    My builder offered upgraded crown molding and trim in my 3,000 square ft home for additional $700. I have 25 interior doors. This was a no-brainer to include

    Our builder offered a 7k credit towards upgrades. We spent 9k. Our favorite upgrades were granite countertops, upgraded cabinets. Also having counters raised (we’re both tall). And under mounted sinks 😊. Our least favorite upgrade was a nicer kitchen faucet. $500 we should’ve bought one afterwards for half the price.

      I’m glad you were able to get in while they offered upgrade incentives !! My wife and signed a contract, the builder was not offering any upgrades. Three months later, I get a promotional email from the builder offering 8k towards upgrades for new customers during the month of July!!!

    This is spot on from beginning to end. Only thing I'd add is that the tile floor he suggests is clearly a desert or warm climate suggestion. If you live in a state where you get those awesome 30 below winters....that's one cold floor! Unless you are doing in floor heating....you don't want a tile floor.

      That's so true! In warmer client's solid surface floors are highly desirable yet it may not be true across every part of the USA or global real estate with varying climates.

    I want someone to edit this video with a "BOING!" every time he bounces.
    On a serious note, we are planning on build a custom home and the best upgrades were the same that we were thinking of: spend the money were it's hard to do the upgrade later. We want security cameras, but know we can't afford all of them at once, so we plan on having the POE cable in place so all we have to do is drill a hole to fish it out.

    You are providing some very good advice! I would add a few things to the list of must haves....
    One, make sure the clothes dryer is on or very near an outside wall, this will reduce the length of the air vent and greatly increase the efficiency of the dryer.
    Not only should you increase the size of the garage, but you should also insist on a 42" door from the garage into the house. Standard 36" doors make move in/out difficult and they even have to be taken off the hinges to bring in the fridge.
    Put a 36" doors into all major rooms such as all bedrooms. Most houses these days use 32" doors making moving major furniture items into the room difficult or impossible. I was once unable to put the couch I wanted into the master bedroom because of the 32" door.
    Keep passageways such as hallways wide, many are barely over 3', these should be at least 4'.
    These are some of the things I insist on and I'll say that the larger garage and 42" door are two of the things that most impressed those buying the homes after I moved on to the next one. Most people don't think about these things but once someone has experienced having them they are very disappointed if they later move into a place without them.

      To be honest, depending on where someone is building a new home (unless truly a custom build) even the major builders change up their floorplans and options depending on where they are building.
      I agree with everything you shared with us. The only issue is here in Las Vegas there aren't any options to increase the size of the garage unless opting for a 3 car garage or more if an available option.
      Truly everything shared with us is very prudent and key considerations I took when my buying current home.

      @@AndrewFinney Problem with the 3-car option is that it doesn't increase depth unless it's a tandem garage. One of the biggest issues at least in TX with tract build homes is that the garage isn't deep enough to accommodate a full size vehicle especially a full size truck like my F-150. So they could make it a 3-car, 4-car or 20-car, it doesn't matter if it's not deep enough.
      You wouldn't happen to know anything about fiber optic would you? I'm in the process of having a new custom house built now and I'm thinking I need to pre-wire some fiber optic but don't have a clue what to run.

    On flooring - engineered hardwoods hold up pretty well to pets.. depends on the wood & finish. Otherwise I agree with most of what was said .. let’s see what did we spend extra on - deep color siding, 14 course walkout basement, 3 car garage with workshop, extra garage lighting & outlets, various stepped ceilings, craftsman style doors, updated trim style, crown molding in ceiling steps, efficient a/c w dual zone controller, plumbing fixtures, tankless water heater w recirc loop, future basement plumbing, counters, kitchen cabinets, kitchen appliances, apron sink, we also dumped money into the master bath shower , we enlarged it and added 2 waterfall heads, 3 body sprayers , & 4-zone electronic controller. Marble counters in bathroom .. (wife insisted). Pretty sure that covers it.

      yeah but wood grain ceramic still holds up even better and costs less. plus it looks better for a modern look. wood flooring in terms of looks seems to be on its way out as far as looks go. wood has that older, rustic look. wood grain ceramic has the more modern look everyone wants and lasts.

