Hi Richard, love love LOVE the flow of the kitchen layout❣️This is probably a pointless suggestion as the videos are from a while ago but I’ll say it anyway, I’m not sure if you’ve thought about flipping the bedroom & ensuite/robe layout so the bedroom has the cross flow windows and awesome views, that will make the bathroom more accessible for guests and bring your plumbing closer to the existing plumbing which will save costs, if your going to move the loo & bidet you’ll need to chase the waste across the floor anyway❤ just a suggestion as I know what a pain it’s been for guests to go through our bedroom & robe to get to the ensuite while the main bathroom was being renovated. Which is now 99% complete, just a glass shower panel needed for the tub. Whooooo hooooooo. 🍷cheers Shell 🇦🇺
Hi @One_Crazy_Dog_Mum . I did look at these options but did not want to get into new structural beams to support a totally new opening like that would need. I have room in / under the floor for chasing out which I will show when I get to it all. Videos are near real time now so no work that end has started. It has been great to get the tips and ideas before I start the work, for a change.🙌
@@threeacresofmarche bummer, I get it, didn’t think of the supporting walls with the beams, we’ve been lucky our trusses are load bearing on the exterior walls so could move internal walls to suit us better. Ps I love the fact the blue tiles came in different hues, totally gorgeous❣️ Shell
Question: when guests are in your house would they walk through your closet to access bathroom or walk through bedroom to access bathroom? Since you are moving toilet anyway could you reverse plan so you walk through your closet to access bath from master? That way guests would just walk down your hallway to access bathroom and not have to walk through either bed or closet? Just a thought. Looks great! Keep as open as possible. You will enjoy the light and airflow. All those doors are not needed. Lovely video!
HI @brendarushka9966 the outhouse renovation will follow so losing a few sqm for a corridor just on the chance a friends stopping by may need the loo seemed a waste of space. There will be more toilets in the future but keeping this as a bib, open, bedroom feels right.👍
Hi there your plans look really good and it'll be fabulous ,have you thought about when the kids are visiting or you have friends around .The toilet situation,it means everyone has to go through your bedroom in the middle of the night while your sleeping?.Just an idea put a door in the hall so it's a jack and Jill type of bathroom. The window in the bathroom brilliant.I know you've nearly done the fire place but your sitting room behind the fire,normally it's nice to chill with the fire going in your sitting room.Maybe open up the fire place on the sitting room side aswell,I've seen this done in a ski chalet in Bulgaria absolutely amazing.I love your channel and look forward to your next video keep up the great work

The outhouse will follow so there will be more private space and bathrooms etc. Friends only in the early days so that will be ok and they will probably get the room and I will sleep elsewhere! The fireplace in the lounge - I would have loved to do that but it involved a lot of structural work and cost so it will be cosy enough in that lounge with the sofa and view.

All good ideas but the structure and thought that the outhouse renovation in the future will give me option has swung it to being a one bed with the shower ensuite at the end. Who knows...its not started so it could all change when I sleep on all these comments and ideas.👍
Fireplace looks wonderful, so I'm officially reversing my design recommendation regarding the marble hearth. It's been fun to see your artistic leanings emerge, both in design & photos/filming. But I did age a bit watching you wrestle with the stove! :)

The outside changes sound like it's going to make a huge difference to the look and every bigger, the feeling of the place, especially when those doors go in. Sounds like the kids are going to be in that other building lol, not a bad thing, especially as they get older, they'll appreciate it more than you.😂👍

Hi Richard, love your videos. I agree with others about swapping the bathroom and wardrobe but also, you have not left very much bench space in the kitchen for preparation work. The corner cupboard can be more useful if you get the swing out cupboard inserts or a hinged core door. Good luck with the house. Regards from Australia.
HI Terry @terrykinnane9874 . I should have nearly 2m of prep space (going into the corner) I had a good workspace in a previous house and this will be slighly bigger. I laid it out with cardboard etc. and it feels good for such a small space. (roughly 3.2m x 3m)

My wife and i have been renovating a house in Martigliano near Sestino for the last 4 years - - Not a million miles away from you - We have been either driving or flying into Ancona which is easy - Your videos are great and its all the little hints and tips that are useful.
Another great update. I hope this comment isn't too late. Personally I would rethink access to what seems the only toilet. If you have people round for dinner, then they will have to walk through your bedroom!!!! Also, toilet waste is the most logicistic nightmare, so I would always try and keep it as close to an outside wall and existing drains.

