    thanks for the rent breakdown - with all the influx of tourists to DR im pleasantly surprised rents are still reasonable and havent been driven up by foreigners and their salaries

    I have a house in SD that my family lives in that's $200 a month. It's in the hood but in a nice part. The area can get sketchy at night but in the day it's fine. I've stayed there many times but I prefer Piantini or Naco area for myself.

      I definitely get you, there are hoods that have "nice" areas within the hood itself...something only us dominicans could understand, lol

      @@PurelyWalkingwhere I live in ensanche Luperon is considered middle class but the hood is a few blocks north. Also even Capotillo has nice areas where nothing happens like Calle puerto plata or around there

    Regardless the influx of foreigners or other factors, rent stabilization is extremely important for the working class and other local families. This is one irreversible mistake that i do not wish to see in DR.

    As a foreigner, you want to live as close as possible to the center. This is where you find the nightlife, shopping, restaurants and ......... I stayed at Piantini and I payed $1000.00 per month in 2023. It was a new building with a 24 security, gym. swimming pool, furnished and all utilities included. Crimes can happen in a good neighborhood as well, you have to be aware of your surrounding and take the Uber at night.

    Great video! I pay $1400 (84,000 dop) in city center. One bedroom, in a Torre.

      Sounds about right, if youre living in a tower with all the amenities (social areas, pool and/or Gym, etc)

      @@PurelyWalking thanks for the reply. Yes it’s with all the amenities and electricity included. If somebody pays in advance several months rent or gets a better deal, I think it’s possible to get my apartment for $1200 or 1300. I’m not the best negotiator 😂.

    I checked an apartment in January behind Claro building on Kennedy close to Agora but behind, and he wanted $2200 a month, it was a large apartment but older building. I rented it for 7 days from him to try it out. I was confortable but older model, Nice apartment but I passed. I think it should have been $700 - $1000 range. I've also tried more modern apartments that were much better for $900 a month. I really think location plays a lot in SD.

      Wow! I would definitely not pay 2grand for an old apartament (at least not now in 2024), there are so many modern builds that are a fraction of that!

      @PurelyWalking I just rented a 1 bedroom in April for $55 a night in Piantini and the owner wanted $750 a month. A buddy of mine owns the penthouse in the same building and he paid $750k for it. I couldn't believe that, but he showed me the paperwork. Dang 🤪. But it's 5 stars. It's by Taco del Sol. Right smack in the middle of Piantini & Naco. These modern joints are 🔥. Imma definitely cop me one. One day lol.

      Yes, the most efficient way is to find am agent. Also, you can go on supercasas.com to find an apartment that suits you're needs

    In 14:26 believe me, those 1 B apartments she's talking about are not even apartments per se, they are independent bedrooms that are terrible looking, usually located in patios, I've seen them myself and I wouldn't live there. I got lucky 5 years ago when I found where I'm living now, it's in Arroyo Hondo II near the Jardin Botanico, my unit faces back but it's right in the avenue, a bit noisy and polluted, but it's a full 1 bedroom apt. with a good living room-dinnig, decent size kitchen and bathroom and a big bedroom, no day parking though. I started paying 10k and now I'm paying 14k which is not bad for the area and everything feels close.

    I used to rent near the park in the zone of colonial, I had a small business there too. Rent wasn't bad, small one bedroom

    Prices are expensive in relative terms, most people make US$100~US$200, some people make US$500 and very few make more than US$1000k.

      Its awesomeeee youre investing in Punta Cana, its a great place to invest. In Santo Domingo, there are plenty of places you can look into, it just depends on your budget. Start by looking in supercasas.com so you know what you can get for your money. (I have no afiliation at all to this website, its just a tool Ive used in the past)

    I am visiting Santo Domingo for the first time this summer for my birthday and I got an Airbnb in piantini. If I like the area which I hear a lot of good things about I would like to move there with my brother in the future. Could you give me an estimate on how much a 2 bedroom could go for in that area? I know you said $800-$1000 but I was wondering if that was for a 1 bedroom or not. Also would you have any other recommendations that we could possibly move to in Santo Domingo. I hear Santo Domingo Este is a lot cheaper but somewhat still decent. I hear piantini is luxurious but safe and I like that about that area. That fits what environment I am looking to be in especially since I hear it’s by two malls, a supermarket and restaurants.

      In Piantini you can get a one bedroom for 800 to 1k. If you want two bedrooms it would be about USD 1,500 (you can even find small fully furnished apts at this price). If you want to be closest to the malls and restaurants, Piantini and Ensanche Paraíso are ideal. You can also look for other nearby sectors such as Evaristo Morales, urbanización Fernández and Julieta Morales.
      Other options of sectors that are not near Piantini but are very good locations are: Gazcue, El Millón, Las Padreras, La Esperilla, and Bella Vista.

      Cristo rey is big and it has some outside areas that are more like ensanche La Fe than Cristo Rey. I gess that side can cost 20k

    This are not good examples of rent prices for tourists. Most of these people are living in areas that a tourist won't tolerate,even if they are cheap. Now, either way this country is cheaper and safer than other similar countries, and you can find a centric 2 bedroom apartment for about 500 dollars. You could also find a beach front property in Samana for a similar amount. Either way, transport is a more difficult issue to deal with than housing.

    Without seeing the interior and facilities doesn’t make any sense all you do is just given quotes, you have to show what people get for the money they get charge

    We're paying 15k for a TWO BEDROOM apartment in Santo Domingo East (parking not included, so we have to park on the street). It took us a whole year to find a place to live that is not 20k and up for a tiny apartment with two bedrooms (we are four people in total). For you to casually say _"oh that's nothing for foreigners"_ , let's not forget they're earning in a different currency, plus foreigners earn significantly MORE than your average middle class Dominican. You sound incredibly out of touch. After COVID, renting prices have risen to ridiculous amounts, especially in places that are not safe.

      15k pesos is equivalent to 250 USD. So when I say for foreigners it's not much, it's because it's true. Foreigners earn in dollars and they are used to way higher prices in their countries compared to this one. It's not out of touch to say facts.

      For anyone going to DR with USD or EUR, even the priciest properties in SD are not outlandishly pricey when compared to their counterparts in the US or Europe. I'm told that with at least DOP100K you can give yourself a relatively luxurious lifestyle. For DOP60K you can give yourself a middle-class lifestyle not to different from that of the US or Europe. In DR, DOP60K a month is *a lot* of money.