    Floor and decor is highly recommended. That’s where we got our wood floorings and fireplace tiles.

    One thing I’ve come across concerning fixture upgrades. In the neighborhood I’m building in, Ryan Homes has tethered the fixture packages to other upgrades; such as the whole house trim, and stair railing-vs-half wall options.

    He talked about having your own subs/handyman go in and do some of the upgrades to save money over what the builder would charge. Not sure if he meant after the job was done or during construction but no builder in his right mind will let you hire your own people to come in before the house is c/od. Maybe flooring but only if you can get a c/o without it and remember the price that the builder charges you for un upgrade includes a warranty. Not so on things you purchase and supply yourself.

    Another tip. Home depot up charges most of their stuff 20-50 dollars or more on home decor things like doors shelves and whatnot than lowes that has the exact same product for normal price

      Shanna Davis really? That’s not the same as my experience at all, I tend to like the styles at Home Depot more, and I usually think they’re more reasonably priced. Always thought the quality was a tad better at Lowe’s for bath vanities, although neither are good. The Costco vanities seem much better and reasonably priced but more than HD / Lowe’s .

    I’m surprised about the tile preference. I actually installed the lux vinyl seems pretty resistant to many things. Not everything like waterproof mascara😂.

    Some things I believed you missed:
    Noob: Upgrading kitchen cabinets for material/look, my builder quoted me $1,600 for the cheapest colored cabinet. Pro: Get the taller cabinets but keep the basic material/look then Paint ‘em White for $400 professionally (or do it yourself for $80).
    Noob: Pay for Tile Shower that is impossible to replace tomorrow & gets nasty over the years. Pro: Base shower & re-glaze when time to sell (will look new after re-glaze).
    Noob: Gets a $8,000 gas fireplace because online claims you make it back in resale. Pro: Electric fireplaces tech have gotten far & are more efficient with 1/10th the price. Better to add a fireplace to every room with extra money saved than a single gas fireplace.
    Noob: But I need it for my dream home. Pro: Every dollar you save from upgrades is less you will have to pay in property taxes & makes it a more reasonable forever home. You can always upgrade tomorrow.

    Advice...stop moving around and standing on your toes when you're doing the videos. It's distracting and your message is not getting across as well. Perhaps sit in a chair next time.

    Great contents especially for someone very new to this venue. I’m signing my pre construction agreement and I was hoping to see what you think about adding a basement wetbar/kitchenette. Rough in is a must but should I go with the cabinets/countertop/sink etc with the builder or do it later? I’m also adding slab door so the basement will have its own entrance. Appreciate your input..

    If you still see these comments what’s the avg price of adding a bedroom to a house that gives the option?

      Excellent question! From what I see in the Las Vegas area is the average price of a room addition around $7,500- 10,000 depending on what's being offered. i.e. walk in bathroom, walk in closet, etc...
      In resale, an additional bedroom (for the Las Vegas Market) generally adds approximately 10k-15k of value depending on location and what's being offered in the bedroom.

      P Turner if you build with a custom builder - yes usually. They usually have suppliers they work with directly to get it delivered and on time. Otherwise I don’t think so, but it’s worth asking.

      Talking to a builder now, they said better for smaller homes, and homes by water and in warmer area it would make more sense. But typically you don't get the ROI

      For all previous videos, if you tap the gear icon on any RUclips video you can adjust the speed settings of the video. Kind of like Audible that way.
      As for the "popping" around that's actually attributed more to physical issues I contend with as by product of my active duty years. Yes, I'm constantly adjusting myself in person too. It's a degenerative disorder. My passion is simply to help you and others make sense of real estate and I'm doing the best I can.
      All the same, I'm going back to being seated in 2021 videos and if/ when I stand I will be significantly more conscientious of my movements.