Another great video. I think I would swap bedroom and bathroom around, bedroom will have two external walls, great views, long windows. Bathroom can be accessed via the hallway so that you dont need to go through a bedroom to access it. One less structual beam too.
Thanks @motoringnation but opening up that far end for a wide bedroom would have needed a lot more stucture to be put into the roof beams. The existing bathroom wall that goes between the two sides of the house is holding it all up.
Richard, your house design looks good. May i suggest you consider barn sliding door from your bedroom to the ensuite to save space? I think you certainly have the skill to install. Secondly, storage space for linen and towels somewhere. I dont know how much you have, but it can be frustrating if there's no dedicated space ( just a thought). And lastly, a pantry area in the kitchen for when you do a big shop. Best to have a floor to ceiling cupboard in my view. You may have a,ready thought along these lines. The beach looked beautiful, except for the pebbles, not like ours in Australia. I love your videos.
Hi @sueczerniak1266 The barn door sliders are great and they sell many nice rolling mechanims these days so yes, great idea. Linen and storage in general - I have planned for the space and could have that access from the ensuite or walk in....I will see how that feels when I start to frame it up. Australia beaches top trump most beaches in the world. Its an amazing country - you are lucky to live there.😊
Looking great! Italy is stunning. You have a dream place! We love watching your progress. Expats in Sweden. Wanted to share a design concept recommendations for your bed/bath design. Since the home has one bathroom. Switch the toilets to where the closet space is you showed during the beach sketch. Why? That way guests do not need to walk thru your bedroom to access the toilet. Switch it around the toilets/closet. And put in a door from entry/hallway and one from your bedroom. The fireplace tiles are awesome. Thank you for sharing your journey.
Thanks @growth208 . I will have the outhouse converted in the future so that will give me more options for toilets. I decided to stick with a large bedroom and solve the toilet for the odd guest issue another way.👍
Love your videos, lots of variety & love Italy, so much to see wherever you go. Maybe room for a dresser of some sort for all your extra bedding etc if you’re not having a linen cupboard. Really like the idea of being able to see the view from the shower, very relaxing. 👍😀.
HI @diane7925 . I think there will be room for a linen cupboard but there will be room for one or two large chest of draws should I need them. Under the bed storage is handy also.
The only thing to keep in mind with the kitchen is counter top space. When coffee machines etc are out theres not too much food prep space. Massive fridge freezer might take up too much space
Hi Richard, I would suggest you consider a modification to your layout where the bathroom is made accessible to guests without going through your bedroom. Really enjoy your channel and I would love to do similar, but its a bit hard to commute from New Zealand

Thanks all - all good ideas but I hope that the desk / teams calls are not a forever thing. A larger desk and set back from a large screen is better for working and editing. It can all be tweaked and changed but long term I see this as a reading corner.👍

I live in Feldkirch, Austria, right on the Austrian/Swiss border😂 not far from you where you drive on the highway... 2. Why do you buy Toblerone on the ferry? Can imagine the price is enormous 😢, wouldn't it be better in a grocery store in Switzerland and if not possible then at a Swiss gas station? Plus coffee, plus using restroom, taking a small break? 3. It was a little bit difficult to follow your drawing on the beach, because I could not see the drawings beside the bedroom due to the black subtitle block. Maybe you keep this in mind. 😂 Anyway, you have good drawing skills 😊 4. Also I was not able to figure out WHEN you visited your home in Corinaldo. I believe it takes you some time to cut the video and upload it. I just saw some if the people in Sinolo (?) wearing thick jackets, the next guy wears shorts😂, and you say the water is cold and it is published end of July when creeping hot. So, maybe there is a possibility to state the date/month when recorded? Would be great. 😅 So many wishes 😂 Apparently it was before July? Did you miss the Verdiccchio festival in Montecarotto? I have to do the same. Organizing my calender and vacation around the important festivals in Le Marche😂 5. I love your way fixing problems with small 5 cent coins 😂 6. I would rather try to make your main office desk in a L shape in front of the window, rather than only beside the window. It is something else to sit at the laptop and having the direct view out of the (hopefully clean😂) window when working!!! ❤Maybe make it movable or another small desk which you can roll under the other when not in use or a small part under the window for the laptop and the monitors on the other ? Of course you have to be able to open the window 😂 but trust me, it elevates everything to the next level. 7. No question why Le Marche is so green, it seems to rain quite a couple of times. Looking forward until my time in Le Marche will come up.... Until then I am patiently waiting for your next videos 😊 It brings Le Marche nearer to me... And your other fans probably...

