I used to work as a decorator for new build firms like this and I used to get told off for taking too long or being too fussy, unbelievable! I moved into private residential work and then eventually into conservation and restoration of Georgian houses, where I can be an absolute perfectionist, and I love it!!
Good on you for not being a winkle spanner
Good man, too many clowns out there these days.
This is the most useful video in the UK right now.
This should be an official rating system system like the Food Hygiene rating restaurants have to display by the door, or at least an award they can display like the "Which? Reliable Developer of the Year" style sticker!
That's a thing in China: They're required to display such a rating and a few infractions quickly send your place to shit-tier. Displaying them is inspected, but even if they don't: People know of the rating system. Any place that's not displaying it is assumed to be shit-tier.
Had a cheap lunch at a place where I could see in the open kitchen. Couldn't see anything going wrong, storage seemed proper, could see labels with dates on the store, yet the business scored 3rd category, missing best and second best.
Kind of shocking to then go home and get served rotten meat 3x a year by businesses that are all allowed to remain open by our food inspectors....
In 2018 I had to be hospitalised because Glasgow's Kelvingrove Hall served me a completely rotten burger. Eating even half of it was enough to send me to hospital for 2 days. They were never shut down and apparently the government is okay with 36 pounds compensation, which I declined because it's an insult.
NHBC give out awards every year if you do some research..
Food hygene just means you are unlikely to get food poisoning, not that the dish tastes nice. 2 developers where you are likely to get minimal snags. Building could look terrible, with bad layout, but the electrics and plumbing work, its not going to fall down.
This was great. Please do another in 6 months time 👍
Thank you!!
@@newhomequalitycontrol do a video about which of these developers and which developments charge buyers (freeholders) service charges to maintain grounds.
I bought a house from Bloor almost 6 months ago and, yeah, I’ve had no issues with it. It’s a very nice house. I only had about a dozen issues during the first inspection and they were minor things, nothing like some of the shocking things you see in the videos. When those issues were reported, they were fixed very quickly; after submitting the initial snagging report they contacted me the very next day to resolve the problems. Glad to see them at the top. 👍
Cala are by far the most thorough in my experience. The site manager on the big one I work on is notorious for pulling up the most minor shit imaginable; but it's the best way to learn your trade.. Once you've scrambled up a truss and tip-toed off a brace in a fully insulated loft, in the height of summer, as a ginger; just to chap in a single twist nail some other sausage has missed, it makes you quadrouple check all of your clips and hangers going forward. A developer is only as good as the men they hire to oversee the site. If its some lazy spud with his eyes painted on, all the price work boys are just going to rip the absolute Michael.
Fantastic work!! Long overdue. It should be the law that every new build property has to undergo an inspection like this with any defects being remedied to the inspectors satisfaction before the developer is allowed to complete the sale. Also, the Inspectors should be contracted to the buyer and not the developer as is currently the case with building control.
Just bought a Hopkins Homes house. Looks fairly decent to me, and site have been straight on to any jobs needed doing,. Good value too.
I deliver to an Avant estate and when they first started phase one they were really good with the snagging. I know one customer had their move in date pushed back a week because the front door got scratched and they needed to replace it. Then Covid happened and things started to go down hill, Phase two is having lots of customers with snagging problems and they don't come back to sort them now. One customer has put a sticker above the door with 'Faulty Towers' on it!
The towns Gleason site was shut down by the council as soon as it started as they didn't address flood risk or the councils demand to not use gravel drives. Gleason stormed off for over a year thinking the council would back down but they didn't! They had to put a revised drainage plan in place and use tarmac drives to get the site built.
I was waiting for Bellway, thought you'd saved them till the end to introduce a new absolute dog 💩 category 😂
Had a stroll round one of their sites last week, you couldn't give me one of their houses.
Bellend homes are right at the bottom. You could not even be given one for free.
I'm buying a Linden home and definitely getting you guys to snag it. Not sure how I feel about 50:50 hoped it'd be higher than that they're not cheap. You should make a list of most common snags per developer.
Vistry group, so Absolutely Shocking...
@@dj_paultuk7052 lol I don't think it's going to be this dramatic. Hopefully 50:50 means no walls that need to be knocked down 🤣 maybe a bit of apocalypse finish on the masonry 🤣 from the winkle spanners.
