As said by someone else. The look of the old fittings and machinery of the old shop is actually quite beautiful. I think you should use those things to “decorate” the new shop as a nod to your beginnings. Other than that, GO FULL SEND BROTHERS!!!

IF it were me, and if the budget allows, I'd keep the current shop space for your personal shop/back shop/long term storage space, and move the business side of the shop to the new space. That way you can still keep some of the rarely used tools in the old shop, as well as having a good space to work on personal projects.

Your new space has so much potential. You build any future stairs sideways, given the cavernous interior. And no more bother with parking outside. And if you trip over any cables you’ll have so much further to fall.

    Few things about this,
Its awesome a place like this gets used and not bulldozed and forgotten like many places across America.
The Industrial Park around me was switched from an older DDO, but far to expensive for ordinary people. We're talking 267,540 square foot wood framed, steel-sided warehouse facility is divisible into bays of approximately 44,590 square feet each. Ceiling height is 14’ minimum at the eaves rising to 24’ maximum at center.
Smallest is that 44,590 sq ft which can run close to $3-5k per month, even seen other building with 25,000sq feet but still would run $2-4k per month
I was looking for a place for indoor RC track, carpet etc.. So many places have been shutdown but you don't make much money from a hobby like RC racing so it would have to be cheap.
This is something maybe that place could do if someone in the area would be up to it. idk

It might be nice to hang pictures of the old shop in your new space, like a timeline where Lift Arc Studios started. And maybe also hang a few decorative items.
If I had the money and opportunity, I could spend my whole life at such a place, turning it into a cool business center, maybe even finding use for all the underground structures.

Very Neat New Space ! Like the big bay doors, guessing that will shape layout for stationary machines around perimeter and hopefully mobile wheeled tables in central areas to be located as needed ? The description by bldg engineer made me think since you need office space, and bathrooms, maybe borrow or buy an RV mobile home or a tiny home even if you want a more comfortable situation ?
That could wheel in from one of the bays after most move in work is completed and be mobile still if relocation is deemed necessary for a BIG project... I'm presuming one of the bay doors aisle space should be kept open for best access by 18 wheeler and deep enough aisle for parking overnight ? Another option could be a few sea containers located to allow some wide aisles in between, with a mezzanine built above for open office spaces, the containment being for overhead lighting, fume ventilation and noise reduction...
A mobile gantry crane or two may be in your future projects list, something like my friend Doug built here : ruclips.net/video/kK1puLj4bFc/видео.html
The sea containers might also become a sideline as work... you could modify and sell them for remote industrial site work, or homes perhaps ? You mentioned a residence option in the RIC as well as work ? Also, what happens if a brewer moves into complex ? Is that your kryptonite ?

First and foremost congratulations on the new HQ for LAS. The new home looks incredible for what you have to do. There are so many possibilities for all that space. Warehousing some of your less used equipment, general storage for the essentials. There are so many different areas to be considered, you have a headache for the conceivable future, but that is a good position to be in. The the major thing to get done is the refurb of the areas you have definite plans for, then sorting out what you have to have and what you don't need, that is going to be a problem in itself. All in all, you have a lot to do, and I Wish you all the best with the whole thing. It is about time you had more than your fair share of some good luck and good fortune! If I wasn't on the other side of the pond, I'd like to come and help, but I'm too decrepit to travel all that way (well not too old 69), just have health problems that mean I have to stay where I am. Anyway best wishes from UK.

If you own that space your in,
You could always set it up as an art studio doing machine and weld work, then set up the other shop for larger projects.
The old place has such a history it would be a shame to let it go.
The old machines were great the look operation and so on.
A slice of history, i hope you kept some.
You could run a few art type jobs
Make small items you can sell at a crafts show like woodworkers do,
This gets your name out and you can talk about the next shop to promote the business.
Make something like a widget spinner. Nuts and bolts try or even metal wheels that look industrial.
Maybe even out door light fixtures

@@LiftArcStudios I believe the building you are in was part of the old Moores lumber distribution center. We did a lot of paving and some rr track work around your building. I remember the roof top rooms on several buildings, the one I went in was used for ventilation for some of the old machines, It was in essence a big water pad fan. I don’t know about yours.
One story I like to tell is about the four story building that fronts on 9th street had huge open spaces with hardwood floors inset. We took the roll cage off my bobcat and put it in the freight elevator and used it to rip out all the old hardwood this was before solid tires we kept four tire rotating out when we got a flat. Sorry I don’t think I have any pictures (before digital cameras or cell phone cameras). I’ll pass some “flood” stories along as I have time. Does the railway historical group still use the space over there for storage and restoration? The big cement ponds (as we called them I used to stockpile mulch in. The water for the park used to be supplied by a big spring across the river via a 16inch water line. We made more than one repair on that as well.

Pool Table.. metal.. for the employees (after work recreation).. and 2 roof windows.. while the roof is colored white.. do go up stairs and check the roof for any bends or mushy parts.. or where water don't drain.
Personal note: White socks... Tall men... Black socks and loafers don't work.

Nice! Congratulations on the new shop space! Are you keeping the old shop or selling it? I really love the old machine shop, but I fully understand the need for space as my own shop is severely cramped with welding equipment, machinist equipment, toolboxes, supplies, etc. with very little actual workspace for projects. I can get like one bigger project, or two smaller ones going at the same time and that is it. Fortunately, I have plenty of land for expansion for when funds permit a much bigger shop. Moving all that stuff is quite a job, but you are lucky to have some people to work with and help. I am a one-man operation, so I have to move everything myself. I am excited to see how all of this goes and what you guys do with the building and the outside space. That is a really cool old industrial area so it would be nice to carry that kind of vibe into the new building. Good luck guys!👍

Just wow! I was worried at first when I saw you sitting there in the thumbnail. I was afraid you had bad news, but I’m thrilled to see it’s good news. My partners and I had to move our business from New York City to New Jersey. That was a frightening move. We were a manufacturer, and moving all of that equipment and stock was quite a hassle. But we were able to do it. I’m sure you will too. Here’s to bigger and better things. We have confidence that the risk will be well worth it.

Paint / seal the floor before doing anything. As a machine shop you will not regret it for a minute. Keeping the place clean will become a non-issue to keep it to the standards you want to maintain.

1 suggestion (that you may have already looked into). GET FLOOD INSURANCE! It's not unheard of for the Roanoke River to flood, and it put half of Roanoke under water in 1985. Better safe than sorry! Looks like it will be an ideal place for your new shop otherwise.😉

    • @LiftArcStudios
      @LiftArcStudios  Месяц назад +1

We've been doing a lot of future proofing the space for sure, outlets are all off the ground, drains declogged, and all that good stuff. Thankfully, the complex owners are putting a lot of time and attention into water mitigation and in the infrastructure right now so fingers crossed it will never be a problem!
