This was a great video. We got our certificate of occupancy yesterday. Should be moving by the 23rd. We looked at some preowned homes that were 5 years or less in age. But with me having a disability and having a home my parents could stay in as they age was important. There were to many renovations that would have had to be done. There is a lot of extra expense when building if you want to keep your mortgage lower. Buying all the light fixtures, water softener, and other things. They installed our base boards first in the rooms that had carpet. The rest has resilient floor planks and ceramic and were done after. Our house has taken just around six months. Our project manager has been great. Our floor plan was actually from another builder and we made changes. Another huge expense can be landscaping. We have 2.7 acres. It’s going to take all summer to get it finished and get a fence up for the dog. We didn’t have the builder do any. We are doing it all on our own.

Sometimes you can find older homes not in the city -- more country, with larger lots, and it will still give the "new home" feel to you once you finish the buying process! An established neighborhood is important if you have a family, and having room for them to run around outside.

I plan to hire an architect to build my last home. But I'd never buy a new spec home or even a custom home without a third party looking over the process. I've seen too much shoddy work on new homes, even very expensive ones. They hide their poor craftsmanship under upgraded features such as stone countertops and fancy moldings. There's no room here for all the horror stories! Buyers should get a good inspector even for new homes.
Good move, but expensive. I had a custom home built per my general design; I'm a commercial space planner, not an architect. It was two hours away from where I lived/worked so I couldn't oversee the construction. I agreed to builder-grade, figuring I could make changes later. I also adjusted my expectations as much as I could, but still was frustrated and disappointed, beat down to where I just let many things go as is. Just barely within the one year warrantee a very large crack opened in some drywall; the builder sent someone to fix it and it looked okay. Two months later it completely reappeared. I tried to spackle it and repaint the wall; you can never match adjacent, previously painted colors - never. It opened up just as large again 4 months later. I just left it and try to ignore it these last 15 years. My worry is that it's something more problematic than settling; there's a great deal of movement there. Life is never easy no matter how hard you try or how smart you are or how much money you have.
One determinant of larger yards and properties is the requirements of a sceptic field in areas not served by municipal sewage systems. Also, long ago closets were pieces of furniture, called wardrobes, chifforobes, chests, etc., not built-ins. Number five here under advantages of new homes is the emotionality of "newness". It's not just emotional; having lived in many apartments and three pre-owned homes, you have to clean up the mess, neglect and pests of the former owners which can be extensive, even unknown, not to mention the after-stink of all kinds of pets, smoking or who-knows-what. That's all very practical issues.
It's very exciting! I'm in the process of building my 1st new home. It is a townhouse but all of them have different elevations, yayy! So they all have their own look and colors. It is scheduled to be done in October this year. I'm so happy and excited! It can work your nerves but stay positive and on top of your stuff/be organized and you should be fine!
We are currently building new construction will be finished end of June. Looked at resale homes and although we saw some we really liked there was ALWAYS something missing ie. finished basement. With a new build we are getting everything on our must have & wish list.

My Spanish style house is almost 100 years old. I’m lucky that the previous owner really tricked the house out with a sound system and bathroom/kitchen upgrades, so most of the work was done for me. I have an inspection done annually, but that house is solid.

True..when we are in a stage looking for a house theres a different emotion entering a new house to old house.the new home amazed me lots of space but when it comes to old house i got this homey vibrant it reminds me of my happy complete family when we're still kids.i realized we don't need big spaces and fancy. the smaller the space the closer I get to my kids😁so we bought an old house
So how it is for me is homes are selling well over asking(Doesnt matter the area) and new construction homes are being advertised cheaper- even last phase homes are still going cheaper. Im thinking this has something to do with closing dates being 3 years out where as in the present time interest rates are low. Another point is and youre absolutely right, when you buy the sticker price that doesnt include all the nice costly features that the model homes show off. Sadly, if I want to ever own a home this is the only way thats affordable for me and eventually Ill have to spice the house down the road- never thought that was the case when buying a brand new home.

