I think it is pure madness, and the developers seem to think that there's no lack of demand for very expensive high-end flats or penthouses. A penthouse at 250 million is way too expensive when you don't own any land with it, in Europe, you could buy palaces old mansions with loads of land for only a few million if you have that amount of money.

I live in Dubai and work in one of the top 3 Real Estate brands there. When Binghatti announced the Burj Binghatti tower, I was there in the audience. We all expected the tower to be 60-70 floors tall but 104 floors astonished us. Not because it can't be built but because it's Binghatti of all companies that announced it. Not Emaar, not Damac, not Sobha, not even Heart of Europe or Aldar, but Binghatti. Yes their properties are good but 104, that too in a collab with Jacob and Co is way too far. I highly doubt they'll be able to complete it or even secure an investment for the same since they are much smaller than all the names I previously mentioned. But again, deep inside my heart I want them to finish it but in all practicality, there are more chances of this failing than completion.
Don't you think, that UAE should invest more in technology and useful production instead of building another skycrapper? That tower sounds for me like the same hundreds of bad ideas.

They've also invested heavily in numerous foreign economies, and have a pretty health investment spread that way.

In JLT - Jumeirah Lakes Towers - prices for penthouses start from $2-3M, while the expensive ones are more than $8-10 million. Next to it Dubai Marina with prices up to $37 million for an exclusive unit. And so on. So for this tower Burj Binghatti to sell this super-expensive apts and penthouses... it would depend on marketing, hype and finishing of tne tower. Risky, but who knows

Many of these "skyscrapers" are still empty in Dubai and criminals, such as; Russian mob, Ukrainian mob, Turkish mob, Chinese or even Indian mob's, they purchase couple of these condo's and leave it empty. Dubai is the capital city for money laundering and I bet even this tower will be a failure. Problem of UAE is, they have great visions, nice designs, but everything from inside (society) is ugly and nothing but a big lie. I even bet, if you speak to a real estate agent, they will fool you that everything has been sold out in Hyper Tower ... Dubai is nice to visit, but horrible place to live
Some of what you mentioned has/does happen. But the RE market in DXB is booming now while much of the world’s is doing badly. Most of the people who could afford these apts (if it gets built) would probably only spend a few months a yr there - they hop the globe from 1 property to the next. You obviously have never visited - or just did a few days of tourist activities, bought a t-shirt, flew home. The UAE is way out in front of the rest of MENA in diversifying their economy away from just oil/gas.

i had a project in burj khalifa back in 2016 a 3 bedroom apt located at 62nd floor. I cant imagine living in that building. first the lobby looks more office building with intimidating staff than a residence and the apt itself have an empty view of guess what, desert. I better live in souk al bahar a residential community adjascent to burj. its more cozy and quite.I mean dubai couldve invest more on drainage system.The interior design too, Dubai is Hot already, why they do have a fireplace enlighten me.

The main question is, will it be finished? With that stays and falls the possibility to sell the apartments. Simple as that. And “marketing” and “branding” won’t help if they fail to complete the building. If it is a good idea? From the business perspective, it needs to generate the according revenue to justify the resources to build it. Cause good ideas are not enough to satisfy the target group for that kind of product, maybe some of them, but the majority of them is not where they are because they are dumb.

For Dubai the price tag for a $2 million apartment is nothing. But the $200M is another level.
In JLT - Jumeirah Lakes Towers - prices for penthouses start from $2-3M, while the expensive ones are more than $8-10 million. Next to it Dubai Marina with prices up to $37 million for an exclusive unit.
And so on.
So for this tower Burj Binghatti to sell this super-expensive apts and penthouses... it would depend on marketing, hype and finishing of tne tower. Risky, but who knows

Amazing video, thanks for creating it! I have lived in Dubai for several of years and I have to be honest with you. Many of these "skyscrapers" are still empty in Dubai and criminals, such as; Russian mob, Ukrainian mob, Turkish mob, Chinese or even Indian mob's, they purchase couple of these condo's and leave it empty. Dubai is the capital city for money laundering and I bet even this tower will be a failure. Problem of UAE is, they have great visions, nice designs, but everything from inside (society) is ugly and nothing but a big lie. I even bet, if you speak to a real estate agent, they will fool you that everything has been sold out in Hyper Tower ... Dubai is nice to visit, but horrible place to live

Some of what you mentioned has/does happen. But the RE market in DXB is booming now while much of the world’s is doing badly. Most of the people who could afford these apts (if it gets built) would probably only spend a few months a yr there - they hop the globe from 1 property to the next.
You obviously have never visited - or just did a few days of tourist activities, bought a t-shirt, flew home. The UAE is way out in front of the rest of MENA in diversifying their economy away from just oil/gas.
We can’t deny the fact that Dubai has succeeded in every single project (except world islands) so there is actually a high chance of this project being successful

i had a project in burj khalifa back in 2016 a 3 bedroom apt located at 62nd floor. I cant imagine living in that building. first the lobby looks more office building with intimidating staff than a residence and the apt itself have an empty view of guess what, desert. I better live in souk al bahar a residential community adjascent to burj. its more cozy and quite.I mean dubai couldve invest more on drainage system.The interior design too, Dubai is Hot already, why they do have a fireplace enlighten me.

And “marketing” and “branding” won’t help if they fail to complete the building.
If it is a good idea? From the business perspective, it needs to generate the according revenue to justify the resources to build it. Cause good ideas are not enough to satisfy the target group for that kind of product, maybe some of them, but the majority of them is not where they are because they are dumb.

There are 3 main places in the world that I really wanna visit number 1 I wanna go see the world trade center in New York city number 2 I wanna go see the Burj Khalifa in Dubai and number 3 I want to go see the Petronas twin towers in Malaysia
A lot of those tall apts will be collecting dust for years to come, there’s not enough billionaires to live in this buildings and even if there was I doubt someone wants to live in a skyscraper when they can get a couple acres and a mansion with no one around in states like Montana or Dakotas.

At some point we will need to just build a archeology. Caus if a city is to large in spread then it faint survive. If it’s to tall then no one will live in the upper floors. (Can fix this with sky bridges interconnecting the city’s skyscrapers.) so eventually you end up with a proper archeology or a bootlegged version.