Wow you are zooming along. Bravo 👏. I love the Adriatic coast - spent lots of time there as a child & adult. Delicious pasta. You could go traditional with the washing line - long outstretched rope so that the clothes blow in the wind. Italian style 😘
Hi @TheBluebellMoon2 . Yes, a long line would be great but where so that it does not have to be a pain to put away each time? Maybe once the landscaping is done a spot for a traditional line could pop into the vision.🤞
Great video as always Richard. On the solar panels... its good to have the batteries in an isolated area (read: temperature stable area). But the Inverter (Which i believe you referred to as the "Circuit board") can be quite noisy. Some even have fans for cooling, my 4.5kw unit has. Putting it in the center of the house.. might not be ideal. Make sure to check up on this once you get to that project.

I am resaeching this all at the moment and as it is such a big purchase to make that should take me some time to decide. When you were walking down that steep path to get there I was already thinking about the return trip and unless you could walk down hill there and back you were in for a tough return. I was also wondering if you were adding some chimney pipes and damper to the wood stove going up into the fireplace chimney to help with the draft. Everything is looking great keep up the good work.
Hi @dono9879 . There is a flat way in and out of that beach (the far right hand side as you look out to sea). Yes, there is a flue pipe in - it didnt film well and nearly wrecked my camera. Many have mentioned it so I will try and show it somehow. The big test will be in the winter of course...
I’m really enjoying seeing you get into La Dolce Vita- it’s been really great seeing you smile more and more as you experience small successes along the way! I love the layout! However, I propose the following change along with the reasoning behind it: Switch the bathroom and closet so that day guests, or dinner guests can use the bathroom without having to go through the bedroom to do so. I’m sure that as you explore this option, you will see the wisdom in this designer’s advice. Also consider the following; have at least a pullout couch for the guest who has had too much to drink to use instead of getting on the road in a dangerous state of inebriation. You’d hate for something to happen after a great night of merriment with your new BFF’s… Keep up the good work, Richard. I’ll be there in November for my own “real estate recon”, with the intention of returning in the spring for the final push to find my corner of Italy! See you on the next video!😊

I have the outhouse to follow which will have more rooms, a bedroom and its own bathroom etc. With that in mind I felt losing the corridor to create a very wide and open bedroom with windows on either side wall was the right choice. Best wishes for your house search. November is good so you see these places out of season. Everywhere looks great from Spring to Autumn but if it grabs you in winter you are onto something special.😎

Hi @SAGUY1971 while you can fly around the region, it is still a large area to cover. Not the size of CA but it is pretty big and I would say hard to see it all in a week....but a week is enough to see if you love it or not. Safe trip.👍

HI @lesleywood76 . The french doors are quite narrow so having them both open won't take a great deal of space up. Besides, I was lead to believe that inward are more secure and you can leave them open in the rain without having to build a cover. Anyway, you should see them in the next video...
Love your show . I do remodels also here in old small farm houses (Texas). You need a queen size Murphy bed in the front room w the Tele. That way you e got sleeping accommodations for two more or little ones