Have you known any of the severe finds you come across that needs to be rectified.. I.e house wall significantly out of plumb does anyone actually carry the works out? If so does these works get carried out in timely fashion? And do they all get sorted out eventually?
Do you ever consider doing a 10 years later inspection to see how they age? Might be worth a pop. Da iawn.
This is a valuable video. Please do annually.
Great video breakdown 💯 its crazy how much they have to spend to do the job 2 and 3 times... Crazy
Bloor Homes at Kingswood Heath in Colchester (2018-1019) - our new Home had over 250 items on our snagging list (something which we had to complete and chase) - taking about two years to get everything put right. So many of our Neighbours has similar or the same issues. Escalated to Bloor's Regional Manager, who shockingly responded to say that NONE on our list were out of the ordinary (leaking pipework, appliance spaces not big enough, damaged doors and windows, the list goes on and on!)
We found out during our complaint process that Bloor had decided to get rid of their Finishing / Snagging Manager to save £££
Keep up the good work by the way - loving your frank yet fair reviews!
Did we do the report? I'm assuming not Hard to belive 250 issues on a report for them, and not surprised if not getting issues resolved. Theres alot of companies providing worthless reoports and not getting issues rectified. We pride ourselfs on a strong and condensed report that get taken seriously
@@newhomequalitycontrol thanks for the reply. No, we had to do the Inspection / Report ourselves (Bloor Policy is to complete a form within 10 days of moving in) - so effectively we did the snagging and had to point everything out to them (and they tried to play down / fob us off untill they realised we weren't going to go away / give up!
My wife and I were looking to buy a new house. The Persimmon show home was a "no" when we found we couldn't open the pantry door because there was a large lump under the kitchen floor tiles. Absolutely shocking.
And think. If that was the show home how bad do you think the actual homes will be?
Would love to see you and Rodger from Skill Builder do a video together.
We bought a Bloor house last year and our experience was the exact opposite of what you have suggested. Just unlucky, I guess!
Just goes to show how you never know! Always get an inspection!
Oooof, you jinxed David Wilson!😂 (Cambridge/ Darwin Green)
Have you been to the DWH site in Hullbridge, Essex? I think you would have a very different opinion of them!
Like I said this is based on covering Scotland England and Wales, you can't just take one bad site into account. And that's why you should always have an inspection
appreciate all your effort! thanks man
My pleasure!
Excellent idea and great video. Very useful for consumers. 👍
Thanks for your feedback it's very much appreciated!
I'm one of the ones who were crying out for you to do this well done.
Great to see this list OM, let's see which of these firms buck their ideas up.
6:40 ohhhh that's why my new build was alright 😄
I live in a bloor homes property and;
Wonky front door
Leaky front door
Wonky Newel post (27mm out)
Banana hand rail (right wonky donkey)
Broken garden patio tile
lower wall wonky
Grass laid on rubble (all died)
Leaky back door
Busted up skirting
Bubbled loose bathroom flooring
Unmastic sink and toilet
Cracks in the ceiling of bedroom and kitchen
Unfitted kitchen base boards
Unsealed back door sill
Missing roof ties
Terrible painting (rougher than Katie price)
Nails through fences
Garden not level (basically steeper then Mount Everest)
Missing window vents
Outside tap missing spigot screws
Air bricks covered by gravel
Media outlets partially functioning
Kitchen sink leak
Non plastered walls
Front door lock broken
Bathroom sink chipped
Wobbly kitchen radiator
Wobbly garden patio tiles
Definitely seen better properties in my time in construction
Sounds like there was an earthquake 😂
@@whirled_peas 😂😅🤣👍🏻
Thank you, this is really useful
Spot on with Keepmoat, 😅
I love you vídeo.
But I have to desagree with you with David Wilson and barrots homes. I live in wixam and my friend's and the house are full off problems... detailing is disgusting...
The bricks you don't have any consistency... that look the moon.
My snag find hover 600 defects and some very bad stops.....
I will never buy anything from barrots and David Wilson again.
Keep the good work...
I was absolutely shocked to see Bloor in the two. Given my experience with them and where they rank. I will definitely be sticking to my promise of never bought a new build from anyone ever again.
Nice to see bloor homes and Taylor wimpey near the top as we supply them with cast stone not happy about persimmon tho we supply them aswell
Have you done any Robertson Homes before and how would you rate them? They are top dollar prices so im very curious as to where the sit here.
