Built our new home with Polycrete systems (ICF with steel framing instead of plastic) and no price drop would have made me change product. ICF is the way to go for a new home if you want a clean workplace, a fast build and a sturdy one. We did it all by ourselves with no prior experience and got nice comments on it from the manufacturer.
Roughly, we have a two story, 2080 square feet house with a single slope metal roof. We also have a 400 square foot garage attached to it. All in all, we'll be under 350K$ including all costs (gypsum walls, plumbing, electricity,etc). The trick to save is to do most of it yourself, of course. Hiring someone to do it all ruins the deal.@@mylegalassistants

I qualify for my building contractor license in florida this year. I'm hoping to be one of the only icf builders in the panhandle. No one builds with ICF here except one other company but its few and far between. Maybe because concrete is almost 205 a yd for 3500 pump mix w fiber. With storms getting stronger and summers getting hotter, ICF is the future.
This is great. But how did you get $218 for ICF total? Blocks are $4.60 a sq ft. Need 32 sq ft. $4.60*32 = $147 Concrete is $150 a yard. Need 0.59 yards to fill 4'x8' ICF wall. $150 * 0.59 = $89 Total ICF cost is $147 + 89, or $236. What did I miss?
So if my math is correct, its approximately 1.298 times more expensive to build with ICF (168 x X = 218, X=1.298). Totally understand that those prices will fluctuate on location, but it's a good reference point to know (plus the energy savings/storm resistance you mentioned)
Do you know the difference in price of a litedeck floor with all needed materials and a standard wood floor? I saw your litedeck roof video and I'm thinking about using litedeck with an icf basement.
You have to take out the hours for the foundation crews too to get accurate comparison, when that’s taken into account icf is likely faster, since the stripping process is minimal and only requires brace removal….

One quick comment, if you use a bulk price for the ICF forms, shouldn’t you use the bulk Home Depot pricing for the 2x6s? Actually, I guess if you did 5 1/2 studs for the double top plate, it would cancel out the $.63 bulk discount per board. Carry on! 😂
Quick RUclips tip... Your video's volume is not normalized loud enough. If you turn on "stats for nerds" (right-click the video or go the settings on mobile) you'll see the Volume > Content Loudness on this video as -20.7dB ... If you boost the volume while editing, then upload again you'll see this number get closer to 0dB. This will help viewers hear you better and not need to turn up their volumes so much.
Five studs per 48 " width is not correct for estimating. The last stud serves as the first for the next panel: at 16" centers it's just three studs per panel

Where do you get those miniature ICF blocks for your desk? Also love your videos, I've started modeling a project with CAD using BuildBlocks ICF resources to see if I can fully grasp how to put together a 2000 sq ft residential home with the hopes up building it one day.

The attorney general of missouri is supposedly after them on a badly botched icf job…. If u can get one bought at that price and it’s complete u should do it! He’d be selling our kit as a loss!

Yes but only the walls, everything else is the same so it ends up being 3-5% more all in most of the time

On the next cost update, also do a zip r6 in zones that requires a continuous external insulation.
