    Look man I respect your life experience. Your home value only goes up and interest rates only go down. You lived a fantasy life.
    Now consider this:
    Italy is gorgeous, but they're giving away houses for $1 these days.
    Ask yourself why that may be, and then consider if prices in Florida might not only go up forever.

    Beach property goes up 2,000% the last few years,, then comes down 20% 😡,,, what a deal🙄. About 43% of all homes in Florida are paid in CASH. That also means a very large percentage put LARGE down payments on property.,, NO CRASH in Florida. You want cheap housing move to Texas,,, good luck with that 😔 though,,, cheap does not equate to quality of life

    We moved from Florida to Texas, the housing market is extremely over priced , the traffic and accidents in Florida is horrendous , people are rude in Florida, the only good thing Florida has going for the state is the Governor!!

    Kicking myself for not buying a Destin property back in 2011. Now I don’t know if I’ll ever be able to afford to buy one let alone rent one as a snowbird! 😢

    I don’t agree with your outlook on property values . No doubt this is a prime location and prime property prices can go up and down the same way any property goes up and down … I could write ✍️ a very long comment which Would be like economics 101 but to keep it short the rise in interest rates affects the value of EVERYTHING. think 🤔 about Warren buffet quote “ rising interest rates are like gravity ( downward force ) on ALL asset prices “ I’m 35 years real estate developer and investor and I have a big stack of cash 💰 invested in short term treasuries and in interest accruing bank accounts waiting until the end of 2023 or earlier part of 2024 until some good value real estate comes for sale … anyone who’s rich and doesn’t need to sell and won’t sell for a reduced price is indignant because the market pays what the market pays and if they want a certain price they may have to wait for 5 years until the price goes down and then goes up again , this is emotional behaviour because 5 years is a long time 🕰️ and do the numbers on what you could earn with the cash from a sale by using the cash for something else and if your life moves on why hang onto something when you can move onto a new phase of your life … I’ve seen this before at a downturn it’s the battle between the seller and the buyer and In the end the buyer wins because the buyer doesn’t need the property as much as the seller needs the cash 💰

      35 years as a developer? Excellent. Give me some insight on where you think the market will end up 5-10 years from now.
      “This time is different” they keep saying. Who really knows. Honestly, I’m using the 1970’s as frame work added with a little common sense to try and predict the next 15-25 years.
      Again, nobody knows but it’s probably best to act as if the good times are never coming back, at least not how we once knew it.

      @@legacyrydeshare3478 who knows what the definitive future looks like but my view is this is no different than any other cycle 🔁 in the economy…. Prices go up as debt levels go up and then the debt has to be paid back so people and the governments and bank and everyone concentrates on debt reduction so debt is paid back and borrowing slows and spending slows , as spending slows demands slows as demand slows prices go down with all assets … it’s so simple that people miss it pay your debts , stop spending until debt is reduced until it’s time to go again …. Prices will go down the they will be flat then they will rise and if you can guess by how much and how long you will do well
