    I’m 35 and I have about $250k liquid in savings which I plan to put towards becoming a homeowner but based on the current high prices on real estate, do you suggest I hold from buying and look at stocks instead?

      If youre norwegian, put it in real estate, especially in oslo. The sooner you can get in on the oslo market, the more money you will print money, otherswise you may want to consider advisors when navigating the stock market to avoid mistakes

    1. You can be invested in different asset classes.
    2. You can get leverage in stock market
    3. There are dividends and option selling to get revenue from your holdings.
    4. Stock market investing in the long run have so much compounding opportunity.
    Investing in real estate is good but that doesn’t make investing in stock market bad.

      This exactly.
      Real Estate also requires work for the duration of ownership & that's never discussed. Whether you do it or hire it out.
      IF you simply invest in an index fund tracking the S&P 500 you can expect ~8-10%/yr over 20yrs low effort and time investment
      Makes sense to do both.

      Real estate sucks as an investment.
      - Requires maintenance
      - Requires leverage only to get less than the stock market
      - Intrinsic value trends down over time due to productivity gains

      @@Narcis.N the maximum you can be Taxed is 37% 150k a year from a dividend king is better then the equivalent amount put into property's and that's because these companies have payed the same % even in economic depression so its more secure and That's not even talking about the actual value of the stock

    Your information is wrong. But your idea is right. You CAN borrow against your securities. Through margin or a securities back line of credit. I could sell a stock right away as well, not a house. For example, I’m never planning on selling my stocks, if I need money I borrow against them, at 3.5% a year. Meaning I’ll never pay taxes on them. Also these “large” taxes for most people are just 15% capital gains. Real estate is great, but I’d rather not have to take care of an asset, and have the liquidity. Real estate is never as volatile as stocks are, but another risk is laws, nightmare tenants, surprise repairs; the reality is, most people don’t profit enough off their rentals to live off of them. With the rising price of repairs, supplies, it’s hard on land lords. There is no one solution for every investor, you build your timeline, and you stick to it according to your needs and risk management.

    I wasnt financial free until my 40’s and I’m still in my 40’s, bought my second house already, earn on a monthly through passive income and got 4 out of 5 goals, just hope it encourages someone that it doesn’t matter if you don’t have any of them right now, you can start TODAY regardless your age INVEST and change your future!     1. You can use leverage, depending on the broker you use. It's called margin investing.
    2. The tax benefits are good if you hold gains for longer than a year and it is realized as capital gains tax which is very low.
    3. Dividend investing is your friend. Wanna talk about cash flow, try compound dividend investing.

    1. Lack of liquidity
    2. Low rate of return
    3. High cash blockage

      Plus high interest rates and they don't catch up to the rent prices since rent is also low. Also banks in India as of now gives out loan way easily than banks in other countries which leads to everyone able to buy a house on EMI in India that's you can't be like "have a high credit score and get debt" no here all the people get debt, no worries India will face the problem of giving out debts to anyone who's not eligible one day and the crash is coming

    You can get leverage with stocks. Margin account. You can also buy options. For cash flow sell puts, covered calls and dividends.

    I guess there is always…
    -RE is a illiquid asset
    -costs a lot to trade
    -repairs/maintenance
    -taxes and insurance and interest
    -often properties are not cash flow positive
    -leverage is an easy way to go broke
    -unreliable tenants
    -down markets take long to recover
    -etc etc etc

    it depends on the country you are in, in U.S. probably yes, but some country they have less tax reduce on real estate, extra tax on owning more than one property, morgage to rent ratio is high which you may have to pay extra after using rent to pay part of the morgage, high repair cost, etc
    It really depends on the country you are in , picking up a property with a good return and having a good tenant, its not simple as having real estate equal promise good investment

    You clearly view a stock as just a ticker symbol otherwise you wouldn't say you don't get free cashflow from stocks.
    It's so incredibly simple if you invest in a free cashflow positive company guess what you are getting the cash flow. Sure not directly in the from of income ( unless there is a dividend) but in the from of share buy backs, debt reduction, acquisitions and reinvestment in operations.

