting to go tiny in the states also want to go off-grid... So even in the states grid-tie is already optional for Tiny Houses...
      Options like composting toilets don't need water and people can always get water and carry it to the house if it hasn't rained in awhile.
      Instead of glass windows, polycarbonate can be used for both a cheaper and more durable solution.
      While, if security is really a concern, the house can always be designed with locks, maybe some barbed wire or embedded broken glass around areas they may try to break in, etc.
      Just like a regular house, a tiny house can still be secured to at least make intruders think twice...
      Besides, for the homeless they can shelter... It's not like they would have much to steal. So whoever wants to break into one will have to be pretty desperate and that means it wouldn't matter if it's a tiny or big house then but they will be safer in a tiny house than just sleeping on the streets and left completely exposed...

      Yes but i dont care for a composting toilet , if i ever decide to this it will be a regular flush toilet cuz to me its disgusting having to empty that thing and refill it with sawdust or whatever rather not but great video & good layout i would change a few things.

      It's not poor planning to have the bathroom and kitchen close to each other; both areas need plumbing for clean and grey water as well as hot water from a boiler. The larger tiny house presumably has more than one method of heating water, which would be difficult to fit into a smaller unit.

      @@TomTomTom87 Its bad form, for sure to have the lav by the kichen, I know! but like the other person to reply said, they are right about the plumbed areas being grouped together, its normal for planning/design functionality.
      In a larger rig they would be able to separate them but would have seperate tanks probably, (for clean or fresh and dirty or grey etc. water) like in a larger RV trailer (caravan we call them in Aussie, weirdly enough)

      As someone of a certain age who needs to get up in the middle of the night to go to the bathroom and is a bit stiff to boot the nearer the bathroom is to the bedroom the better. Would not like that fact i5 is so far away. Love the bedroom though.

      Absolutely. It's an interesting perspective on the direction for the future of the tiny house movement too. I think larger homes like this are especially well suited to the retiring baby boomers.

    Seriously the amount of people complaining about different things within the house. If if was yours, you get to choose what goes where. And the _oh, it's not a real tiny house but a bastardization of one_ People have different tastes and different needs. In the end it fits into the category of a tiny house. The beauty of any tiny house is that you make it your own. A smaller footprint is still a smaller footprint.
    This could easily be a second house on a private block or your only house where ever you want it to be. At $96k US (approx $130k AUD) that is a third of a cheapest avg house price in the cheapest city in Australia. That is truly a downsizing. Plenty of people own land just by itself that they are up to renting to owners of tiny houses. Options options options

      I find that this complaining most often comes from two groups of people. One, the fascist liberals who want to control everyone else's life and set the standards for the rest of us based on _their_ own personal beliefs and preferences. And two, the jealous poor people who can't afford a house like this themselves and despise anyone who can. Often there is overlap between these groups as well.

      You can get a 2 bed house in Northern Ireland for £60,000. Tiny houses are so expensive!!

      For this price you can buy land a home with a swimming pool with an ocean view in Fl keys... There are many places still left in the US to by real home for this price that WON'T LOSE VALUE.

    this is exactly what i am planning to build. pricing out 40 foot trailers at the moment. likely tear down an old caravan. but i like the idea of steel construction to save weight. i will now look more into that.

      Daftrok for twenty thousand less you can get a new mobile home with twice the floor space and can legally set it up in a multitude of places that you can’t put a tiny home. Where I live a person can buy a house that will need a little work for 50 to60 thousand dollars. Now I’m not against tiny homes but I think it’s better to build it yourself. It is how the whole movement got started. Buy a trailer for $3,000.00 to $4,000.00 and then spend $15,000.00 in new materials or find reclaimed materials and build it yourself. You may want to use a few high end things like flooring but because or the small area you might get lucky and find something at a flooring specialty store in the clearance section. Then decide if you want a full on kitchen with all the appliances or if you can get by with a hot plate and large toaster oven. Small dorm room fridge or something bigger. Point is you would only be paying between twenty to forty thousand for your tiny home.

