The boxing up above the kitchen may be due to exposed gallow brackets. Had to do something similar on my previous property. Looks horrible but not really much you can do tbh.
Best solution is to remove the chimney above as well and have the brackets in the loft, anyone doing so, take plenty of pictures throughout to prove it is done right, to go with the building control.

I’m not calling these guys liars, every house I’ve looked at for say £110k -£120k has ended up selling for £140-£150k. A £79k house doesn’t exist in walsall

This is a really bad example the chance of buying a 110k property for 79 k is extremely low. The profit did not really come from the refurb but from the very unusual purchase price. Had this been bought at closer to the 110k the profit would have been around 10k
@@h3steven I disagree. 23 years as a property developer and investor I have bought hundreds of properties. A 25-30% discount is extremely rare. Even cash only purchases won't guarantee this kind of discount, there are plenty of cash buyers around when a 40k profit is at stake.
@@h3steven like I say, 23 years experience at this and I know dozens of other developers and investors its rare to get a discount like this. If it was common place, everyone would be doing it. I even had a case similar to this with no kitchen and bathroom. Once the seller discovered from the agent a basic kitchen and bathroom at a cost of a few grand would yield a much higher price than I was offering, he did the work and he got 20k more than I offered from a first time buyer An agents job is to get the best price for their client, afterall. How many other examples have you of substantial discounts in the hottest housing market since 2007?