So the other part I wanted to capture on, you talked about having a realtor since you dont have anyone really working for you. Im here in Toronto, homes are literally being sold before the for sale sign is even going up. I've tried getting an appointment for new builds only SECONDS after the email has gone out to book an appointment and they were literally all filled. My point is, there is clearly demand there so I dont see builders really having any reason to deal with a realtor now.
Another thing I really like about older homes are the simple things that have already been done inside from hooks on the back of doors to extra shelves that may have been installed already. In new homes, you are starting from scratch and having to do all that yourselves.

See, for someone like me, whose tastes are very specific, I feel that's one of the main reasons I don't want to buy a pre-owned home. One of my biggest concerns is getting a 'gourmet' kitchen with upgraded cabinets, marble counter-tops, and a fancy backsplash, and deciding I don't really like it and having to tear it all down and start from scratch. That's why I'm glad there are lists like this. So we can see the pros and cons of each and decide for ourselves what option is right for each of us. I'm still two to three years away from buying a home, but you can never plan too early, right?

Builder solvency is a major consideration with new construction based on my experience. Mid build the contractor ran into financials issues and wasnt paying subcontractors. Fortunately our contract stipulated that buyer must directly purchase all building materials and products, so we didnt get stuck with liens but did have to pay legal costs on court action releasing us to move on with another builder to finish the house.

New homes are better overall than pre owned to me pre owned only is better when it’s foreclosure or short sale cheaper than value when economy hits bad new homes are new and can be cheaper and higher return on investment if you want top of line quality a pre own home will not have higher return on investment or better quality than new
We're building our 2nd home with a tract builder and I really appreciated the reality check about it's not going to be perfect. Our first home build we thought it was going to be perfect but along the way found errors or imperfections. We now know it's part of the process and to not stress about it, just communicate it as it comes up to the builder. My husband is on site almost daily so have been able to catch things earlier in the process but I know not everyone has the time to micromanage like us 🤣 thanks again, this was very helpful!
More disadvantages of buying a new home: Difficult to get accurate listing information due to fake ads, old ads, misleading ads, wrong map location and omission of land price.
So me and my wife are closing on our first house. It was built in 1963 in Reno NV. We picked it due to location and the 2 car garage has a full conversion into a massive living space ( 441sqft room ) The home inspector found minor electrical and plumbing issues that the seller is having fixed. But all the major things are in great shape and structurely sound. ( roof, foundation, HV/AC etc. ) What things should i be thinking about long term or short term buying this house?

Having a home custom built is always more expensive than just buying a new house already to move in correct? For example if they were both in the same area. I can get a brand new cookie cutter home here 3bed 2bth for about the same cost as a used one however it is farther out but dont think I will mind as I live farther out now. It comes with a 10-2 warranty which I have read is not a very good warranty so that is a big drawback.

I have a question. When I see on Redfin, etc. et title "New Construction" on the home picture, I was always thinking that the home is ready/built already. But in this video, you sound to be saying that "New construction" means not built yet but you make choices as far as wall color, carpet or not, etc. Can you clarify please? This is why I am asking: I don't have knowledge, time, money, ...nothing to deal with. What should it say for a home which was already built in 2021 ...or 2020 maybbe and just waiting someone to buy it. Maybe from now on, I shouldn't look at the homes descibed as "New construction" I am not sure what those words mean. Thank you.
Lots of reasons, depends on personal needs and wants. A larger family may need more than one child per bedroom so for multiple beds, dressers and toys takes up a lot of space. I personally prefer my master bedroom to be a lot larger, I like having a separate sitting area for a loveseat or chairs to watch tv if I choose and a small table to do work later in the evening. Some just prefer the open space instead of being cramped. Not saying any way is better, just depends on the families wants, needs and availability to afford those things if they so choose.
Can you recommend a few great company's for new construction homes ? PLEASE I was looking at a few and they all had horrible reviews on how their homes were built and how the sales people end up disappearing after they sell them the home ! Thanks in advance, New subbie

cheeriomartinez Oh ok. Then I think a builder who does spec homes would be good for you. It’s brand new but no stress or waiting. I don’t know how anyone affords a house in California. I live in Indiana. One of the lowest cost of living states out there. The house we are building would be a 3 million dollar home in Cali or the LA area. It’s only 367k in Indiana. A total of 4000 square feet.

