When you talked about losing the value of the entry into the business that you gave in case you give up on the purchase, I think that if the owner gives up on the sale he will have to give you double the amount you paid to formalize the business. In other words, if you give up the purchase you lost 2 thousand euros, if the owner to give up the sale he will have to pay you 4 thousand euros.

Also with Finanças it can be checked for tax debts and other debts
If you buy a plot with a ruin on it you don't need a habitation license Right? But I do need a building permission to renovate it to a permanent house? Or do you just begin to renovate the ruin without any permissions ? 🤔

Clear and sensible advice, I would emphasize that there are some really dodgy estate agents out there (ERA), they ask your budget and then offer you properties at twice your target price, the smaller agents are usually better. I used BM and I can highly recommend them even after I bought they still give me advice on bits and bobs 2 years later.. trust your instincts.. Happy hunting and good luck.

To add to the information given here; you can get the stamp duty all the way down to zero percent, depending on the price you pay for the peoperty and the taxation value afterwards. Also it depends if it will be your main residence or holliday home. The rustic part and land you buy without property on it will always have a fix rate around 5 percent. Cheers!

I do not know the Porto area, sorry. Getting a bank loan is not hard if you got a western European/ American salary. The process is very annoying. My experience is that most banks have no work ethic. Everything is slow in comparison to the experience I have in Holland.

Yes when you want to make an offer to buy property you make a previous "promissory purchase and sale agreement" contract where you have to put 10% or so of the final price you're offering. If you withdraw and the sale doesn't take place you lose your money. But also if the seller who signed the contract with you does sell to anyone else it has to pay it back to you as well. So you have to be committed and serious to your offer and don't go around make offers you cannot fulfil.

That’s what I loved about living in Germany was the “bulk rubbish” nights, recycling everything, from pots and pans to furniture. Some amazing things thrown away! Maybe take a drive to Germany with a van and enjoy!
It was the same when we lived in the Netherlands. Still quite a long way to go though unfortunately. We used to go over to spain pre-covid but it was pretty slim pickings unless you drive closer to madrid.
Thank you for an informative video! My partner and I (from the UK) currently live in Bulgaria, living a similar lifestyle to you. We've been here several years now and love so many things about life here, but one thing that is missing is a community of 'like-minded' or younger people. We are friends with the locals of course, but most are pensioners, as younger Bulgarians tend to live in the cities. We are considering moving to Portugal in the future and from a little research it seems there are quite a lot of people living a sustainable / off-grid lifestyle. I wonder if you have found a community of people doing a similar things to you? Or similar age group? I understand life is more isolated when you live rurally, but it's nice to be able to exchange ideas with others sometimes! Thanks! :-)

Hello and thanks for your support it is much appreciated. You do have to be very careful where you buy land and make sure you are not in the middle of a eucalyptus forest , there are quite a few fires that get started in summer. Most get put out quite fast but there was one 60 km away that took 2 or three days this year to be put out. You just have to be really careful ,obey the rules and clear your land.

My ruin was prior to 1951 so all I did was to refurbish it.... i had no problem and 3 years have passed. the permits here take forever (over 2 years sometimes) and the cost is the same as the fine you get.... so it pays off to do your thing and if they fine you just pay.
Good advice, and Your right, it's all about the Portuguese independent lawyer. Going for a month this year, thinking of buying something. Find a nice area then find a house and a piece of land. Thankyou for the good advice! 😁
Number 1. DO NOT buy a property near eucalyptus trees, it will scare the crap out of you every single summer. Cars are cheaper because it is so cheap to get them fixed, a full body refurb and complete high quality respray, Eur650, in the UK £2000+. If you are foreigner always obey the laws and rules, in Portugal or anywhere. We paid about Eur500 for our lawyer and everything was very quick and easy. Ruins are bad news in that it will take at least a year to get anywhere, even before you start. Best get something that just needs work, like a roof plus, but ruins are cheap for a reason. We got a really good agent and they did everything including a bank account and everything happened so quickly. We found a great builder and now everything is finished, except a few odds and sods.

rent a house first there are houses from 100 to 200 months after living in the region, you will find out whether you like the place or not ..... buy a house, you have time - with time in the region, hire a lawyer from the nearest village that he knows where there are inheritance houses they are sold for half the price of the agencies -- a lawyer will take him 500 euros at the most to handle the papers for the purchase of the house the agency has a commission of 5,000 --- I am a cattle breeder , not lawyer

Very good advice, congratulations! As a Brit living off grid in Spain in a container house, I came across a few of the things you mention. The "derecho de acceso" or right of access is a big thing to look out for as you say. Even if someone else´s land isn´t in the middle of yours, make sure they don´t need to access their land by going through yours because, for example, your land is between the access path and their plot. Our neighbour has a 15 year feud (typical rural story) with his neighbour who drives a combine harvester straight through his land once a year at harvest time. :-) Also, the "hidden debts" are a problem. In Spain, you have to check for council, provincial AND national debts and embargos as they come under different authorities and that can be a burocratic nightmare. When we bought our neighbour´s plot I had my bank account embargoed for a hidden unpaid debt which luckily was only 30 € !

