Hi Kyle. I want to do main commercial but on the side I want to do residential as well. Both at eXp. How much monthly fees do I have to pay? How does 80:20 cap work in this case? Thanks (I'm in California and state allows to join both.)

i do have a question though , if I buy and own rental properties as a real estate agent do I have to pay EXP a percentage of what i make from my rental income?

Whether or not you need to share a portion of your rental income with your brokerage, often in the form of a commission split, depends on the specific agreement you have with your brokerage. To get a definitive answer, review your brokerage agreement, and if you're uncertain about the terms or have specific questions, consider discussing it with your brokerage's management or a legal advisor. It's essential to have a clear understanding of your financial obligations and benefits when working as a real estate agent with rental properties.
If my split is 50% on listing side transaction to team leader and 30% buyer side transaction to team leader. What is my actually take home?
If you're talking about at eXp where you pay the brokerage 80/20 as well: On $10,000 commission. $5000 to you and 5000 to team leader. Then 80/20 to eXp so you'd walk away with $4000 on the listing. On the buy side, you'd take $7000 from the 10k, then 80% of that, so $5600. Additionally, you'd have an $8k cap being on the team or $4k if it's a mega-team (more than 10 agents). That means if you had already paid in $8k (or $4k) you'd not have the extra 80/20 to eXp.
So what if I join your team, how much do I pay you from the 80% after I give EXP 20%?
You keep all of your 80%. The revenue share is paid out of eXp's 20%. 😁
