    2nd one. It's practical. You have a good place to start/sleep. You can rough renovate, finish 1 and sell one and get some of the capital back and keep renovating 2nd and 3rd!

    You guys are great. We've been inspired to do a lot of the work needed in our home as DIY projects.
    As a viewer I'd love you to go for 3, the potential if it all worked out would look incredible. But my brain tells me it could open a huge can of worms for you both that you don't necessarily need!

    Love property 2 - would give you great opportunity to trial diy projects in each flat that you haven't had a chance to yet. Would love to see more tutorial videos from the diys you take on that includes measurements/steps etc. Loved your last series!

    They are all amazing properties! Number 1 is my favourite, number 2 I feel will go up in price massively as you say and 3 is a lovely however I feel you’ll need a lot more professional help and money. Would be hard and stressful but worth it at the end!

    I’ll watch which ever property you buy but since you asked, the 2nd one seems like the best. It has great resale value and you have a place to live while renovating. To keep it interesting you can style the flats differently and even floor plans. Good luck with your decision ❤

    As a tradesman i often come across couples who have renovated a small house with success and believe they can do the same to a large project, it’s a totally different ballgame, as long as your prepared for that with more reliance on professional trades then best of luck with it guys, bigger the house, bigger the potential issues

    Ooooh the choices! I actually love number 1, I also think the flats would be great! Number 3 is too much IMO can't even think about the amount of work that'd take 😅 and no planning permission 👎🏻 I'd love to follow the reno though!! Good luck with whichever you offer on! 🤞🏻

    2nd one is the most practical to do but if your adventurous the barn conversion with the views would be AMAZING....Think hard about this though.. We bought a bungalow with land and beautiful views and it was more work than we first thought...None the less it's our home and we love it ❤.Just keep a good contingency and what you think you will pay for things pretty much double it.. Best of luck from Ireland ❤

    Hard no on the wildcard barns. I feel like you will definitely do a project like that at some point, but your skillset isn't up to that yet.
    Number 2 is my personal favourite option. Like some others have been saying, you can sell each flat when you're ready to. Plus, just to alleviate the boredom or repetitiveness of the project, you can name a theme or 'pattern' to each flat, so bottom one can follow a green/forest theme while another one follows yellow/beach and things like that. PLUS you can make several sets of videos looking at renovating the landing and main corridor between the flats, you will pick multiple front doors at a time!

      Also, this feels like one of those Grand Designs projects, where the competent DIYer bites off more than they can chew. Wouldn’t want that to happen to you guys, as you deserve to succeed

      Just a thought you guys need to consider where the main water supply and electrical mains are as it could cost thousands and it will push you guys to learn much more than you already do. If you guys ever need plumbing advice, feel free to contact me

    Posh flats in aldeburgh would be a gold mine! You’d have London second home owners queuing up for them. For me it’s the clear top choice, but I suspect they’ll be plenty of local developers with deep pockets eyeing it up too. The barn conversion looks honestly an unsustainable amount of work for 2 people.

    I live near Aldeburgh. it’s predominantly a second home owner town now, unfortunately, but does give a higher value for selling purposes. Parking is horrendous, especially in Summer (locally known as silly season!) it could be a bit of a walk with building materials if you don’t have your own parking. Sizewell C is now underway, and always looking for rentals. If you could get one done it for renting out it would certainly help pay for any future building work. I always like to say, if you don’t mind a slower pace of life, and no deliveroo welcome to our little east coast Suffolk! We really do live in a beautiful area on the Suffolk coast, but agreed, our water is shocking! Best of luck with your future endeavours. Xx

    No 1 is the safe bet, No 2 the auction may run away because of the investment return potential. No 3 that is a crazy project but may bring in the most youtube revenue for you both. Good luck for whatever you go for

    I’d go with No 2 - great resale value and you could focus on one flat, finish it and then rent it out to get another income source. (Or Airbnb). Repeat it with the other two flats. At the end you can choose to stay landlords or sell as you planned

    I'd go with #2 - most straightforward your concern about it being repetitive could be alleviated by putting a tight time scale on the project - tweak the design of each flat for variety. Quick in and out - high return on investment. I think the barn is something to grow into also seems very rural do families want to be that far out? Not sure after school activities - lots of driving etc would this be an issue re. resale? #1 is beautiful but like you said close to the road. #2 safe option yes but quick return if you implement the time stamp. Good luck guys whichever you choose you'll do great.

