    1. Power of Attorney is most controversial document. Until and unless you doesn't meet Principal in person, don't purchase any property just via Power Holder ( Attorney).
    2. Always verify power of attorney, if it is cancelled or not.
    3. Pay consideration amount i.e. cheque or rtgs in the Name of Principal( Property owner) not to Attorney. As attorney is just an agent not owner and owner should get consideration amount. Until and unless power of attorney is irrevocable and attorney has already paid consideration to the principal.

    Check power of attorney for property details. It must contain correct details of property. For example if someone is dealing with Survey no 100/3, POA must have mentioning of Survey no 100/3. If it has 100/4 or anything else, POA is not valid for 100/3.

    Power of attorney becomes invalid after death of Principal.