Is that the case in Portugal? What are the names of the authorities, for example "Camera", that you need to investigate for hidden debts?

I have 2 plots for sale 9.500 euros with 170 olive trees in production, you can build a 200m2 house too, 20,000m2, the other is land 12,000m2 for 7,000 euros. Both are within 2km of each other at Maella Aragon.
If you put a offer and pay a fee (normally 10%) of the cost of your farm. And the seller back out you going to receive 2x times your money. This is normal. If you back out you loose your money 2000€, if the seller back out he need to pay you the money you allready give 2000€ and more 2000€ equal to 4000€. Yes the standard cost of a lawyer is 500€. But some lawyer (at least the best) cost a lot more. Because this is a simple process to do, they know what to do and they consult online if the property is free of debts/land pledges/or ancient taxes owned by the ancient owners and can make a contract that if you buy after August (the previous owner pay the taxes for that year, i know land taxes from the government in Portugal are very small), my land (agricultural land) in Lamego is 60€/year and i have 3 acres/1,2 ha of land. When hire a lawyer ask the cost for all the process and go to one that cost the 500€ (standard cost of this process). If you hire a top notch lawyer you can pay even more the cost of the land.
@@rubberbandunited You have a few factors, the size of the land/house, the type of the land, the region (city hall), and how old is the house, if you have a pool (the pool give more value to your property, i remember read that the city wall even use the google maps to find out if the ppl build a pool without telling them). Normally they lower the taxes after every 5 years, the house is being older, but never lower the taxes if you have only land and raise if you build a pool or build something they think going to give more value to your property, the essencial is the value of your property. One exemple i read somewhere that one property pay 50€/year and the neighbor pay 100€/year when the size is almost equal, because in the neighbor land pass a small river that put more value in that property. Lamego (belong to district of Viseu) and in this district the cost of the taxes is a little bit higher than Castelo Branco, but lower than Coimbra or Aveiro. If the city need people to live there normally they lower the property taxes, in Lisbon, Porto and Algarve (Faro) you pay more, Lisbon is the highest taxes in Portugal. My brother pay 600€/year for a house in Lisbon with 5 bedrooms, with 2 floors and the house have 300m2. In Castro Marim (his apartment for holidays and summer cost 300€/year). But i pay only 60€/year for agricultural land and a small house (with more than 100 years in stone) in Lamego (Viseu). I know that in Castelo Branco area you can pay only 100€/year for 10 hectares of land. I do think that Guarda and Castelo Branco are the lowest property taxes in Portugal. PS: The property taxes in Portugal is (IMI - Imposto Municipal sobre Imóveis).

I am looking to buy this small plot of farmland with a ruin on it as an investment as I am starting to doubt the security of the banking system. I would like to renovate the ruin into a rustic tiny home full of charm, but do not see myself living there anytime soon as I still have an elderly father here in Germany to attend to.

We got them from a spanish company but were not very happy with their service so I wouldn't like to recommend them but i recently saw some good prices on solarshop.pt and you could also check out spark solar ,our friend bought his from them and was very happy.

Talking about listed "articles" inside your land that belong to some one else, I did hear that in Greece it is possible to buy land but in some cases, some individual olive trees still belong to 3rd parties.... wondering if that could happen in Portugal....seems a bit strange, but who knows?

Yes when you want to make an offer to buy property you make a previous "promissory purchase and sale agreement" contract where you have to put 10% or so of the final price you're offering. If you withdraw and the sale doesn't take place you lose your money.
But also if the seller who signed the contract with you does sell to anyone else it has to pay it back to you as well. So you have to be committed and serious to your offer and don't go around make offers you cannot fulfil.

That’s what I loved about living in Germany was the “bulk rubbish” nights, recycling everything, from pots and pans to furniture. Some amazing things thrown away! Maybe take a drive to Germany with a van and enjoy!
It was the same when we lived in the Netherlands. Still quite a long way to go though unfortunately. We used to go over to spain pre-covid but it was pretty slim pickings unless you drive closer to madrid.

We are considering moving to Portugal in the future and from a little research it seems there are quite a lot of people living a sustainable / off-grid lifestyle. Hello and thanks for your support it is much appreciated. You do have to be very careful where you buy land and make sure you are not in the middle of a eucalyptus forest , there are quite a few fires that get started in summer. Most get put out quite fast but there was one 60 km away that took 2 or three days this year to be put out.
You just have to be really careful ,obey the rules and
clear your land.

This was something totally new to us, in Malta you can put an offer on anything you want and until you put a deposit and sign ,it's not a deal .

My ruin was prior to 1951 so all I did was to refurbish it.... i had no problem and 3 years have passed.
the permits here take forever (over 2 years sometimes) and the cost is the same as the fine you get.... so it pays off to do your thing and if they fine you just pay.

