kaya mga nxt generations halos imposible ng makabili ng real estate sa metro van. choice na lang ay ibang locations o provinces. sobra talagang mahal kahit goods and services may tax.

Salamat sa info Bro, pinakamalaki talaga ang chunk ng payment ay sa bahay. Dito sa amin sa small town Alberta we are paying 1200 monthly mortgage on a 5 bedroom house, yun nga lang medyo luma na yung bahay.

Mahal din dito sa Mississauga. Our mortgage is $4k a month, our prop tax is $6K per annum (and we have an income property that costs another $5K prop tax per annum). Then, you have maintenance and repair costs - annual duct cleaning, filter change, heater rental, your hydro/heating costs. You will have expenses to change your roof after a few years..windows, garden/yard upkeep. Then cost of appliances in case of repairs and breakdowns. There is always a project to do for the house too..and people keep borrowing against their line of credit to spend for those upgrades. Some argue that its financially wiser to rent so you dont pay for those things (already included in the rent). But, long-term, if your property appreciates a lot, then home ownership makes better sense.

@@Ternz_TV mas naaapreciate na lamang po namin yan ngayon. Pero noon po, sobrang hirap. Lahat ng earnings namin, dadaan lang sa pagbayad ng mortgages namin at prop tax at mga gastusin. Minsan, kulang pa. Pag may tenant kaming umaalis, kami ni mister mismo naglilinis at nagpipintura at nag aayos ng rentals namin para sa susunod na tenant. Minsan, nagkataon pang Christmas eve nangyari..so sobrang hirap at tiis talaga. Naappreciate na namin ngayon dahil may financial stability na kami dahil sa tyaga namin noon. Most parents po sa Canada, ang pinampapaaral sa university sa mga anak ay di lang RESP kundi yong line of credit from your home. Lalo kapag hindi ka maka avail bg OSAP.

You forgot some other added expenses for the owners. Aside from the strata fee na every year tumataas, meron pang extra assessment. Yun property nabili ko each year may extra assessment. the first few years 2-4 hundred lang annually, but this year ngkaroon the malaking repair (1998 condo) umabot sa 32,000 ang assessment for my unit & the whole amount was due in 6 months. Due to wear & tare meron din expenses for home repair & replacement of appliances. Yun utilities na libre for renting is now the burden ng the owner. For those buying with less than 20% downpayment meron din home mortgage insurance.
I think depreciation report ng building po yung sinasabi nyo? Sa amin po kasama yan sa sa strata fee na binabayaran namin, and yung bayad sa chmc pag less than 20%, oo nga nakalimutan ko 😅

@@Ternz_TV Baka bran new yun property nabili nyo. Usually pg above 10 years na dumadami na mga repair & improvement kaya kailangan ng special assessment. You can ask those with property na mga 10 years old na although minsan kahit medyo bago pa puede rin mgyari.

i think namiss out nyo po banggitin ung mortgage insurance sa mga expenses..in case of death, disability, critical illness.. could be your personal insurance.

Dito din po kami sa BC, ang mura po ng electricity nyo and property tax.. samin pag winter umaabot ng $400-500 pag summer nasa $200 naman roughly, yung property tax namin this year nasa $3000, nasa townhome po kami sa metro vancouver..
Mas mahal po ang electricity cost sa mga townhomes kesa sa mga condo-apartment, kasi sa mga townhomes sarili nyo ang heater at wash/dryer while sa mga condo-apartment kasama na sa strata fee na binabayaran namin ang mga yun.. in terms of property tax baka po malaki ang floor area ng townhouse nyo kaya medyo mahal 😊
and also, mas mura daw ang property tax sa richmond compared sa ibang cities dito sa vancouver
@@Ternz_TV nasa new west po kami, on top of that, meron din sewer, water and garbage disposal nasa $1800-2000 per year.. pero thank God, we do not need to get more than 1job, to pay bills, in God’s grace, we are living paycheck to paycheck though, pero atleast we can still survive.. car insurance po namin is $230, dati umabot pa ng over $300 it is tripled compared to other provinces

mahal talaga dto sa BC. kailangan mag ipon muna ng malaki pang down para ndi masyadong mataas ang mortgage....mga ka BC try nyo telus para makasave kayo $85 unlimited na sya purefiber 500mbps kasama na basic cable at netflix

@@gatasalvaje8611 Oh I see...marami po kasing factors bakit mababa ang kuryente namin, primary factor is nasa condo/apartment kami, yung mga may sariling bahay mas malaki ang bayad sa kuryente :)

Depende po sa na-rent na unit, meron din po downside pag nagrerent, like cannot control yung frequent marijuana usage sa ibang units, no laundry kasi pinili yung mura rent compared sa iba etc, year 2021 po kami nagrent dito sa BC $1600 na rent for 1 bedroom only, wala pa po internet, electricity and parking diyan
Youcannot generally state mas mahimbing tulog ng nagrerent, marami issues din sa pagrerent, depende rin po yan sa sitwasyon, increase of rent every year nakaka-stress din po yan, and if you keep transferring from 1 apartment unit to another para ma-address mo issues ng current unit mo, nakaka stress din po yan..and yung ibang unit di malinis sa unit nila, dahil di nila sarili property then di maiwasan ang rodents issue, another issue po yan, so it really depends on the actual situation, these are only few issues of renting based on my personal experience, idagdag mo pa diyan you keep having new neigbhors pag nagrerent.and minsan gumagamit ng marijuana, minsan sobrang ingay, etc, naku sakit sa ulo.