Does not matter because you are not taking either of them when you die. Live your life. Use real estate as a means of investment, not as a long term thing you will take to your grave or “pass on to your children”
Older homes have more land? Perhaps a home from the 1800's but not the 1950's track housing. Track homes are cramped and the yards are small! Old homes are usually a money pit, there are endless repairs, renovations which are not evident when you first buy and the home inspectors don't always catch flaws. People were very poor before WW1 and they had few clothes and not many machines, and no "stuff". An old home will need upgrades that amount to $100K easily, and those are the renovations that are not even visible. Also, NOTHING in an old home is to current day specs. The electrical is completely out of spec and expect blown fuses, lights going out often, no energy efficiency. The outlets in the walls will be few and far between and they are not GFI but all out of current day specifications. The plumbing in very old homes is dangerous lead, which will be corroded over time. In a home built in, say, 1980, the pipes might be cast iron, also degradable. (I know I'm replacing mine now!) If you can afford new construction, do extensive research, watch how homes are built soup to nuts and get reviews for builders. I would not give a lot of money to builders before they start. They could take off with your money and there's not much remedy. An established builder, who has enough money to work first and get paid after a portion of the work is completed satisfactorily, is the best way to go. Get some reviews. Go online and type in "Complaints against ...XYZ Construction company...(you insert the name) and that might be some indication of how the builder handles customers.

I've tried getting an appointment for new builds only SECONDS after the email has gone out to book an appointment and they were literally all filled. My point is, there is clearly demand there so I dont see builders really having any reason to deal with a realtor now.

Another thing I really like about older homes are the simple things that have already been done inside from hooks on the back of doors to extra shelves that may have been installed already. In new homes, you are starting from scratch and having to do all that yourselves.

See, for someone like me, whose tastes are very specific, I feel that's one of the main reasons I don't want to buy a pre-owned home. One of my biggest concerns is getting a 'gourmet' kitchen with upgraded cabinets, marble counter-tops, and a fancy backsplash, and deciding I don't really like it and having to tear it all down and start from scratch.
That's why I'm glad there are lists like this. So we can see the pros and cons of each and decide for ourselves what option is right for each of us.
I'm still two to three years away from buying a home, but you can never plan too early, right?

Builder solvency is a major consideration with new construction based on my experience. Mid build the contractor ran into financials issues and wasnt paying subcontractors. Fortunately our contract stipulated that buyer must directly purchase all building materials and products, so we didnt get stuck with liens but did have to pay legal costs on court action releasing us to move on with another builder to finish the house.

New homes are better overall than pre owned to me pre owned only is better when it’s foreclosure or short sale cheaper than value when economy hits bad new homes are new and can be cheaper and higher return on investment if you want top of line quality a pre own home will not have higher return on investment or better quality than new
I find the older homes were built with more skill and better materials. Small rooms, though.

We're building our 2nd home with a tract builder and I really appreciated the reality check about it's not going to be perfect. Our first home build we thought it was going to be perfect but along the way found errors or imperfections. We now know it's part of the process and to not stress about it, just communicate it as it comes up to the builder. My husband is on site almost daily so have been able to catch things earlier in the process but I know not everyone has the time to micromanage like us 🤣 thanks again, this was very helpful!
More disadvantages of buying a new home: Difficult to get accurate listing information due to fake ads, old ads, misleading ads, wrong map location and omission of land price.

So me and my wife are closing on our first house. It was built in 1963 in Reno NV. We picked it due to location and the 2 car garage has a full conversion into a massive living space ( 441sqft room )
The home inspector found minor electrical and plumbing issues that the seller is having fixed. But all the major things are in great shape and structurely sound. ( roof, foundation, HV/AC etc. )
What things should i be thinking about long term or short term buying this house?
I didn't understand about the floors on the new home cons towards end of video. Could you elaborate? Say they installed it wrong. What does one as buyer do?