      That isn't bad at all... this channel just today showed a fresh couple that bought the standard 6.x by 2.5 for 75K Euro's ... which happens to the price for a pre-build similar size tiny house here in the Netherlands... Does need to be mentioned that a regular house here in the Netherlands starts around 230K for less desirable locations and shoots to 300K+ pretty dang fast.

      depending on where you live, some nice full sized houses are 100k. At that point just find a full sized house.

    I’m glad there is a builder out there willing to be different and bring what people want to them and not trying to convince them into something else just because it’s easier for them to build or what they think is right.

    LOVING the 'normal staircase' and the hanging-clothes bars which flank it. I'd convert that bookcase into a shallow cab (tees, undies, purses, etc) to maximize storage as this is the HARDEST part of TinyHouse living --where to put your clothes! Also LOVING 60" space for shower or full-size tub (jacuzzi? clawfoot?). And LOVING 6'7" headroom in the sleeping loft, wow! I'd add a fold-up deck to cap off this beauty. This design is very livable! Thanks for sharing, beautiful job!

    If I did a tiny house or tiny home, it would be something like this one! Love it! I need the full size bedroom. But for me, my bedroom kind of doubles as my living room. I just love that space. And the idea of building on top of the gooseneck is perfect. And totally agree about the stability of transporting with a gooseneck versus another type of fifth wheel. Super smart!

    Gorgeous inside! So spacious! Love the dark wood, light colored walls & ceiling contrast! Fabulous bedroom! And love the bathroom, with the seat in the shower! If you live in a tiny home into your older age, you really need to think about things like that!

    This is really beautiful! Even though I'm a shortie, I like a lofty ceiling above my head, too.
    The only little thing I'd alter would be to put some kind of door over the washer-dryer so you can hide it away when not in use.

Because honestly I don't want to risk a fall from a ladder. And a sloping staircase much nicer on older knees. Very thoughtful! 😊

    It is so interesting to watch this video again with Bryce meeting Mike Bledsole from TinyHouseChattanooga and eventually asking Mike to build the THOW that he and his partner use to travel around the various countries making their 'Living Big in a Tiny House' videos. I love this house, the steel framing, and the quality built into it. While I would want a home all on one level with no lofts, the way that this one is designed is great. I also love the two doors in the building so safety as well as convenience. While I would want one that is more in the 38 foot range as a single person, this one for retired or retiring Boomers, is perfect.

    Was super excited to see Bryce talking with the Tiny House Chattanooga guys. There are so many different companies in North America that are taking this tiny house movement and providing variety and a level of craftsmanship that is unexpected. Lots of North American (especially Canadian) tiny home companies take in to mind things the average diy home builder over look (i.e moisture/mold prevention) that are incorporated in their design. This "tiny mansion" is anything but tiny, but it appears to provide all the comforts one thinks of when you think of a home. Thank you for the videos!

    This is a tiny house that seems within reason. I don't care for the decor and window layout, but the overall layout is nice, and the lack of crawling and ladder climbing makes this a real home.

    This unit would make a great retirement home. Lots of house and room but a very reasonable price for older people who are done with the full size home. Loved this one.

    Thanks. More ideas 🙆‍♂️🙆‍♀️ I have wondered about goose necks, since they are often used on horse trailers. It seemed a smart thing if pulling with a truck. Three issues: #1 Limits the type of haul vehicle. #2 can't use a topper on truck either. #3 the increased ratio of exposure /reduced insulation the gooseneck area gets. Really great ideas.

