      About 5K an acre is normal... "Not in Washington". instead of 5,000 per acre you get it for 50,000 per acre.... What a price hike!

      ​@TheDjVtraxx Not me! Out where I am east of Seattle ot goes for an average of about $400,000 per acre. And that's not even for good property. The good spots go for 1.5 million and acre. That's 1.5 million an acre for land only. And because I'm in a coparenting situation I'm stuck to within 5 miles of here for 10 more years. Sigh.....

    Jeff was great. I liked his contributions. But, I really prefer the information dump you provide in the regular format.
    When I’m finished watching your videos, I ALWAYS feel like you provide me everything I could think of and more.
    You probably could hit a great sweet spot with a combo of the formats while still being respectful of the length of the video.
    Keep up the great work and KUDOS for trying a new approach on an already successful channel.

    Great job showcasing the property. But I like it better when you guys show how far a property is from stores and other cities. Property tax is awfully high now for such a rural area. Washington and Oregon have gotten ridiculous. Even in rural areas now I see. I used to live in Vancouver, Washington not far from there and had friends who lived in this area whom I visited there quite frequently. The property tax did not used to be that high. Especially for just bare land. I would hate to see how much it would be once it was developed. Property tax is becoming as bad as California now. Price also seems too high also for just land in that location being it is not in a major city. Beautiful property though. But looks like it is priced as though it is lake front property. Properties with creeks in that area are common and not in short supply because it rains most of the time there. Should not be that much with just a creek. If that land was in a drier climate with a shortage of creeks, that would be understandable. It seems way overpriced to me. But that is just my opinion. I am sure there is someone who can afford and appreciate it. Just not worth the property tax or the price to me being I am familiar with this area. Not a bad area, just not that great of an area to me either to pay that high of a price for it.

    As a Texan in the dry ass south, this would be a dream property. Trees and water? Awesome. I would pay 500K for that in Texas.

    There are fish in the creek, cutthroat trout and there are still small steelhead and salmon runs, but not a lot.

    Interesting property although with all those easements and the creek issue there isn't much actually usable land and it sounds like it might not be possible to build a permanent structure with septic, saying people have been interested in things doesn't mean those things are even possible. This one would scare me to even consider touching especially at that price, go a little farther northeast and you will do better.

    Im in Washington born and raised, and lemme tell you this place is being ""developed"" to death, apartment buildings everywhereeeeeee, avoid at all costs if possible, the nature here is dieing and becoming more like New York city than the woods. Were getting flooded with Californians and people from oregon.

      You don't even understand how cheap that is for this area. It's out of control. I mean this is "cheaper" because it's basically an unbuildable piece of land with high taxes and right next to a meth trailer and garbage dumped everywhere. Imagine how much good land is. For example the lot near me is 1.5 acres and is 1 million dollars. And it's not even that good. There are much higher priced lots a bit further down. It's absolutely insane here. Insane.