      The only thing you just named that is cash flow in your pocket is a dividend and maybe the debt reduction if you own bonds instead of stocks and maybe the stock buyback if your talking about selling which isnt cashflow its just a sale

    Unfortunately you don’t really gain compound interest in real estate, value goes up but when you compound and are stock literate, your jumps are massive in long term stocks. You could also use your dividend off your million investment to buy into startup stocks, with 150k in Uber when it opened you’d be worth 8 to 9 figures in 10 years, 1000% return, more than development over a 10 year period unless you have multiple 8 figure developments going.

    - it has Proven its value last 15 years

    - Property maintaining expenses
    - property becomes a Liability if you don't put it on rental, because you still have to pay the bills
    - property is a Very Expensive investment
    - realistically globally it has been Loosing value in last 5 year's
    - Large quantities of property can be hard to manage
    - and taxation becomes burden after reaching a certain threshold of income from rentals
    - property Investment dose not turn quick liquid cash, when you need cash. Property is difficult to sell quickly
    - you cannot exactly exit quickly when needed

    - Quick, Easy to start with just 1$ a month
    - Money may grow limitless over the year's. Sky is the limif
    - you May get benefits of dividends
    - Easy to understand tax structure and stays same for all range of investment
    - Quickly turns to liquid cash.
    - You can exit any time.
    - you can just buy and forget, no maintaining charges or any after expenses like property for years and decades
    CONS
    - Money can go in losses if not done properly
    - stock investment come under Higher tax brackets
    - Very volatile investment, has never proven its worth unless you Divide it into multiple sectors
    - Needs complex understanding
    - and one needs to be updated with market and news

      The plan is to diversify at each level, not within a particular asset class only.

      @@ratnadeepbiswas1967 That is necessary with stocks because stocks are valued based on investor sentiment more than actual fundamentals... hence why they're so volatile and why the markets are down heavily right now.
      Real estate also has tangible value but stocks are all speculative and can trade well above their PE ratios. If you were planning to retire based off your stock portfolio I wonder what you'd be thinking right now...
      Real estate is also far more predictable because the success of the property is within my control, versus stocks where you're betting on the competence of the company's managers. A complete trust of your money in other people that gives you no income, and has more potential for loss/minimal upside than gain... unless you have lots of money or you pick a small cap early and hold it for decades...
      All in all commercial and residential offer more than enough diversification, higher returns with leverage, a consistent income stream and the ability to build wealth quickly if you know what you're doing.
      It is pretty much impossible for someone in their 20s who wasn't born rich to become a millionaire in their 20s with stocks, but there are plenty who have done so with real estate... in fact real estate has produced more millionaires than any other asset class

    No CF? Dividends.
    Real Estate belongs in any well diversified portfolio, but to only be invested in that one asset class is very risky..

    Thing is that to own real estate you need a lot of cash. If you did mortage in Poland 3 years ago, where now we have twice inflation as in the US you started with payment around 500$ a month, now it is 1500$ a month for single family house in country where middle wage is 750$ a month. Even if you bought for cash which is safer in that case, there are much fewer people that can afford living without 5-6 people in their family house.

    Depending on your local law and regulations.
    In my country dividend is not a taxable income because the company which stock we owned already paid income tax.
    0 tax on capital gain, but there's a small 0,1% tax in buying and selling stock no matter your position (gain or loss).
    About leverage there's this thing called margin.
    But... It's really not a good time to be in a stock market or real estate.

    It's a huge hassle to get cash flow from real estate. Dealing with tenants is exhausting and they default sometimes. It's not as simple as, " my real estate pays me to own it "

    Its all about the risk. Dont forget to mention that. When you invest in stocks.. the risk is losing value on your money. When you invest in real estate. You risk getting into Debt. Like 30 yr debts.. on multiple houses..

      I follow him, love his videos but he doesn't know much about stock market i know this because stock create more cashflow than real estate!!!! This is done by SLBM(Securities Lending and Borrowing Mechanism) facilities provided by your broker ...It gives around 5 to 30 per yearextra(in India) !! Without selling your stocks! and it's riskfree!!!!!