2 bedroom flat in Bristol, building completed May/June 2018 and the estate was built by David Wilson, though our flats are owned by Bromford (previously Merlin)
Surprised to see DW in God Tier, the estate is very inconsistent and they are still not finished over 5 years later- there always seems to be major roadworks, there is a football field that was supposed to be completed back in September but we can’t even find it, and there are more works in an adjacent field that we have no idea what it’s for and next to nothing has happened over 6 months
Also they have some very weird design choices, especially in the building designs- none them match, whether it’s the fabric, colour or window placements, or inclusion of a porch or garage. Proper higgledy piggledy 😵💫
We have an issue with damp and mould as identified by Bromford- they have concerns about the cavity wall not being correctly insulated
I've been looking for a house move over the past couple of years. Your the basic reason why I had no interest or intention to look new builds, there's a few sites in the area. Settled for a 35 year old property, basically it's an honest property. Keep up the video's 👍
Our small development of David Wilson would have them dropped down to 50:50 at best! Love you videos.
the inconsistencies arise when you have site agents who sign things off without even eyeballing it first, ridiculous state of affairs
What I don't get is, for the ones who are consistently terrible, does it not cost them a kings ransom to fix all this stuff? How do they manage to hobble on like that? Wouldn't it be more cost effective for them to just hire competent workers and site managers in the first place?
Would love to see PennyFarthing homes on the list, they are a huge developer on the south coast of England. Just curious have you had any dealings with them or know of them?
Bang on with Keepmoat Orlando 👍 however im in a Strata property at present and they are a whole new level. Shame you couldn't include them in this video as i would suspect they would be at the very bottom. Absolutely terrible house builder.
Had a bellway, absolutely shocking! Sold up after 2 years due to relentless serious faults.
Worked on new house build for many years , everyone is self employed normally working through a sub contractor. The quality of the work depends on the price and how long it takes to do the job . If all house builders had men direct and paid them a good day rate they would all be in the top bracket . Pay
Peanuts get monkeys get rid of the middle men taking a pointless cut . Sites would be far more safe if men worked on day rate .
We have a first phase Charles Church and it's great, very well built. Only buy first phase as second and third on this development aren't as good.
Wish I watched this prior to reserving a Keepmoat house.. I'll get the snag booked in early 😅
Brilliant video!
Can you please provide feedback on Dawn Homes? Thank you.
No idea how feasible this would be, but it seems to me that the longer the report is, the worse that particular build is.
As such, it could be interesting to plot these on a chart along the line of average pages per report.
Obviously you'd need to account for the number of reports. If you only do one house from a builder, it won't be representative of that builder, whereas 100 reports would be.
What about Amethyst developer?
That traffic light system is back arsed...green is good, red means shit 😉
Have you ever inspected “Castle Green” developer?? We’ve just reserved own in Wrexham north wales & would love you to look Into them with us!?
These issues go to the heart of the problems with property development in the UK. Awful, characterless estates, thrown up as fast as possible, as cheaply as possible.
Site managers doing their jobs properly would be a good start, but I was involved in a warehouse conversion to flats conversion project about twenty years ago, that saw three site managers as they caved under the pressure!
Planning permission needs to be tightened up, not loosened into a free for all scramble to hit ridiculous targets.
Developers need to be made to pay for infrastructure investment and be held to account for shoddy design and construction standards. The use and abuse of subcontractors is also shocking in the industry.
Hi, what about dandara developer? Are they good, please let me know?
What can you say about Fairview new homes LTd.??
The colours on your scale are inverted, Red is always considered terrible/emergency. Orange is suitable for avoid/warning. Yellow is your middle colour for mediocre. Light green should be used for good, darker green for Excellent
Lovell really need to majorly improve on their repair and customer service when things have gone wrong. They've done little for me in 5 years, leaving the most major faults, and I am now talking with the NHBC.
Their quality maybe in the 50/50 tier but their customer service should put them in the Not for Me category.
Pishsimmon everywhere is below standard. Avant, same. Seen so many Avants in different areas with all the same approach, zero care for protection of the property during the build. Water leaks, so many Avants have water leaks. From heating systems to water supply within the house. So bad leaks.
I wouldn’t actually agree that it doesn’t matter on the builder. It does, the general standard of each builder across large areas does tend to roughly be around the same standard.
