I am glad you didn't make it run down. We got plenty of run-down buildings in the country, and I think it will be uplifting if you take a building that is in the real world and renovated it to give it either its original look or a new look. Such as a historic building.

The cafe is so sweet and the vibes of this whole build are so cozy that I am sorely tempted to buy two of the kits I don't have just so I can download this lot and it be complete. It's gorgeous... I can imagine so many of my sims hanging out here!
I used to live in little Nampa, Idaho (which is bigger than where I live now but that’s besides the point) and the downtown had a run down, old and musty record shop next to some thrift stores and cafes…this gives me those vibes and I love it.
This could totally be a radio station/record store for the students in Copperdale kinda like the movie Empire Records❣️ I love your creativity Griphi you’re so good at what you do! ☺️

I would also like to comment, that I am glad you had fun making this lot, and don't take this as criticism, but I think the studio is small. Where is the band going to play?? I know we don't have drums--unless it is a mod--but there needs to be a space for live music. It can be a place for a small band to put together a demo. I like the coffee shop idea, but I think you could have used that room for the studio. Or an auto shop/gas station/beauty salon.
