generally agree with everything you said! With the bathroom faucets though, my builder is offering the centerset faucets as the base option. You have to upgrade to the single hole, then upgrade more to get the wide spread. So even when you can switch out to your liking later, you'd at least have to chose the upgrade to have those 3 wide spread holes :/
this is a really good bit of advice, my wife and I are in the process of building our first home. We have been lucky to have the advice of my parents who have built their last three homes, and have spoken plenty with us, but to hear a real estate professional echo their opinions just gives much more confidence in the process. my biggest take-away is with the appliance hunting, especially since we have more time to look into what we want. thank you!

Why didn't you say anything about opting out of using the builder's flooring, and selecting outside flooring and having that installed by outside contractors. We did that, saved a ton of money, and had gorgeous materials.

Biggest waste for me was the in wall vacuum and whole house intercom and stereo system. Vacuum constantly blew a fuse so it was useless and the the stereo system came without instructions so it was never used. Total cost was $12000 totally useless.

You've got some excellent videos- thank you. Question for you regarding buying the light fixtures and/or faucets later @ Lowes; I'd have to have a professional do the removal and installation for those, and that's a lot of money. Would that really end up saving us money in the end in that case?

Great questions. Its a personal choice for most part here is what I would do. Defiantly Ethernet( especially if you work on net ) , ceiling pre wire and 42 inch cabinet's. Not too keen on updated insulation as most appliances are energy efficient these days and are more green. Hope this helps. Some good information. It’s just the hassle of doing these things after moving in. Sometimes you never do them or financially situations change. That’s why I like custom or semi custom builders. Can you show videos on that. Production builders suck.

Hi! What do you suggest for Single story 2200sq ft home: 1. Upgrading to two tone paint for the entire house at $2900 with the builder or get it done separately after closing? 2. Built in kitchen ($16k) + highest level mandatory package when choosing built in kitchen ($30k): total at $46000 .. is this worth it? Please note planning to choose the 2nd highest level package at $22k if not choosing built in kitchen. Builder giving $20k incentives too.

All very good advice. I am under contract, closing in a few weeks for a model home so I missed out on this experience/process. The only thing I plan to change is the paint. I would have chosen different tile in the upstairs bathrooms/utility room but it’s still nice :)

Thank you. Its a personal choice, however I would spent the money to get a larger porch. This changes the front look and with Florida whether you can always enjoy sitting on one f the rocking chairs in front the home too. Hope this helps. Thanks for sharing theses good tips. I did choose an outside elevation which costs us $16,000 because it’s brick and shingles. We have an appointment at the design center in a couple of weeks.

I'm sorry, but fake stone on the front elevation is just stupid and tacky. Either do it right with real stone on all the exterior walls or don't do it at all.

All very good advice. I am under contract, closing in a few weeks for a model home so I missed out on this experience/process. The only thing I plan to change is the paint. I would have chosen different tile in the upstairs bathrooms/utility room but it’s still nice :)
