VJ and Kohinoor leased a private land from Panchshil for few months to sell their phase 1 to show that their project has direct connectivity from Khardi and calling it under Upper Kharadi but not wagholi. After few months panchshil closed the approach road saying it's their private land and the only approch road is from Wagholi. Now for phase 2, they are saying VJ has paid amount to take back land for road from Panchshil to sell their phase 2 which looks really fishy and seems like they have actually again taken lease from panchshil for few months to sell their remaining inventory

As you rightly explained the builders would have already tried their best to acquire the plot for road development to get benefit out of it however its clear that they gave up now and are willing to sell at slightly lower price instead of wasting their energy and resources on resolving the dispute. At the end its the innocent buyers who are going to suffer and struggle even after spending their lifelong savings and taking bank loans while the Builders, politicians and banks enjoy their hard earned money. Thats why many indians prefer to settle abroad and I would prefer too given a chance.

Since there are many constructions and new projects announced. It's almost 5000+ flats for that stretch including Panchshil, Lodha, Gera -2 projects, pristine & Majestic. The road has bottle neck near panchshil vantage. Also I see many people are facing issues water and electricity.
Developers don't care as if their 70+% flats are sold. Solving disputes and acquiring land for roads are more costly than unsold flats. They will focus on next projects rather than worry about this. But people should be more careful about road connectivity before buying as promises by brand developers never fulfilled.

Very well explained, I have been looking for flat in kharadi and reached out by township developers multiple times, i visited twice and current road from VTP Altair is not something which can be travelled daily. Better stay away from this township for few years and invest in something which is developed at present.
I bought the apartment in Mahindra. I take updates regularly and hear new deadlines for road connecting to Wellington from mahindra and gera. Hope for the best.

I think they have again taken lease for few months from Panchshil to sell their remaining inventory under phase 2. The only actual connectivity is from wagholi as of now. Inner ring is highly unlikely as it would cost so much for gov to acquire land as compared to outer ring road.

The Real question is on what basis the government is giving permissions for new IT Parks in Kharadi if they cannot even provide decent housing options nearby. The Metro and Ring road is still a pipedream and Flat Prices are all over the roof. The second thing is that the Govt should consider heavily taxing the landholders if they do not compulsorily provide land to the government for DP roads in exchange for FSI. Because, in the end, it's the Public who is suffering.
Courts,Rera are in pockets of builders as they have already made arrangements for legal issues also builder is also saying after selling we can't do anything now government should do it 🤣

I have lost 5 lakh, there are many people the toal fraud is about 3.65 crore. The police took 7 months to register the first case. Everything is there in net. The land parcel is opposite to yoo villas and one opposite to baif.
Vj envhante and kohinoor phase 2 is really hot topic on its road dispite, they have allotment on 12 dec, we request yout to make a video before their allotments it will help buyers.
It is a congested project space between towers that are too narrow and there will be a lot of water issues as the project is in 9 acres with 2 acres for ring road.
Its dangerous to buy propeties nearby this road if there is no clarity in future and pending from last 9 years. Hope this road blocker resolved at the earliest so that people can take decision to buy otherwise situation remains in hanging state.

Township permission has a condition that it should have connectivity of 30Mtr road. But your view cannot be ignored and wonders how come reputed builders like Gera, Godrej Mahindra also misleading the home buyers and then whats the use of township sanction.
@akkim5225 Firstly Ashdan Developers pvt.ltd. should make it as a part of township sanction condition, if not residents need to remind them or fight for this and make them to do it.
It’s not exactly as you all might be thinking. While it’s true that a 30-meter road connection is required, this condition only applies when two separate land parcels need to be sanctioned together as one township. For example, initially, this township was entirely in Manjari Khurd, but later, land was acquired in Wagholi. To include the Wagholi land within the township, it had to be connected to the Manjari land parcel via a 30-meter road. The developers have already done this, and both land parcels received township sanctioning. However, it’s not necessary for the entire township to be connected to a 30-meter operational road for township sanctioning. The township is connected on the DP map, as is common across Pune-where many roads exist only on the DP plan and not in reality. That’s the unfortunate situation we face.

If so that means at least we can hope till yoo villas connectivity will be there. Then remains the pending hurdle of connecting it to riverside DP road. Am I interpreting it right or will Kohinoor not be part of the township sanction ?

However, it is already connected via a narrow internal road, which might be the designated connecting road for that project. Simply putting a road on the map doesn’t guarantee that it exists on the ground. All of Pune has a network of roads on maps, but the reality on the ground is quite different. Watch the full video thoroughly to understand better.

It's a harsh reality, but we need to acknowledge that the developers have their own strategies, and sometimes, buyers get caught in the crossfire.

The Real question is on what basis the government is giving permissions for new IT Parks in Kharadi if they cannot even provide decent housing options nearby.
The Metro and Ring road is still a pipedream and Flat Prices are all over the roof.
The second thing is that the Govt should consider heavily taxing the landholders if they do not compulsorily provide land to the government for DP roads in exchange for FSI. Because, in the end, it's the Public who is suffering.

I have lost 5 lakh, there are many people the toal fraud is about 3.65 crore. The police took 7 months to register the first case. Everything is there in net. The land parcel is opposite to yoo villas and one opposite to baif.

Township permission has a condition that it should have connectivity of 30Mtr road. But your view cannot be ignored and wonders how come reputed builders like Gera, Godrej Mahindra also misleading the home buyers and then whats the use of township sanction.
if there is a condition like that, what about the people that have already got possession in VTP, Godrej?
@akkim5225 Firstly Ashdan Developers pvt.ltd. should make it as a part of township sanction condition, if not residents need to remind them or fight for this and make them to do it.
It’s not exactly as you all might be thinking. While it’s true that a 30-meter road connection is required, this condition only applies when two separate land parcels need to be sanctioned together as one township. For example, initially, this township was entirely in Manjari Khurd, but later, land was acquired in Wagholi. To include the Wagholi land within the township, it had to be connected to the Manjari land parcel via a 30-meter road. The developers have already done this, and both land parcels received township sanctioning.
However, it’s not necessary for the entire township to be connected to a 30-meter operational road for township sanctioning. The township is connected on the DP map, as is common across Pune-where many roads exist only on the DP plan and not in reality. That’s the unfortunate situation we face.

Thank you for clarifying this but that means the Kohinoor land parcel also needs to be connected as a part of the township. If so that means at least we can hope till yoo villas connectivity will be there. Then remains the pending hurdle of connecting it to riverside DP road. Am I interpreting it right or will Kohinoor not be part of the township sanction ?
@@snilesh7893 If I am not mistaken, Kohinoor Riverdale is part of the township. However, it is already connected via a narrow internal road, which might be the designated connecting road for that project. Perhaps they considered this aspect.

Simply putting a road on the map doesn’t guarantee that it exists on the ground. All of Pune has a network of roads on maps, but the reality on the ground is quite different. Watch the full video thoroughly to understand better.
