I wish I could live this way I need it for my health. The fact you have to get permission to live on a piece of land seems very wrong to me though, all I want is to live off grid with my family not bothering anyone or anything. Living in peace. The local council sent him a bill for his rates, he blew up. The local council does not provide him with anything, he provide his own water, sewerage,rubbish disposal, electricity. So he's no drain on the council. It went to court, and he was stuck with his share of building and maintaining the road that provides access to his home.No matter what you do, one way, or another, they will screw you.

I’ve had the dream to be off grid in wales for the past 15 years but couldn’t afford even the land. I knew that having your own land represents freedom, but freedom isn’t cheap, so then I started a new plan to raise the money I needed to do this. The process isn’t finished yet as I’m still not where I need to be but at least now, I can see light at the end of the tunnel regarding my financial prison. I can't afford to buy anything in England but saving towards buying land somewhere cheap and sunny abroad. However, apparently there's free land scattered about England that you can claim but you have to make sure it's unregistered and no owner and that's the bit I'm clueless about lol but maybe that's something you could look into for Wales. I was there visiting at the time the animal barn was being constructed, I even knocked a few nails in the wany edge timber and applied some plaster to the lath by hand! For a home mortgage where we live in the Midwest, closing costs are about 2-3% down on the homes sale value (around $2600 or so and that could even be negotiated to have the sellers pay some or all of closing if needed) and then another 2-3% down for the home itself (we had to save about $6k to $7k set aside in total for our house costing $164k before sales tax, leading to a total of $167k after taxes tied into our mortgage). We also do have our insurance built into an escorow account. Plus a home inspection (about $40-$100 will need to be put in place before purchase. Your realtor (I do suggest using one with good reviews and experience) will go over all of this with you as well as which bank or credit union your mortgage is approved. Our bills are always budgeted to the highest bill ever paid for each bill are they are laid out as follows. Mortgage $1216.89 Apr. We are aiming for growing all of our food this year (savings of about $200 weekly) and saving for solar panels to be placed on our home as well as a wood burning stove. (Which will raise our home owners insurance slightly but worth it). To purchase land in itself, in most cases, it will need to be paid for in cash (no mortgage). To note: all of this is the base/ground work of home operation and ownership. Each home will vary due to up front and operational cost. I realize this post is very long, but I do hope it answers some questions to home ownership that you may have had.

We live in a suburban area of our township and own 1 acre of property, so with building a tiny home here, plus food growth, etc. a tiny home, due to building codes, etc. would not work. If it were more rural, (about 10 min from our city) we may have gotten more away with it. We were looking in that direction as well, but placing land under a mortgage is not going to happen. In order to go that direction, the property would need to be paid for in cash, or a personal loan would need to be put into place and those come with different protections and interest rates than that of a standard home mortgage.

I have a questions? When you are old and one of you is left and there is no one else to look after you what is your plan for survival? What happens if you have mobility issues and can no longer tend to goats and chop wood and grow food? What's the plan?

What an amazing couple !!! I so resonated with not feeling rooted. I’ve never til I have now moved into a little hunters shack in a tiny hamlet of 170ish people with a 1/4 acre of land. We wanted to be in the country someday, but this is our roots. We’re putting in a garden this year, and have solar panels for electric we will be putting in after we get our roof redone as it’s leaking badly. We’re retired early and are onto our next adventure. I visited some years ago. It is lovely, but it is hard work and maybe not suitable for people with health issues whether physical or mental. It is also a lot of work to complete the paperwork that is required by the welsh authorities. Definitely not an easy option but I hope a lot more OPDs are granted. These people were the pioneers.
Just wow! I cant tell you how much i feel a longing to live like this. I've grown my own food and herbs for a few years now and the more i do the deeper the connection to the earth gets. The peaceful light in Tao's eyes tells you these folk are onto something, something that a lot of us know we have lost in our overly industrial societies but all too many of us have no idea how to re-find it. My missus and I kicked around the idea of trying to see if we could get into Lammas a few years back but, in the end, sad to say, decided we were too old for all the work that would be needed.
I like what you have done. Trying to do something like that where I live in the US is not possible. But we are slowly getting off the grid. Create 90% of our power needs right now.