Number 1. DO NOT buy a property near eucalyptus trees, it will scare the crap out of you every single summer. Cars are cheaper because it is so cheap to get them fixed, a full body refurb and complete high quality respray, Eur650, in the UK £2000+. If you are foreigner always obey the laws and rules, in Portugal or anywhere. We paid about Eur500 for our lawyer and everything was very quick and easy.
Ruins are bad news in that it will take at least a year to get anywhere, even before you start. Best get something that just needs work, like a roof plus, but ruins are cheap for a reason.
We got a really good agent and they did everything including a bank account and everything happened so quickly. We found a great builder and now everything is finished, except a few odds and sods.

Very good advice, congratulations! As a Brit living off grid in Spain in a container house, I came across a few of the things you mention. The "derecho de acceso" or right of access is a big thing to look out for as you say. Even if someone else´s land isn´t in the middle of yours, make sure they don´t need to access their land by going through yours because, for example, your land is between the access path and their plot. Our neighbour has a 15 year feud (typical rural story) with his neighbour who drives a combine harvester straight through his land once a year at harvest time. :-) Also, the "hidden debts" are a problem. In Spain, you have to check for council, provincial AND national debts and embargos as they come under different authorities and that can be a burocratic nightmare. When we bought our neighbour´s plot I had my bank account embargoed for a hidden unpaid debt which luckily was only 30 € !

The lawyer can check everything for you. Make sure you get one.

Little trick for you guys: second hand items are expensive because Portuguese people expect bargaining from the potential buyer! For example, if they are selling something for €50, they're actually expecting to get €30.

Here in Northern California our family lost three homes in the Paradise fire in 2018. Believe it or not we're kind of used to it

If you put a offer and pay a fee (normally 10%) of the cost of your farm. And the seller back out you going to receive 2x times your money.
This is normal. If you back out you loose your money 2000€, if the seller back out he need to pay you the money you allready give 2000€ and more 2000€ equal to 4000€.
Yes the standard cost of a lawyer is 500€. But some lawyer (at least the best) cost a lot more. Because this is a simple process to do, they know what to do and they consult online if the property is free of debts/land pledges/or ancient taxes owned by the ancient owners and can make a contract that if you buy after August (the previous owner pay the taxes for that year, i know land taxes from the government in Portugal are very small), my land (agricultural land) in Lamego is 60€/year and i have 3 acres/1,2 ha of land.
When hire a lawyer ask the cost for all the process and go to one that cost the 500€ (standard cost of this process). If you hire a top notch lawyer you can pay even more the cost of the land.

@@rubberbandunited You have a few factors, the size of the land/house, the type of the land, the region (city hall), and how old is the house, if you have a pool (the pool give more value to your property, i remember read that the city wall even use the google maps to find out if the ppl build a pool without telling them). Normally they lower the taxes after every 5 years, the house is being older, but never lower the taxes if you have only land and raise if you build a pool or build something they think going to give more value to your property, the essencial is the value of your property. One exemple i read somewhere that one property pay 50€/year and the neighbor pay 100€/year when the size is almost equal, because in the neighbor land pass a small river that put more value in that property.
Lamego (belong to district of Viseu) and in this district the cost of the taxes is a little bit higher than Castelo Branco, but lower than Coimbra or Aveiro. If the city need people to live there normally they lower the property taxes, in Lisbon, Porto and Algarve (Faro) you pay more, Lisbon is the highest taxes in Portugal.
My brother pay 600€/year for a house in Lisbon with 5 bedrooms, with 2 floors and the house have 300m2. In Castro Marim (his apartment for holidays and summer cost 300€/year). But i pay only 60€/year for agricultural land and a small house (with more than 100 years in stone) in Lamego (Viseu).
I know that in Castelo Branco area you can pay only 100€/year for 10 hectares of land. I do think that Guarda and Castelo Branco are the lowest property taxes in Portugal.
PS: The property taxes in Portugal is (IMI - Imposto Municipal sobre Imóveis).

I am looking to buy this small plot of farmland with a ruin on it as an investment as I am starting to doubt the security of the banking system. I would like to renovate the ruin into a rustic tiny home full of charm, but do not see myself living there anytime soon as I still have an elderly father here in Germany to attend to.
I have been told that the ruin is pre-1951, but I would really like to have everything checked out before I make an offer and put a security deposit down on. Any pointers would be much appreciated.

Talking about listed "articles" inside your land that belong to some one else, I did hear that in Greece it is possible to buy land but in some cases, some individual olive trees still belong to 3rd parties.... wondering if that could happen in Portugal....seems a bit strange, but who knows?

Sad history, in Lisbon just one night I got 6 computers in perfect conditions in the street to pick up. I imagine that in Australia too there are places where there aren't those things either. Otherwise you can always go back homeland 👍🏻🌞