    I'm indecisive so no real help, they're all amazing options! Love the old buildings of 1 & 2. Option 3 is definitely craziest idea but exciting to take in whatever direction you want. Looking forward to see what you decide 😊

    I love love number 3 the barn! Its absolutely gorgeous obviously it needs a ton of work but that is literally my dream! I could literally have my own horse ranch ! A dream swimming pool and a hot tub! However like I said it needs the most work of them all. However If this is only your second or third home purchase I would consider the second property and make it in the two 2 bed flats and one bed flat you would make a killing profit if you were to sell them after they were complete! Or you could rent them on to tenants , but that would be if you wanted to become a landlord and rent them out yourself. The rental market is huge but really expensive at the moment so now would be a good time!

    Although the 2nd one might appear the one as you have multiple properties, therefore thinking you may make more money, the problem with self contained apartments in a single house is that you have many overheads on top of the initial payment, first it will be leasehold so you have an annual leasehold payment on all three properties. You will also have a monthly maintenance fee again on all three properties, this will cover items such as paying for a gardener, paying for outdoor and inside lighting in the common areas, a portion of this will go towards building insurance, possibly a cleaner again for the common areas. Part of this fee will go against the general maintenance and upkeep of the property and be saved in a separate account, It could be a small amount or it could be quite significant and that is something you would have to set up a direct debit for on completion and is non negotiable.

    The barn is BY FAR the most interesting as a viewer. And will keep you on your toes. Number 2 confused me, do you own that entire building? Or just 3 flats in the block? If the latter, it's definitely a no. The first one's cool - but pretty much the same as your last renovation? Gut, update, sell. Number 3(Barn) hands down winner for me.

    I think 1 or 2.
    Going on 2, I think you could attempt to make all three different in their own way. So you aren't feeling so repetitive as you mentioned. Could be quite fun as if they are 3 individual renovations.

    Glad you guys decided to keep the channel going with new properties. Financially project 2 would probably make most sense, but personally I'm not very interested in a renovation series on 3 small apartments. Project 3 seems a potential money pit, I don't think there is realistically anything of the current structure you'd want to or could save... it's basically a teardown job and building a (massive) new house all on your own... interesting project to follow though. Project 1, of the three, I guess is the safest bet and most in-line with your previous project if you want to keep your audience in mind. I'd definitely watch it.

    Love you 2. If we were your age we would be doing the same. We’ve done up 3 houses and got the highest resales on the street and now at 53 mortgage free, the dream! I’d be going for number 2. Individual flats and design and a separate flat to escape to. Keep up the great work xx

    I'm a builder in south east and I've watched your entire renovation series and can honestly say the 1st property is probably your most sensible bet with the experience you have and funds available. You'd be able to generate some great content and also a hefty profit if you do it right which would open up so many doors for future properties. With property 2 i agree on all your points and see that as a prime example of being marketed to investors, but like you say very repetitive and boring work doing flats.
    Now with property 3, although you both seem to really love the property you need to look beyond and REALY, REALY make sure you understand how big of a financial risk that would be and the amount of work needed even just to secure the planning; some planning taking over a year. You need to look at Part Q planning and see how likely it would be able to meet the criteria. Saying you do succeed and get planning you will need considerable amounts of cash to fund the build even if you manage to successfully secure a self build lender. I have recently priced a barn conversion of similar size for a client with the structure more intact and arrived at figures close to £320K before without finishes. Is there power and water there? these can cost a lot depending how far the transformer is away. How much are you realistically going to be able to do yourselves? And for the bits you can't do, how much is someone going to charge you? How long are you happy for it to take? Although there is a structure there is it structurally suitable to be converted into a dwelling and how much structural work is required.
    Looking at the listing online the red brick building seems like your most likely building you'd be able to convert without having to completely start from scratch, but would still say it's one big project in itself likely requiring underpinning and an entire new roof. The other outbuildings look like they will basically require you to just build new structures from scratch or carry out extensive structural works to make them comply with regs.
    Personally i feel that the price overall for 3 is too high as with not even having outlined planning. There are lots of unknowns and huge financial risks so i'd make sure you have lots of money behind you and more experience if you were to do that sort of project. You need to seek some expert advise with the likelihood of planning before even considering it as a project tbh. I don't want to be a naysayer but just know how much things can escalate with those sort of projects and these are the ones that can either be the best or worst decision of your life. Basically it comes down to how much money you have at the end of the day as that's what a project like that requires.

