  • There are so many crazy, misguided reasons people give as to why you can't build your own home. From "You need a general contractor's license" to the process is WAY too complicated". Despite the naysayers, it's totally possible for people to build their own home. According to the U.S. Census Bureau, 52,000 people did it last year acting as owner builder. So why do people doubt this option for creating their dream home at an affordable price?     Thanks Michael for your videos, we’re owner builder’ing (if that’s a verb) a 6,500 sq ft modern contemporary house in MN, breaking ground in April & filming the entire thing for social media to prove you can do this & save/make money doing it. Using panelized house build & we are saving literally +$200,000 vs GC bids, tripling our instant equity, and learning a ton! Found a local bank financing the project too.     Thank you for sharing. I’m a mother of three daughters and I just paid off my townhome. I’ve been looking for a home on the market for months and the value you’re getting to purchase an older home in MN isn’t good in my opinion . I started considering this owner builder approach and I’ve been researching it ever since. I’ve done projects in my home on my own and have a general understanding of some things. With a roadmap to get there I know I can do this. I understand there may be some bumps in the road but I’m up for the ride if this gives my daughters and I a nice home in a good neighborhood as well as keeping my debt low, I’m all for it! I think one of the biggest things will be finding quality workers who know what they are doing and are reliable. I have a lot that I found and now have to look at the financing side of things. As long as I can get approved for the amount of money needed then I will be ready to proceed. I don’t want to borrow more than 50% of the total cost after my home sells, hopefully that will work in my favor because the risk is lower.

    As others have said, I'm so happy to have stumbled upon your channel. I have the small 20x20 addition planned that extends from a current bump out. It's brick, but easy access to all systems and it follows the existing contour of the house. The first quote came in at 220,000. I can't add up the cost of materials to come even close to a third of that. We may have to go the owner/builder route.

    We are preparing to start building our home in October. We having been saving to build with cash. We’ve been researching subs and making connections to get references. We’re excited. We know it won’t it easy, but we know it will be worth it.

    There another reason where I live that you didn’t cover, the building official won’t issue a permit to a homeowner. Yep, that’s for real! I’m a retired electrician and I moved to Soddy Daisy Tennessee (just outside of Chattanooga) 5 years ago. I bought a new house here and I was on site the day the inspector came and did the final inspection so I asked him if Tennessee had a provision for me to transfer my license. He had no idea, I then inquired about the process for pulling permits because he was a one man building department so there wouldn’t be anyone in the office anytime he was out inspecting and that would be a lot since he covers all trades. He informed me he would not issue me a permit as a homeowner, he just had too many problems with them so he stopped issuing them to anyone but licensed contractors. I told him I’m a licensed master electrician, he said not here you’re not, Tennessee doesn’t even have a master electrician designation. Meanwhile while I’m talking to him while he’s signing off the final on my house that was nearly a month from completion and I can see a half dozen code violations from where we’re standing. No concrete floor in the garage, no driveway, no sidewalk, no sinks, and no attic insulation yet. I asked around the neighborhood to find out what people do and everyone said the same thing, if you want to do something just do it. I’ve become good friends with a local builder and help him with houses he’s building so I’ve seen a lot of the stuff that this “Super Inspector” signs off on, it’s amazing. I’m tempted to force the issue but I don’t want to become a target for persecution.

    The most complicated part is the permits and inspections portion. In fact, dealing with permits and inspections are some of the most frustrating parts of being an inexperienced home builder. Your subcontractors don’t care about your inspection schedule and you could wind up opening walls so that the inspector can sign off on an inspection such as plumbing or wiring.

    I have $150k cash and 110k tax returns. And I’m finding it difficult to get quotes under $250-$300 turn key. I need to just get a shell built somehow. 3 years ago the same builders told me $130-$180 turnkey.

    can you do a break down between Steel and wood framing? and alternative materials

      Hi Mark. The thing about switching between steel and wood is that it significantly changes the way the structure is built. Meaning, you're not just changing the framing, you changing the insulation and wall makeup. If you don't, there will be potential issues with mold, cold spots,...etc. There has been a major increase in lumber costs this year due to the pandemic. However, I personally feel this is a short term problem that will correct itself in the near future with increase lumber production.

    Question: How can you find skilled, trustworthy sub-contractors? I’ve had a lot of workers over the years, some licensed, “professional” contractors who smile and give me the answers I want then do whatever they want. (...not to mention friends/family who want to “help.” These become my charity donations.

      Mrs Clfb If you are in Cleveland I have a list for you ;). I check with the local home builders association...you can to...you don’t need to be a member for this. Also, talk to supply houses...plumbing supply for plumbers, building supply for framers, trim carpenters, roofers, siders,...the reason to check with these suppliers is because they work with these companies on a regular basis and have an inside view on who’s good. One more tip...don’t always go with the lowest price...there are lots of things to review besides the price. Thanks for watching

    Reality is, if you have skills or are willing to learn - you’ll prob do a better job than most “pros”. More often than not, it’s cheap day laborers doing the work unless you get a real high quality trade crew

      Nicholas, I’m not sure what video you are referring to. There is no official “Armchair Builder” course. Armchair Builder is a website with all sorts of free content for people that want to build their own home. We do have an official online course for owner builders at ownerbuilderclass.com

      The people that watch this video have not yet taken the course..:so the comments won’t be reviews of the actual course. In other words, people that have taken the course aren’t going back to RUclips to watch this video that only gives a description of the content in the course. Does that make sense?

      The small builders have similar pricing as you and me. The big, national builders get rebates based on how much they buy in a year from a given manufacturer and can be significant at the end of the year. But, these guys don’t pass that savings on to customers. The customer pays whatever the local market will support. So today Toll Brothers, a big national builder said they expect gross profit margins of 24.1 percent in 2021 which is a markup over cost of 31.6%.

    Hello Sir,
    My wife and I will be in process of building our own home very soon, the problem is our house is paid for no mortgage, don’t have any substantial amount tin hand to build so question am asking is should we try to borrow full amount of loan to build house or sell first, the problem with selling is where we’re going to stay, it defeat the purpose to rent a apartment doing the process of building

      Hi Eddie. One great way to pay for construction of your new home is with a HELOC, or home equity line of credit. You basically get a loan from your bank or credit union based on the equity in your existing home. Once you are finished building your new home you get a mortgage on it and repay the HELOC off. Then you sell your old house and move into the new one. This is a very affordable way to get a construction loan when building as an owner builder. ownerbuilderclass.com

      @@eddiebrown8471 how did that work out for you? I was thinking of doing the same thing although more of a shop type thing so my cost might not be too much as a conventional home. Only problem is I’m in Los Angeles area. Might have to do it further away or in another state entirely.

    99% all financial institutions require a general contractor. That's what we are having a hard time with now "building our own home"

    Lol it takes 15+years of education to work on someone’s back and a summer at some tech school to learn how to frame a basic structure
