Good Luck to you guys! We were planning on buying land to build our dream place last year when my better half happened to find a property with a house that was almost perfect. We bought it and can now spend our time slowly making it perfect. Nothing like the scale you are looking at but big enough for chickens. I can't wait to follow your journey!
Wow, prices are way cheaper than Tennessee. Just land anymore runs high and a full farm is at least a half mil to over a million depending on how much land and how hilly or flat it is. (Also just land and undeveloped is about the same depending on how useful it is.) We are looking for a larger farm and it looks like it will be a long while. At 60 and 62 it may not be in our future unless we move to a different state. Then I would have to leave my son and 3 grands. :( Our daughter and 2 grands would be moving with us as well as our other son.

Internet as well as electric. Internet being important for various reasons. Eventually we are thinking semi off grid and installing a large solar unit or two. We aren't even looking for a house on it.

Blackbutt is a name of a tree variety here as well.

Those places are a lot cheaper than the region where we bought.
