I must say I really did enjoy this video, But I am trying to delve into something different more like trying to find another way to add to my passive income, was into stocks few years back but I didn't really get a grasp of it so I lost interest. I hear of some recent stocks that got huge rise. I kinda feel interested again but still don't know how to go about it
The stock market controls a huge part of my passive income flow, I invest big and my profits come even bigger...Thank God for stocks like TSLA,DOW J, NYSE made most of my profits from these

There are so many stocks going rocket in the long run....right now its safe to invest in an ETF that track the S&P500 and ride it out. I put $220k into some growth stocks with a financial advisor handling my portfolio... Some of my picks are NVR, LISP, SW, SEB, VOO, DOW J, NYSE, NASDAQ,IVV, AAPL,BRK-A,TSLA..I have gotten 86% returns so far this year, I will see where it goes

The problem with your approach is if the old house, kitchen, master bedroom has a poor layout, flow, or is small then the new version will have the same problems. You really have to look at each house and decide what the best changes are for the buyer or renters. Ditto for electrical. If the electrical is old then you should just rip it out--that way you will have an updated electrical system (enough outlets and lighting, good wiring etc) and not a fire hazard. Also, you are right, new cheap things look pretty new after installation but what about a few years down the road? I always look for the sweet spot--good quality, timeless style, but not necessarily high end or designer where you are paying a premium. Finally, it is many times much easier to replace than to renovate.
It's actually good that he bought this house stripped, a lot of time the demolition during a renovation will uncover issues with the property that are not apparent until you actually get there. This way, there's less surprises and probably leads to a more accurate budget. It's also exciting to see the guts of a home, but maybe that's just me.

Totally agree, when I began remodeling 1920's multi-family almost all contractors advised reaping out the original kitchen cabinets and do a complete renovation saying that was cheaper. That is just stupid, I kept all the cabinets painted it over with hipster colors, replace knobs with trendy ones, and called it a day. When I listed the property at a 'market price' I had lines of applicants out the door and some applicants offered higher rental bids, crazy. I hate spending money you can't get back.

Porcelain sinks, toilets, and bath DO get noticed. Mandatory it is porcelain, in my opinion. No marble counters since they are now the choice for Tiny House Homeless shelters (See Springfield, MO.)