I'm so jealous of people in Europe, especially the UK. Here in the US, every square foot of land is burdened with so many building rules and regulations that it's impossible to build anything like what you have. I want to move to Europe, but it's so hard to immigrate there without some sort of job or family tie or a load of money in the bank if you're retired. I have none of that, so I'll spend my "golden years" here trying to make my tiny little over-regulated corner of the world as nice as possible.
What state do you live in? The US has extremely varied local laws regarding building allowances. There are many states that are more accepting of off grid living. From everything I've seen of Wales/UK they have just as many laws as we do.
the rules and regulations in the uk are WORSE than in the us. only wales has a scheme for sustainable living and people have to fight local government to get the permission, the land is expensive and a business has to be run from it and every year the productivity and ALL money in and out both personal and business are audited to check targets were reached. its a big hassle basically and all these videos only show the good side of it.
This is exactly what I’m intending to do in Kazakhstan. The walls would be much thicker as the winter is colder. I’d have the same emphasis on out buildings so that everything doesn’t happen in the same place. Choose the fruit and vegetables carefully. Not a lot of need for outside jobs and high pay because all necessities are there. Great project.

We do not trust anyone to watch our son, so the life insurance policies you see (of $1M each at time of death) and the way this is orchestrated is really our only option at the moment. At time of death, it will be split between assets of index funds in the stock market and lived on 4% of the total (about $40k annually) will cover the bills forever) How we save for retirement is through my employers (401k with a match of $0.50 for ever $1 we throw in, up to 15% per paycheck).
We are aiming for growing all of our food this year (savings of about $200 weekly) and saving for solar panels to be placed on our home as well as a wood burning stove. (Which will raise our home owners insurance slightly but worth it). To purchase land in itself, in most cases, it will need to be paid for in cash (no mortgage).
To note: all of this is the base/ground work of home operation and ownership. Each home will vary due to up front and operational cost.
I realize this post is very long, but I do hope it answers some questions to home ownership that you may have had.

We live in a suburban area of our township and own 1 acre of property, so with building a tiny home here, plus food growth, etc. a tiny home, due to building codes, etc. would not work. If it were more rural, (about 10 min from our city) we may have gotten more away with it. We were looking in that direction as well, but placing land under a mortgage is not going to happen.
In order to go that direction, the property would need to be paid for in cash, or a personal loan would need to be put into place and those come with different protections and interest rates than that of a standard home mortgage.

What an amazing couple !!! I so resonated with not feeling rooted. I’ve never til I have now moved into a little hunters shack in a tiny hamlet of 170ish people with a 1/4 acre of land. We wanted to be in the country someday, but this is our roots. We’re putting in a garden this year, and have solar panels for electric we will be putting in after we get our roof redone as it’s leaking badly. We’re retired early and are onto our next adventure. This is what I want to create in my life one day
I visited some years ago. It is lovely, but it is hard work and maybe not suitable for people with health issues whether physical or mental. It is also a lot of work to complete the paperwork that is required by the welsh authorities. Definitely not an easy option but I hope a lot more OPDs are granted. These people were the pioneers.
Just wow! I cant tell you how much i feel a longing to live like this. I've grown my own food and herbs for a few years now and the more i do the deeper the connection to the earth gets. This year I'm going to make tinctures and learn more about herbs for medicine. Your home is truly beautiful and amazing and incredibly special. I live in Saundersfoot, Pembs. So not far from you! The peaceful light in Tao's eyes tells you these folk are onto something, something that a lot of us know we have lost in our overly industrial societies but all too many of us have no idea how to re-find it. My missus and I kicked around the idea of trying to see if we could get into Lammas a few years back but, in the end, sad to say, decided we were too old for all the work that would be needed.
You make it sound so easy, but it's very hard in the UK to get land with planning permission
They don’t have planning permission for all that. It’s in Pembrokeshire where there’s allowances for these things.

I'm so jealous of people in Europe, especially the UK. Here in the US, every square foot of land is burdened with so many building rules and regulations that it's impossible to build anything like what you have. I want to move to Europe, but it's so hard to immigrate there without some sort of job or family tie or a load of money in the bank if you're retired. I have none of that, so I'll spend my "golden years" here trying to make my tiny little over-regulated corner of the world as nice as possible.

It's the same here regarding over the top planning permission and regulations, you just gotta play the game and hope you don't get caught.
What state do you live in? The US has extremely varied local laws regarding building allowances. There are many states that are more accepting of off grid living. From everything I've seen of Wales/UK they have just as many laws as we do.
the rules and regulations in the uk are WORSE than in the us. only wales has a scheme for sustainable living and people have to fight local government to get the permission, the land is expensive and a business has to be run from it and every year the productivity and ALL money in and out both personal and business are audited to check targets were reached. its a big hassle basically and all these videos only show the good side of it.

This is exactly what I’m intending to do in Kazakhstan. The walls would be much thicker as the winter is colder. I’d have the same emphasis on out buildings so that everything doesn’t happen in the same place. Choose the fruit and vegetables carefully. Not a lot of need for outside jobs and high pay because all necessities are there. Great project.
