Chris, you gotta totally go Route 66 on this one. Black and White checkerboard paint etc. It will pull the nostalgia of the drivers and attract more business. I'm sure you got it, just giving some positive feedback!
Why not rent a skyjack work platform and to paint the roof use an airless sprayer will save you time and money . to water proof around the lights use what electricans call duck seal its what we use to seal around outdoor electrical entrances and boxes .

With regards to the wax etc u wont use If possible look at monetizising it during launch in someway giveaway etc or free wax to get rid of bring in the punters and then switch to the good stuff once uve got them hooked As they say the first hits always free XD capitalise with the free stuff however u can to attract the business

Having those nice bright lights and cameras is a great investment for reducing crime/loitering/vagrancy for the whole area. Just feels less sketchy.

That’s amazing, I’m afraid to look and buy a car wash far from where I live, I feel that it’s hard to keep it good if you not near by.

Have you considered wacking some solar panels on the sites you own? Unsure if it'd be in your budget, but take advantage of that California sun?
I can't even get up that early let alone work on a car wash.
