This studio apt is just perfect. The only thing I have a problem with is the fact that the apt is not a legal property on paper. It is well situated for a person that has limitations for climbing stairs. It has all that is needed for a comfortable living. 👍❤️
So cute. They have made a lot of charming space from a garage. I would leave the room divider as is because it provides storage since the kitchen is on the smaller size.

That is perfect - except I'd want the owner to make the change to residential first. One level-living is a big tick and its really cute. Personally I'd paint the division furniture to white with whatever paint it needed. Cute town too.
I would not box in the ventilation just in case repairs are needed. I would paint it white to match the room. I would have custom furniture build to replace what is being used as a room divider and closets. For the bathroom and shower room I would rebuild the front wall and install pocket doors. I would remove the bidet and install a bidet toilet making more room in the bathroom for a larger washing machine.
It's a charming property. I would remove that big divider completely. To keep the bedroom private, I would add beautiful curtains that could be tied back in the day to allow the whole room to feel bigger & brighter.
Can you get sale subject to dwelling permits, like you can get homes subject to building and pest inspections in australia? I know of another Chanel in Italy that has been rejected to convert the garage despite it having a full bathroom, cooking area and laundry in the same space, the abandoned house on the property only had a kitchen and toilet and even had to get permits to change that space to make a full bathroom and kitchen, it has taken 12 months of negotiations with thousands of dollars spent in permits & geometra fee’s for it to be refused.
I would rearrange the cabinetry dividing the space, perhaps putting it against the wall, then putting in a plaster and stone half-wall. It would open up the space, I think.
This property doesn't spark joy in me even though it is on the ground floor. I would not be happy living in it as it doesn't have windows everywhere, but it is a great lock up and go place. Not mad about the wood partition thing. The owner must change the paperwork themselves and go through the hassle and costs. Italy is renowned for red tape. If it is so easy, why hasn't the owner done it to save the potential buyer the problems? If I want to buy a property I don't want any curved balls in a foreign country which would increase costs. It genetally looks neat. The slanted kitchen has damp issues. The area looks nice though.
WOW and 3 blocks from main square! Perfect for one person, even year round! At the base of the rooms is that some type of water damage coming through or just dampness from it being a garage?...

Only thing is my wife is more looking towards retirement in France, but I would prefer Italy (we live in Belgium).