Richard, have you considered getting a bidet seat for your toilet instead of 2 separate items (toilet & bidet)? I’m in the US and have had an American Standard toilet with matching bidet seat for 6 ys with no problems. You just need a separate outlet & breaker.The seat heats up, water is hot, and it has a dryer!
That sounds like a complex toilet with lots going on @lori531 😂 I am seeing the odd one like that here but as I have the space I think I will go traditional.😁🙌
Oh, and I forgot to mention. When you´re done or fed up with renovations inside, you must Must MUST build a pergola and plant some vines around it. Then, you will have the outside space of your dreams!
Yut a thought on the layout. If your going to have a gas stove, then consider gas hot water for both the kitchen and a small unit it the laundry. In the future this will fit with your solar, water heating will place large demands on a solar rig. All the best.
Hi @icepick1945 . Gas is not on mains supply so going through many bottles, and the weight to shoft those things, I am better off staying on grid and using solar when I can. I can have a small heater for the kitchen and leave the mains water off all summer as it gets to a lovely temperature (for me) just sat in the tank!😁
@@threeacresofmarche No sweat. Here in New Zealand we use 45Kg bottles; a pad with 2 bottles, and the gas is plumbed to the stove and hot water. When one runs out, it auto switches top the second bottle, we order a replacement and its delivered, too easy.
You may plan on never leaving the Marche location but always consider resale. Maybe work in a bunkie attached to an outdoor bathroom but a second bedroom would be better. ❤
Maybe consider a pre-fab shed, like a bunkhouse, attached to house, that creates a 2nd bathroom set up off your livingroom. Why not?! Get your woodstove hooked into your water system.

I have room in / under the floor for chasing out which I will show when I get to it all. Videos are near real time now so no work that end has started. It has been great to get the tips and ideas before I start the work, for a change.🙌
@@threeacresofmarche bummer, I get it, didn’t think of the supporting walls with the beams, we’ve been lucky our trusses are load bearing on the exterior walls so could move internal walls to suit us better. Ps I love the fact the blue tiles came in different hues, totally gorgeous❣️ Shell

Question: when guests are in your house would they walk through your closet to access bathroom or walk through bedroom to access bathroom?
Since you are moving toilet anyway could you reverse plan so you walk through your closet to access bath from master? That way guests would just walk down your hallway to access bathroom and not have to walk through either bed or closet? Just a thought. Looks great!
Keep as open as possible. You will enjoy the light and airflow. All those doors are not needed.

HI @brendarushka9966 the outhouse renovation will follow so losing a few sqm for a corridor just on the chance a friends stopping by may need the loo seemed a waste of space. There will be more toilets in the future but keeping this as a bib, open, bedroom feels right.👍

Hi there your plans look really good and it'll be fabulous ,have you thought about when the kids are visiting or you have friends around .The toilet situation,it means everyone has to go through your bedroom in the middle of the night while your sleeping?.Just an idea put a door in the hall so it's a jack and Jill type of bathroom. The window in the bathroom brilliant.I know you've nearly done the fire place but your sitting room behind the fire,normally it's nice to chill with the fire going in your sitting room.Maybe open up the fire place on the sitting room side aswell,I've seen this done in a ski chalet in Bulgaria absolutely amazing.I love your channel and look forward to your next video keep up the great work
I too got myphed on the fireplace location, and yes, I'd be opening the other side of the fireplace back wall for sure.

The fireplace in the lounge - I would have loved to do that but it involved a lot of structural work and cost so it will be cosy enough in that lounge with the sofa and view.

All good ideas but the structure and thought that the outhouse renovation in the future will give me option has swung it to being a one bed with the shower ensuite at the end. Hi Richard, love your videos. I agree with others about swapping the bathroom and wardrobe but also, you have not left very much bench space in the kitchen for preparation work. The corner cupboard can be more useful if you get the swing out cupboard inserts or a hinged core door. Good luck with the house. Regards from Australia.

HI Terry @terrykinnane9874 . I should have nearly 2m of prep space (going into the corner) I had a good workspace in a previous house and this will be slighly bigger. I laid it out with cardboard etc. and it feels good for such a small space. (roughly 3.2m x 3m)
No. There is not enough space for an island. I will have an outside kitchen also...in time.

