    Builder cannot sell covered parking also. Builder can only legally sell garage under the new RERA Act which is basically a space covered by walls on three sides.

    Dear Sir, I am your regular viewer. You are doing such a great job and creating awareness. I asked so many times and last month you have also mentioned that you will make a project review on Itrend Waterfront Ravet project. I awaiting for that. At least tell me I should buy that property or not? As my budget is 45 Lakh for 2 BHK and they are offering me too.

    Hello Saudaghar, Thanks for your efforts and knowledge you share us. My Question is that If the Project has G+2 Parking then what will be better floor option for us to choose the parking?. I asked Builders sales man to give Ground floor but he said they have not opened the Ground floor parking allotment so I had to select 1st floor parking.

    Hi sir , mene builder ko devlop karne plot deyi tha.. plot devlop karne ke bag builder muze flad Dene ke liye GST mang kar raha hai.. DAPA karne ke bad maze gst Dena hoga..

    Thank you Sir for information. Why you have not covered question regarding tax liability which I have added in comment section last week. Can builder ask to pay his tax liability to buyer when government value is higher than sell value. If buyer not ready can he force cancelled booking.

    Sir , I have purchased a flat in jharkhand with covered parking space and it's been 3 years since purchased flat and till now builder has not alloted parking as it did not mentioned any parking number in agreement paper or deed paper and I was parking my car at one since then now builder is saying that it will allot parking on the basis of lottery system is it wise to do so as I have read that builder is not authorized to allot cover parking space even if he does is it wise do so . Builder was telling that after selling all flats he will allot parking

    Sir, I want to buy flat in Apostrophe by Kasturi Hinjawadi phase 3. The land of the project is on 99 years lease land from MIDC. Will it be wise decision to buy flat. What will happen to that land after 99 years? Builder is saying it will be auto renewed with nominal charges

    मैं ज्यादा पड़ा नही हूं इसलिए मैंने अपना मकान एक बिल्डर से बनवाया था लेकिन उसने एग्रेमेट में मुझे नहीं बताया गया कि कार पार्किंग भी बेक रहा दी अब मैं उसके खिलाफ कार्रवाई कर सकता हूं क्योंकी मार्स २०२४। को एक बिल्डर फ्लैट बिक गया तो वो बोल की मेरी तो कार पार्किंग स्थल के पैसे दिए हैं मुझे लगता था की पार्किग मेरी है यह मकान को बने ७ साल हो चुके हैं क्या मै इसकी कॉम्पलेट अब भी कर सकता हूं या कोई अन्य रास्ता है मेरी मदद करें

    If i buy a good property today, after 15-20 years is it guaranteed that i will get a good resale value? Maybe 7-8% XIRR?

      Do not buy investment property with a home loan. Only buy if you can pay the money yourself upfront, pay as per the construction linked plan. Only then you will see any returns

      I would suggest there are better option for investment. Property should either be purchased for self living or alternate source of income. Not for earning by resale. In cities like Mumbai, there are a lot of empty houses which people are holding to sell at high rates and on the other hand, there is no affordable property available. This gap is creating because people are treating property as investment most of the time.

      @@himanshushekhar9956 After 15-20years, the building, the flat, the amenities everything would start looking old, you would barely be able to beat inflation. The way I see real estate investing is finding a good but undervalued property during launch, bargain hard, pay for it yourself via CLP periodically, and once you get possession sell immediately or within a year. Real estate is a great and dependable way to diversify your portfolio. Especially in today's circumstances, I can tell you all my other investments are down, only my real estate portfolio is up.

      @@LifeCharcha I agree to a certain extent. Blindly putting money in real estate is no longer going to work, like it did in the past. You have to do your due diligence, I still feel real estate is a great way to diversify your portfolio. Looking at real estate opportunities in Tier 2 cities might be a good idea going forward

    hi Saudaghar team.as always all the questions explained in simple words so everyone can understand.
    I have one doubt regarding COVID extension and flat possession delay.
    during the first COVID wave, govt have given extension of 6 months and during 2nd Wave .6 months extension so total extension is 12 months.
    I have booked a Flat in March 2021 registration completed with Possession date in Agreement December 2022. Post 2nd wave 6 months grace is given.
    My question is my possession date of December 2022 is inclusive of 6 month grace of 1st wave ?
    if i consider 6 months grace period till June 2023 if i didnt receive the possession then will i be able to claim compensation from the builder ? or I can claim only after December 2023???
