aaaaaaaaabsolutly. The homestead affects a different number altogether. We could still get you a significant reduction, but sometimes depending on your homestead a reduction won't impact your tax bill. Regardless, I recommend filing a protest
If we use Free Tax Protest should we receive a value notice? TAD shows $0.00 for value for 2024. Not sure what that means. It saw something that said Value Pending. For 2024 under documents it shows No documents to display. Thanks for all your help!
You have not received a value notice because TAD did not produce one your your house yet. They told me they plan to process another batch in the first half of June. When they do, they'll send it to me then I will email it to you. I am 99% sure I filed a protest for you already, however there will be a 30 day deadline to file a protest from the date they issue the value notice. If you want me to check your specific property, just email protest@chandlercrouch.com

My gosh. that is horrible. Its legal, but it shouldn't be. I have a list of things you can do to help. Here are a few: The easiest is to simply call the mortgage company and ask them if you can spread the escrow shortage over a 2 year period (they put it on 12 months by default). This will drop your payment. While on the phone with them, I'd ask them if you can drop your PMI. You may or may not have it. Also, I'd check to make sure you have all the exemptions you qualify for. Homes are barely selling and prices being reduced with high interest rates yet they still increase property value assessments. We could be in a depression and they would still say our home increased to collect taxes. I really hope the new elected ppl will change this. Too much tax burden on property owners in texas.
In my experience trying to argue land value is more difficult than just focusing on the value of the entire property. Taxes are based on the value of the property as a whole too, so it gets most of my focus. I love when people start with low expectations. Its much easier for me to exceed expectations that way haha. I've certainly seen enough unfair protests. Luckily now, I have enough tactics/tools and have built trust that I end up getting pretty fair treatment from the folks I deal with.