    By far best design I've seen at this size. If you are going for this type of home you no doubt will have to change your lifestyle. When I was a kid I actually lived in a mobile trailer for over a year in a hell of lot less space than this baby. You live with less but have less to clean, less clutter, it forces you to get out of your damn house! lol. Wherever you decide to land you gotta check out the codes of that county. A "tiny house" can be stayed in for several days but not lived in. Most towns in the US want you to secure the unit to the ground, have access to at least water and septic. In some small towns they have a community well. It's the grey water they worry about not your compost toilet. Up in Okanogan county Washington State they actually have a roof requirement of 65 pounds per square foot. Know why? Because of the heavy snow and ice. A foot of ice on your roof can weigh 57 pounds. So the steel frame makes alot of sense. The builder is right. It's a vehicle first then a house. Try moving a wooden frame house 3000 miles across country without damaging it or throw the door frames ect out of wack. What I like is you have flexibility. If you have to get out of dodge just move your house. If you got a big property you could move it around if need be. Build it somewhere else though and use cheaper materials and you could bring down some of that initial cost.

    I've been looking into retirement options for my mom who's been renting the past 15 years and this layout might be what she'd go for. I've encouraged her to be more of a minimalist and pair down her belongings just as I have, so I think that the $96K price tag may convince her to settle for a smaller, more affordable space. She also wants to just park it on a plot of land near town, so full time livability might pull her in this direction of larger goose-neck trailers as well.
    As a side note, I wonder why more tiny home builders don't use steel frames...? Perhaps it's that price tag...

      Yes, steel framing tends to cost a bit more and there's also design considerations as you'd need more specialty tools to work with steel vs wood.
      So it can be harder to make last minute changes, along with other design considerations.
      Every construction method has its pros and cons to consider... Like steel framing means you have to be more careful about thermal bridging and it's usually not fully rigid until you get the siding up.
      While not every builder will fully take advantage of steel... Like many would still insist on 16" OC even though steel framing allows for 24" OC without sacrificing structural strength and then you're not saving as much on weight...
      Similarly, using SIPs or MIPs can also cost more... Though, you can save on time and require less workers with those options to compensate, but only if everyone working on it is experienced with that type of construction as otherwise the learning curve can negate the savings...

      David Vershay definitely check your local laws. Most places do not allow anything on wheels to be permanently parked for more than 14 days. It depends on your location. For 96k, you could easily build her a small home

    The builder in this really sounds like he knows his stuff and I liked the level of thought that clearly went into the design (such as his thoughts on the different preferences and requirements of the younger and older generations). Plus all the ticks in the steel frame column (lighter, more travel robust) and the stability of goose neck trailers travel wise.

    I like the layout of this gooseneck trailer. I'm not a fan of closed quarters when it comes to my bed area. The builder left many options for customer to do there own thing while covering the basics. Put this on a lake front property and I'd be set.

      You could put in a regular mobile home with solar and off grid living if you wanted and have full size everything. I actually like showering regularly. Not having to go to the store every 3 days to get food. etc. space to walk around, areas to be separate for others, etc.

    Finally, a bedroom with some stand up room and access around three sides of the bed without almost falling out of the loft. No walking on your knees to make the bed. No storing things in open bins. No one has to crawl over the other to get out of the bed if they need to. Another nice thing are the stairs up to the bedroom, actual normal stairs! No stupid ladder, no incredibly high risers, just normal sized steps that just about any one can use.
    A real sized sink in the kitchen, very nice! It has decent counter space, always a plus. More outlets than my kitchen has. Not a bad design.