    You actually can do everything you just said you can’t do and on top of it you forgot something amazing that houses can’t do: COMPOUND your money. You can invest in a good index fund and select the option for reinvest your dividends and your money will make more money every day without you having to worry about anything at all.

      Great idea.
      But the 3rd term is too ambitious. Especially for some young people like me. Nowadays we need to invest, but it's not easy to join the real estate investment. So I look at this as Crypto and stock investor.
      You can't influence crypto nor the stock obviously. That's why it's a more like a gamble than investment if we don't use the "Can you influence it?" Point.
      To others (beginner) investor who read this, you need to prepare and calm your mind before investing.
      Do you understand it? (A must) (read some books/seminar)
      Do you like it? (A must) (Do a deep conversation with yourself about this one)
      Can you influence it? (Not a must ) (You can't control everything, it's called risk. Big risk, big profit or big loss / bankrupt)
      That's why there are so many scams nowadays at crypto/stock. Be wise my friends.

Reading those graph, or whatever it's is big bs in crypto and stock. At best you can do base on the information (like a new hot-project release base on the coin, or new product from the company that selling their stock and analyze the possibility to gain some profit)

    I am not saying that real estate is wrong. But if you borrowed money to buy a real estate, you are obliged to pay mortgage regardless of your property is rented out or not.
    And how about dividend you get from stocks? You can borrow money to invest in stock market and write off the interest you pay in the tax return.

    As a 12 year old kid who has made 1500 bucks off of 100 dollars in 2 years. Is a very good benefit. And dividends are a cash flow that you get paid by companies so some of your information is wrong but real estate is less risky

    It makes very sense if he is talking about India. Here companies that pay dividend are so few in number mostly public sector stocks that dont show exponential growth. Also indian real estate market is not as hard as USA. Its a landlord's heaven.

    1. Leverage with options.
    2. I'd say it's better to pay taxes now because of history repeats, taxes won't go down.
    3. Cashflow: I know you know about dividends. If not, Google will help.
    4. Most stock you buy has a company behind it. So there goes the "hard asset".
    5. Real estate rentals isn't all that easy, bad tenants, cap-ex, managing property managers etc. Make it a possible nightmare.
    6. You get major debt with real estate because you own tons of money in property. But stock's you don't get that debt, if you do. You should go learn how to do it properly.
    Real estate may be better for other people, but it's not better than stocks.

    I sat at home and made my 10,000 investment in tesla to 400,000$ with no effort. I pushed a button and was able to get 40x return in 5 years! No dealing with tenants, no dealing with realtors etc

    Although you are absolutely right, it wasn't always that way. Companies used to pay a dividend on stocks. Companies also used to pay interest on their bonds. They had to, they had no choice. Banks were paying 6 or 7 percent on savings accounts. Insurance companies, retirement accounts kept resources in the bank or bought government bonds. The Federal Reserve artificially lowered interest rates thus robbing the middle class an opportunity, making Wall Street the default place for getting wealth, and causing real estate to appreciate past affordability. Sort of rigged in my opinion.

      Yeah you just have to pay the much higher corporate tax rate, yourself a salary and all the taxes associated with that, and still capital gains tax on any distributions

    The tax stocks you just have to look at the expense ratio and individual stocks are bad that’s why you have index funds and ETFs

    1. Margin, you can use the banks money. 2. You lose enough you can claim it on your taxes. (When you get margin called) 3. Stocks go up in value most years following inflation 4. Dividends pay out. 5 diversify that income.

    Use the proper words stock market is not trash
    You we earning good we have to pay tax whether real estate or stock market or any other
    Understand that if you are concentrating only on tax benefit it may not correct
    Even if I buy home with liability I have to pay huge interest
    Make a note that land is appreciate value and building is 100 percent depreciate value
    It's ok you can concentrate on no problem but use proper words that's my concern we are long term option sellers boss
    Even I can prove real estate has both pros and cons
    Make a note if you earning good we have to pay tax
    Even share market leverage boss
    Even share market only place it beats more tha real estate

    There’s a thing called “dividends” in stock market. Imagine reinvesting the dividends for years and then reaping it without having to deal with anyone like how you’d typically do when you are a landlord.
