Sally, $395k is about as affordable as it gets for a house, built, on 6 acres, in a protected area, on a lake. This, what you see here, is about as good a deal I’ve ever seen. They only issue that ‘might’ be is year round access. If this land was in Colorado you would have to add a digit or two. (3 mil up)
I attended and graduated from UMFK! Fort Kent is glorious! I wish I could get my husband to move there! I’d buy this in a heartbeat!! But he says he needs the ocean. SMG!

The government is relatively okay. Yes, I know the whole system is a mess no matter what state you live in but lots of out of state people and trolls like to gripe about Oregon but if you are low income the Oregon Health Plan will take care of you like no other state will. The biggest downside of living in the West is fire and the threat of drought and lack of water. I don't think anybody who lives in a place where it rains constantly can truly understand this fear we have of burning up. Water is life!

Jason this property and others in similar countryside settings do not typically have access to blazing fast internet connections. That being said the current owners both work from home and use their laptops to work. The speed at the home is 4 Mbps download and approximately 1 Mbps upload. Starlink internet is an option that if you need much faster connectivity has great promise. My brokers installed it at their cabin and have 50Mbps download and 20Mbps upload speed.
This property reminds me of Frostbite Falls, Minnesota which was located on US/Canadian border but neither country wanted to lay claim to it.
We are glad Maine can lay claim to Fort Kent, one of the most beautiful regions in the northeast.

The taxes are about $5500 and the property is in the shoreland zone.

Property taxes are accurate. In Maine they pay for fire and police, public works, education and public administration as well as county taxes are all part of the property tax bill.
Does it come with all the toys? ATV, tools, canoes, etc.?
No it does not come with all the toys. It comes with the appliances refrigerator, range, washer dryer