    Thank you for featuring this home on your channel. I can see in the comments below a very divergent set of viewers. There are those who find the style (and price) of this sort of build a good option, and then there are those who seem to find it a bit offensive to the fundamental origins of the tiny home due to the size and cost. I rather see its existence as a natural occurrence in the development and growth of the movement. All humans require shelter to live. Those with more time and/or skill, but less financial options would of course be among the first to find value in the minimalism and focus on repurposing goods that is somewhat central to the tiny house movement. Those with environmental concerns or travel requirements after discovering tiny homes would naturally find value the option of a smaller more mobile footprint. And, this secondary interest would frequently include many individuals of a slightly more fortunate socioeconomic status. The greater overall popularity would bring the attention of many with more wide ranging needs and goals for their home. Diversity of options would grow beyond the originally declared ideals and needs of the the movements originators. But, that is a blessing in my mind because I would never take the time or build the skills necessary to create my own tiny home. Instead, I would save up my money and pay the sometimes excessive price to have experts design and build the exact 'tiny' home I desire. ... And, I have to say, this builder really got my attention with his comment about importance of structural integrity when the home is going to be driven around. I have totally wondered about that after seeing so many self-designed and executed homes. Pot holes and the vibrations of the road will bounce the appliances, wiring, plumbing, and such leading to all kinds of potential damage or even dangers. This is even more true when a lack of codes and regulations leads people to innovate without consideration to the risks.

      I agree, mostly, but I wouldn't call the cost of a professional build excessive. Everything that goes into a build like this, including ensuring safety and stability, is definitely worth $90,000.

    Really lovely. I love the crisp white against the dark wood. It looks incredibly spacious. As a young baby-boomer, I can see this being much more comfortable... on my knees and as a woman, I love all the storage in the bedroom!

    My first reaction to seeing this trend towards larger tiny houses was that it was ridiculous. Can they even be called tiny houses when they are that big? Is anything a tiny house as long as it is on wheels? But then I started looking at it from the perspective of anything smallish is better for the planet. Yes, homes like this seem huge, but they are much smaller than the average "regular" home and most times use alternative approaches to power and waste disposal. They also allow larger families to be able to embrace the tiny lifestyle. So, with a smaller footprint and less consumption of finite natural resources, homes like these definitely have their place in the tiny house movement.

      But unfortunately the banker the federal government, the state, the city they don’t like this idea.
      They don’t like people in mobile or live according to your need.
      They want you to own them ton of money and spend lot of your money for the thing that you don’t really need, they want you stayed in place so you can work your ass off to pay all kinds of taxes

      One more reason tiny houses are still ILLEGAL in a lot of places is that they don't want us to be offgrid and not using their energy, therefore not spending the money that would go to the government entities. They want us to use their energy, their water so we can pay them. Offgrid, independent self-sufficient homes are a pain for intitutions like banks also because banks are losing on those 300-500k mortgages they could be getting!

    It's funny when I hear the phrase "baby boomers" because it was almost a 20 year time frame. Both myself and my mother are BBers. She was born in January 1946 and I was born November 1964. She was a college freshman when she married my father, who had already graduated from the University.
    I am an avid hiker and I don't mind climbing ladders or stairs (I've done some impromptu rock climbing). But I do see many of my cohorts already becoming decrepit, as if hitting 50 meant it was OK to let yourself go.
    I do see the prudence for purchasing a tiny home without ladders or stairs, with an eye towards the future. Fibromyalgia and RA are all over my family, and I'm having symptoms.
    I never realized how much more stable and the easier movability of a built over gooseneck would be, and solidarity of a steel frame in a tiny house.
    How many years would this hold up?

      It's not a case of "letting yourself go". I'm younger than you and have already had spinal surgery, and I am experiencing more problems with my back. Many people develop crippling arthritis, which has nothing to do with their lifestyle, and experience a lot of pain. Exercise does help with joint stiffness, but the older we get, the more likely we will suffer from illnesses and conditions which restrict our mobility. I'm genuinely happy for you that you do not envisage having difficulties climbing a ladder, even when you reach 60; I would have struggled when I was 25, let alone in my 50s.

    Where I am, Toronto, you can't buy a one bedroom condo for under $100 000.00.And then you get stuck with high monthly fees. So,yeah, this is an attractive option.

    I think his use of dark wood adds to the richness of the house. I was dubious to begin with thinking the dark wood may make it feel small but in fact it had the opposite effect. Loved it!
