    Paul, I love your mission "to help you pass your real estate exam the first time"!! I passed my Virginia salesperson exam , first try, thank you Jesus!! I basically binged on each video clip; thank you for putting them together sections and on 'playlist'. Driving to the exam, I was playing these vocab playlist over and over. I had watched a couple of RUclips exam prep instructors , but you are the only one who explained the difference between panic peddling and blockbusting, and these two words were on my multiple choice ( I had 3-4 questions on these concepts, plus steering). Moreover, I used to be confused about title vs Deed vs Mortgage and the whole judicial foreclosure and non-foreclosure stuff. Your videos were godsend, and I understood them very well!! For my VA people, VA is title theory state, deed-trust, nonjudicial foreclosure. My recommendations for exam takers 1) chew on these vocab videos while walking or driving, or doing your chores at home. 2) try to understand each concept. 3) I had about 7-8 math questions, so please know the basic math at least. Paul, if you could please add a video on AMORTIZATION TABLE, it was on my exam, and I randomly picked answer for it. The question: home sold for $ amount, loan for $ amount, APR x%, what is the monthly amortization rate fixed for the next 30 years. Never heard of this concept before. My national exam, I had 90 questions, and 105 minutes, so I only had 2 minutes left. Long message, but I wanted to come back and say THANK YOU PAUL, and I am very thankful to everyone who left valuable comments. Again, thank you! (One more tip: I believe I was able to pass Virginia State portion because of the prep book by "Stephen Mettling". His practice tests for the State questions were so similar to the ones I had on my board exam. I have heard from other instructors that Mettling's books are highly valuable for State portion. Just FYI.

    Praise the Lord, I passed my license on the first try. But most of the questions were not what I studies for a few months. There were not in the book, or anyone talked about them. There were a few from a book and videos. So thank you so much for helping us!!! I really appreciate it 🙏 But most of the questions were about the loan originator and the licensing. So please study that! God bless =)

    A woman purchased a condominium unit and obtained financing from a local savings association. In this situation, which best identifies the buyer's role under a deed of trust?
    A)
    Beneficiary
    B)
    Mortgagee
    C)
    Trustee
    D)
    Grantor
    these were my options for a test, and of course I was looking for Trustor. Can you please share why it would be the grantor?

    • @TheRealEstateClassroom
      @TheRealEstateClassroom  2 года назад +4

      This is a classic exam question that makes you analyze the question and answer. Right away we should look for Trustor as the answer because in a deed of trust the 3 parties are the Beneficiary is the lender, the 3rd party is the Trustee, and the borrower is the Trustor. The Mortgagee is the borrower when a mortgage is being used as collateral so it doesn’t apply here. The best answer is Grantor. Why? The Grantor transfer legal title to someone. In a deed of trust situation, the borrower at closing receives legal title from the seller. They then immediately convey legal title to the Trustee. Once the borrow conveys title to the Trustee, the borrow become the Trustor.