Another great update. I hope this comment isn't too late. Personally I would rethink access to what seems the only toilet. If you have people round for dinner, then they will have to walk through your bedroom!!!! Also, toilet waste is the most logicistic nightmare, so I would always try and keep it as close to an outside wall and existing drains.
There will be more than one toilet on the plot but only one in this main house.👍

I think I would swap bedroom and bathroom around, bedroom will have two external walls, great views, long windows. Bathroom can be accessed via the hallway so that you dont need to go through a bedroom to access it. One less structual beam too.
Thanks @motoringnation but opening up that far end for a wide bedroom would have needed a lot more stucture to be put into the roof beams. The existing bathroom wall that goes between the two sides of the house is holding it all up.

Richard, your house design looks good. May i suggest you consider barn sliding door from your bedroom to the ensuite to save space? I think you certainly have the skill to install. Secondly, storage space for linen and towels somewhere. I dont know how much you have, but it can be frustrating if there's no dedicated space ( just a thought). And lastly, a pantry area in the kitchen for when you do a big shop. Best to have a floor to ceiling cupboard in my view. You may have a,ready thought along these lines. The beach looked beautiful, except for the pebbles, not like ours in Australia. I love your videos.

The barn door sliders are great and they sell many nice rolling mechanims these days so yes, great idea. Linen and storage in general - I have planned for the space and could have that access from the ensuite or walk in....I will see how that feels when I start to frame it up.

Wanted to share a design concept recommendations for your bed/bath design.
Since the home has one bathroom. Switch the toilets to where the closet space is you showed during the beach sketch. Why?
That way guests do not need to walk thru your bedroom to access the toilet.
Switch it around the toilets/closet. And put in a door from entry/hallway and one from your bedroom.
The fireplace tiles are awesome.

Thanks @growth208 . I will have the outhouse converted in the future so that will give me more options for toilets. I decided to stick with a large bedroom and solve the toilet for the odd guest issue another way.👍
Love your videos, lots of variety & love Italy, so much to see wherever you go. Maybe room for a dresser of some sort for all your extra bedding etc if you’re not having a linen cupboard. Really like the idea of being able to see the view from the shower, very relaxing. 👍😀.
HI @diane7925 . I think there will be room for a linen cupboard but there will be room for one or two large chest of draws should I need them. Under the bed storage is handy also.
The only thing to keep in mind with the kitchen is counter top space. When coffee machines etc are out theres not too much food prep space. Massive fridge freezer might take up too much space

Hi Richard, I would suggest you consider a modification to your layout where the bathroom is made accessible to guests without going through your bedroom. Really enjoy your channel and I would love to do similar, but its a bit hard to commute from New Zealand

I think part of his design choices concern having the bookcase as a nice background for his video conferencing work.
I'd lessen the desk top so it is not so deep and gives more room in a small space
Thanks all - all good ideas but I hope that the desk / teams calls are not a forever thing. A larger desk and set back from a large screen is better for working and editing. It can all be tweaked and changed but long term I see this as a reading corner.👍

Some points to mention, I hope you don't mind... 😂
1. I live in Feldkirch, Austria, right on the Austrian/Swiss border😂 not far from you where you drive on the highway...
2. Why do you buy Toblerone on the ferry? Can imagine the price is enormous 😢, wouldn't it be better in a grocery store in Switzerland and if not possible then at a Swiss gas station? Plus coffee, plus using restroom, taking a small break?
3. It was a little bit difficult to follow your drawing on the beach, because I could not see the drawings beside the bedroom due to the black subtitle block. Maybe you keep this in mind. 😂
Anyway, you have good drawing skills 😊
4. Also I was not able to figure out WHEN you visited your home in Corinaldo. I believe it takes you some time to cut the video and upload it. I just saw some if the people in Sinolo (?) wearing thick jackets, the next guy wears shorts😂, and you say the water is cold and it is published end of July when creeping hot. So, maybe there is a possibility to state the date/month when recorded? Would be great. 😅 So many wishes 😂 Apparently it was before July? Did you miss the Verdiccchio festival in Montecarotto?
I have to do the same. Organizing my calender and vacation around the important festivals in Le Marche😂
5. I love your way fixing problems with small 5 cent coins 😂
6. I would rather try to make your main office desk in a L shape in front of the window, rather than only beside the window. It is something else to sit at the laptop and having the direct view out of the (hopefully clean😂) window when working!!! ❤Maybe make it movable or another small desk which you can roll under the other when not in use or a small part under the window for the laptop and the monitors on the other ? Of course you have to be able to open the window 😂 but trust me, it elevates everything to the next level.
7. No question why Le Marche is so green, it seems to rain quite a couple of times.
Looking forward until my time in Le Marche will come up....