Have you done any Tilia Homes properties? Considering one of theirs. Briefly viewed a Mapleford and it looked ok but I did notice some seals not finished around tiles and the utility room.
They'd be low 50-50 in my rankings
Has anyone had any experience with Piper Homes at all? Potentially looking at buying one of their new builds local to me but haven’t really seen any information or reviews on them at all?
Oh great. We’re moving into our new Gleeson in December 😢
Get a snagging inspector round
What do you think of Beal homes
Oh gosh!! I get my keys in a couple of weeks, IM NERVOUS!!! Although i did the due diligence you suggested with the site and checking out the site manager etc
Johnny Bloor for the win! I used to work for him. He's a great bloke.
Mostly shite living boxes, these arnt homes, rarely do I come across a new home in my job as a plumber and say yes this is a lovely place and I could move in here. 😢
Nice one fella...naming names is long overdue. I go to a lot of sites, and site manager/agents etc all have an anecdote about inspections and how they have been set up etc and the inspections are from other properties...personally I think your company are straight and have no reason to make anything up.
Quick question, how do you manage to get on some of these sites?
Try watching it .
@@alangordon3283 i did....thats how I knew about naming an shaming
Melt , Ridiculous ,spanner , your a legend
Gleedson isn't a surprise, we have a family friend that got a new build from them, and in the space of a year the pipes have burst and flooded the home THREE TIMES!!! And they won't accept responsibility.
Hi I have just recently reserved a David Wilson home, what type of survey do you recommend I get? Is it a snagging survey? Thanks
Ive owned Taylor Wimpey and countryside houses from new and Taylor Wimpey was absolutely shocking! Had to have all the kitchen worktops, the kitchen sink, and the hob replaced due to severe scratching, and the boiler wasnt even working on the day I moved in! The metal framed windows were so draughty that the curtains moved when they were closed and the wind was blowing against them. The absolutely shocking thing was that they left a gap between the top of the dividing wall and the roof between mine and next doors loft! Total fire risk!! Trying to get them to do any remedial work was next to impossible once they had left the site. Countryside on the other hand were fantastic but there is absolutely no way I would buy a Taylor Wimpey property again.
Have you inspected any strongvox homes yet?
Could you do a price to service tier list too?
You are a viral legend , are you worried about them going legal on you z?
Where would you rank Stonebond Homes??
Every single one of those developers is in my 'not for me' section.
All those developers yet all their products look the same. Can you imagine how nicer our neighbourhoods would be if developers actually put effort into the urban design, and you know...tried to innovate?
what about chartford?
Having recently purchased a home from Barratt I’m now very nervous 😂
God Tier RUclipsr
I was looking into a Keepmpat house yesterday :(
Any experience with Berkeley at all?
I bought from a developer called hive homes have you heard of them
Where does Wainhomes stand in this tier?
Doing a great job.
Name and shame all these con artist builders.
Having met most of the house builder CEOs, I can safely say that all they care about is cutting costs, quality does not come into it.
taylor wimpey by my area south west is shocking
Should you make a video time to time, where everything is excellent! or mix it whit bad ones, you know ying and yang, good and evul, me and beatiful etc.
Please can you put Baker Estates in Not For Me !
Little nod to Matthew Scott at the end there
NGL - I wouldn't pick anyone below God Tier.
Would love to know what you think of Harron Homes
I know what I think
Is that an SG? Epiphone / Gibson or some other?
Bet you tried to play thunderstruck intro on it at least once
Gibson played guitar for 23 years so yes! I play most of Metallicas songs tbh
Have you ever looked at dandara?
What about Robertson Homes? Not on your list
Lovell is 50-50? Thats the chance of your roof falling down after some rain fall if you buy from them.
Have you ever been to a "Millgate Homes" home ?, they are THE best in the UK. But then again they can be up to £5M each. The fit and finish is absolutely outstanding.
Please why isn't the bad stuff marked with red and green for the good ? It drives me crazy
Such a shame there are some lovely Persimmon homes built near me at reasonable prices I was really interested but if many issues are likely to be found after buying I'll stay away
All , not plumb or nor square ⬜.
cheap building products..
tiny rooms - RIDICULOUS
How much do u charge , do they fear u ?
Anwyl?
Im here mostly for the accent
