Would you do outright country homes oriented towards a resort type of setting I mean typical countryside villas accommodating those not keen to live in apartments or in close up communities in town. Projects in and around Nairobi say with scenic views in the rift valley , then am bought.

In Ghana, you can't start with that amount you mention, because the landguid in Ghana will disturb you for money and the government officials too will be coming there to take bribes...So you will end up leaving the project. And also Ghanaian brothers don't help their brothers you send them money they will use it to marry many women.
The one Million was for booking the property. After ground breaking the buyers had to give additional installments. In two months he had 44Million I guess also from new buyers. He was supposed to have paid for the Land in a period of 6Months...

Laws are not the same in African nations. Also depends on your wisdom. Some land is inheritance, some is private, etc