Great video as always Richard. On the solar panels... its good to have the batteries in an isolated area (read: temperature stable area). But the Inverter (Which i believe you referred to as the "Circuit board") can be quite noisy. Some even have fans for cooling, my 4.5kw unit has. Putting it in the center of the house.. might not be ideal. Make sure to check up on this once you get to that project.

I am resaeching this all at the moment and as it is such a big purchase to make that should take me some time to decide. Hello Richard. The beach and water looked beautiful. When you were walking down that steep path to get there I was already thinking about the return trip and unless you could walk down hill there and back you were in for a tough return.
I was also wondering if you were adding some chimney pipes and damper to the wood stove going up into the fireplace chimney to help with the draft.

Hi @dono9879 . There is a flat way in and out of that beach (the far right hand side as you look out to sea). Yes, there is a flue pipe in - it didnt film well and nearly wrecked my camera. Many have mentioned it so I will try and show it somehow. The big test will be in the winter of course...

However, I propose the following change along with the reasoning
behind it:
Switch the bathroom and closet so that day guests, or dinner guests can use the bathroom without having to go through the bedroom to do so. I’m sure that as you explore this option, you will see the wisdom in this designer’s advice.
Also consider the following; have at least a pullout couch for the guest who has had too much to drink to use instead of getting on the road in a dangerous state of inebriation. You’d hate for something to happen after a great night of merriment with your new BFF’s…

Thank you @pattypinsky3085 . I have the outhouse to follow which will have more rooms, a bedroom and its own bathroom etc. With that in mind I felt losing the corridor to create a very wide and open bedroom with windows on either side wall was the right choice.
Best wishes for your house search. November is good so you see these places out of season. Everywhere looks great from Spring to Autumn but if it grabs you in winter you are onto something special.😎

Hi @SAGUY1971 while you can fly around the region, it is still a large area to cover. Not the size of CA but it is pretty big and I would say hard to see it all in a week....but a week is enough to see if you love it or not. Safe trip.👍

HI @lesleywood76 . The french doors are quite narrow so having them both open won't take a great deal of space up. Besides, I was lead to believe that inward are more secure and you can leave them open in the rain without having to build a cover. Anyway, you should see them in the next video...

Richard, have you considered getting a bidet seat for your toilet instead of 2 separate items (toilet & bidet)? I’m in the US and have had an American Standard toilet with matching bidet seat for 6 ys with no problems. You just need a separate outlet & breaker.The seat heats up, water is hot, and it has a dryer!

Oh, and I forgot to mention. When you´re done or fed up with renovations inside, you must Must MUST build a pergola and plant some vines around it. Then, you will have the outside space of your dreams!

Yut a thought on the layout. If your going to have a gas stove, then consider gas hot water for both the kitchen and a small unit it the laundry. In the future this will fit with your solar, water heating will place large demands on a solar rig. All the best.
Hi @icepick1945 . Gas is not on mains supply so going through many bottles, and the weight to shoft those things, I am better off staying on grid and using solar when I can. I can have a small heater for the kitchen and leave the mains water off all summer as it gets to a lovely temperature (for me) just sat in the tank!😁
@@threeacresofmarche No sweat. Here in New Zealand we use 45Kg bottles; a pad with 2 bottles, and the gas is plumbed to the stove and hot water. When one runs out, it auto switches top the second bottle, we order a replacement and its delivered, too easy.
I am not having much luck with deliveries at the moment! 😂

You may plan on never leaving the Marche location but always consider resale. Maybe work in a bunkie attached to an outdoor bathroom but a second bedroom would be better. ❤
Maybe consider a pre-fab shed, like a bunkhouse, attached to house, that creates a 2nd bathroom set up off your livingroom. Why not?!