Having a home custom built is always more expensive than just buying a new house already to move in correct? For example if they were both in the same area. I can get a brand new cookie cutter home here 3bed 2bth for about the same cost as a used one however it is farther out but dont think I will mind as I live farther out now. It comes with a 10-2 warranty which I have read is not a very good warranty so that is a big drawback.
What if you build a new home in an older neighborhood?
Sir Le Wolfe Plays Roblox those are the best in my opinion because you can have mature landscaping, established neighborhood and sometimes no Mello Roos taxes if it’s an older neighborhood. I’m a Realtor in CA so check out my RUclips channel for tips if you like.
How about the builder’s financial strength? When the home is being built and the builder goes out of business, can I get my money back?

I have a question. When I see on Redfin, etc. et title "New Construction" on the home picture, I was always thinking that the home is ready/built already. But in this video, you sound to be saying that "New construction" means not built yet but you make choices as far as wall color, carpet or not, etc. Can you clarify please? This is why I am asking: I don't have knowledge, time, money, ...nothing to deal with. What should it say for a home which was already built in 2021 ...or 2020 maybbe and just waiting someone to buy it. Maybe from now on, I shouldn't look at the homes descibed as "New construction" I am not sure what those words mean. Thank you.

I still don’t understand the super huge bedrooms in the new homes. What waste of space, resources (heating, cooling, maintenance, etc).
Lots of reasons, depends on personal needs and wants. A larger family may need more than one child per bedroom so for multiple beds, dressers and toys takes up a lot of space. I personally prefer my master bedroom to be a lot larger, I like having a separate sitting area for a loveseat or chairs to watch tv if I choose and a small table to do work later in the evening. Some just prefer the open space instead of being cramped. Not saying any way is better, just depends on the families wants, needs and availability to afford those things if they so choose.

It seems like there's not a lot of disadvantages to owning a brand new home. Besides of course the price.
It’s all worth it in the end. You end up with a house where you got to pick everything out. It’s a lot of work I won’t lie.

cheeriomartinez Oh ok. Then I think a builder who does spec homes would be good for you. It’s brand new but no stress or waiting. I don’t know how anyone affords a house in California. I live in Indiana. One of the lowest cost of living states out there. The house we are building would be a 3 million dollar home in Cali or the LA area. It’s only 367k in Indiana. A total of 4000 square feet.

Does not matter because you are not taking either of them when you die. Live your life. Use real estate as a means of investment, not as a long term thing you will take to your grave or “pass on to your children”
Do you think Las Vegas will have new construction in 10 years?
Older homes have more land? Perhaps a home from the 1800's but not the 1950's track housing. Track homes are cramped and the yards are small! Old homes are usually a money pit, there are endless repairs, renovations which are not evident when you first buy and the home inspectors don't always catch flaws. People were very poor before WW1 and they had few clothes and not many machines, and no "stuff". An old home will need upgrades that amount to $100K easily, and those are the renovations that are not even visible. Also, NOTHING in an old home is to current day specs. The electrical is completely out of spec and expect blown fuses, lights going out often, no energy efficiency. The outlets in the walls will be few and far between and they are not GFI but all out of current day specifications. The plumbing in very old homes is dangerous lead, which will be corroded over time. In a home built in, say, 1980, the pipes might be cast iron, also degradable. (I know I'm replacing mine now!) If you can afford new construction, do extensive research, watch how homes are built soup to nuts and get reviews for builders. I would not give a lot of money to builders before they start. They could take off with your money and there's not much remedy. An established builder, who has enough money to work first and get paid after a portion of the work is completed satisfactorily, is the best way to go. Get some reviews. Go online and type in "Complaints against ...XYZ Construction company...(you insert the name) and that might be some indication of how the builder handles customers.
