When I see an interesting property, I immediately knock on the neighbor's doors and ask about it. Most neighbors are highly motivated to help anyone take it over and get it cleaned up. They are usually a wealth of information and can often give you enough info to decide if you want the property or not, or give you clues about how best to negotiate with the owner.
Are you looking for a spreadsheet listing properties and whether or not they are on these lists: code violations, tax delinquent, 24 Hour arrest record, pre foreclosure, auction list, city liens, owner obituaries, etc .... this information would be listed all in one place. which means you would know if properties were actually worth pursuing depending on how many lists they are on. this is a system i am working on in my home town but i don't see a reason that it can't be utilized in any major city that has online access to public records this will save a ton of time for people going through these lists. for instance, the code violations list in my hometown has 15,000 properties and anything from commercial, land, vacant lots, single family. it would take days do manually through and figure out if any of these properties have delinquent taxes for example. i can now do that list and tell you which properties have delinquent taxes and how much in 45 minutes and that's just the tip of the iceberg

LetMeTellYouWhatHappen I’m going to GUESS that if the seller carries the existing contract on their own, all you’re doing is giving them $1 (or whatever cash they will take down for it) and you make the payments. You should be able to run it through an agency that receives and distributes the payments. Again, TOTAL guess.
I search the web for hope and answers. How do you come up with an offer to the current owner for a dump property? What do you say when you approach the owner? I have a property I'm interested in, the house has been destroyed since 2015. Roof caved in, windows and doors boarded up, fire damage and asbestos. The property was sold last year, but it's still just sitting there.
You would do research on the property and see what land value is minus dump/demolition fees. So if land value is 25k and to trash and demo is 15 k make him an offer of 5 to 10k. I would say 5k

If i take charge of the property through my iheritanceI also inherit "her" a.k.a the squater sister and her liability...so if i own it outright i can rent it and only give the money to my mother and I.

They might have deemed the property condemed or unihabitable. It's ok. It still has value. Land value
