Might be worth mentioning if anyone is considering older apartments, most have the cladding that has failed fire test and needs replacing...becareful of section 20 where they will pass the bill to the leaseholder. That is why Sheffield city centre has alot of apartments (leaseholds) for sale...cash buyers only.. 🤓

我層99x年 leasehold 舊年秋天入伙,本來reserve 果陣話£400一年ground rent, 後來政府改革法案出爐後send 封信嚟話自己取消, £0。所以有機會市場有呢啲de facto freehold apartment。

有一點關於香港發展商手上的地,其實都係leasehold, 並非freehold.
英國近年推出新屋苑形式freehold 嘅屋,好多發展商都🈶️收管理費,由幾十£至幾百£一年都🈶️。

鬆太講得啱,發展商無得收ground rent,又要做long lease,一定在其他地方收番錢。最直接就係賣貴d,將本來的future cash flow discounted to present value price in在樓價上。

大哥。你冇提。。。如果在倫敦中心,要有leasehold 的apartments (五十年,百多年等多得是)差不多都是有名的傳統名宇,而且是一百萬鎊以上,所以.,要付或面對多問題,仍有很多人買。
有人喜歡名厦名區名校網,多付二三四百鎊並不是第一考慮呀!
倫敦可以話係另外一個玩法,同英國其他地區都唔同

@@whwong5174 我的apartment在hertfortshire,在倫敦市中心西北面約30公里左右。london既apartment都唔平,加上我睇過既london zone3-4既樓盤介紹,d管理費都幾貴....例如有d兩房apartment,800呎左右,收緊近$2xxx鎊service charge一年,如有大型會所果d 管理費會仲貴d。我買果間apartment冇會所,冇24hrs conceige,兩房,7xx呎,都要收service charge17xx英鎊一年。好彩冇ground rent。

@@r24044 £2K Service charge 一年,不算貴。因為service charge 包common areas 的維修和building insurance- 你不用自己買building insurance- Freehold 物業要自己買 building insurance 和維修。