    What I enjoyed about your last series...You "doing it yourselves"! The less interesting episodes were when you had tradesmen i.e plasterers come in and do all the work for you. Learn how to do it! it's an incredibly hard but well worth learning. Far more skilled trade when compared to say, an electrician, where "this wire goes there, that wire goes there", when you can stop whenever you want, when plastering you stop when the plasters ready! It was great seeing Nicky do Brick laying! Who'd have thought a girl with no experience could do such a good job.

    The first house would be my choice it looks like an amazing house which will look, fabulous
    When finished. You could do that one no problem and you're to be in love with it already which is half the battle. I think the barns are a step to far at this stage you need a bit more experience. The flat would be the easiest option if you could get in budget but a bit boring and you could soon loose your enthusiasm for it very quickly. Good luck with whatever you choose to do.

    Flats, all day. Only question I raised was about minimising disruption to other tenants. Like what if you need to rip out the ceiling to access pipes, neighbours will probably delay this as much as possible.

    St Albans house for me as i live fairly close by! Its a beautiful historic town to live in with an amazing cathedral, market town and schools. The house looks beautiful from the outside so would love to see it come to life xx

    Another con for property 2 would be, potential mortgage issues/ purchasing issues with it being currently in 3 flats (could be difficult with the mortgage when you start selling the flats individually) also legal fees for creating leases for each of the flats etc when you come to sell. You’ll need to look into all the building requirements for communal areas etc

    Definitely the Aldeburgh property, but it would be nice as 1 house not 3 pokey flats! I work in Aldeburgh and these properties are loved as second homes by the London crowd. I have a feeling you have probably already chosen though, possibly one you haven't shown at all😜❤

    From a business standpoint. Definitely the second one. Live in one while you renovate the other two. You could even consider selling 2 flats and renting one flat out so that you have some consistent income so you don't need to worry about affording basic necessities.
    The barn would be amazing so much potential but you would definitely be biting off more than you can chew. That would need so much money invested to get it to where you want it to be

    I think no 1 is best as it's a logical step up on your journey. The busy road doesn't seem to affect the house prices, so should be good even in this market. On 2 - have you looked at resale prices if you made it into a family home that it once was? Or even make into 2 larger flats. I do think the barn conversion is the project you'd want in a couple of years. You could always live in a caravan while doing it, but getting the planning in place first is a must.

      Unfortunately for number 2, as we just would own 3 out of 4 flats- we couldn’t turn it into one big home! We do love No1, and as you say, house prices don’t seem to be too effected by the road noise! 😀

    The barn all the way, you’ll be restoring a piece of history and I think buyers will really value that when you re-sell, i honesty think the upside of the returns will be huge on a property like that once complete, it will be so unique and sort after. If done right this could create some immense wealth and really set you guys up ! Barn all the way !! Maybe in the contract of purchase have a long settlement so you can get the planning approval on the way without paying repayments or interest.

    I absolutely love the look of the first one! It’s so pretty, but the busy road would also worry me, but I do have pets so that would be why. The barn could be STUNNING! But…….the money being pumped into it will be ALOT! So excited as we plan to sell our bungalow next year for our forever home!

    No.3 and you could take it onto grand designs haha just one thing I’ll say with old barns is make sure that old roof is asbestos as you’ll have to hire specialists to come out and take it off not something you’ll be able to do by yourself and will costtttt

    The flats I think, you can bulk buy kitchens, bathrooms, flooring tiling, plus you can set yourself in one whilst doing the first two. The first one could be completely gorgeous though when done up but could be a money pit!

    Love watching you 2 whichever property you choose. No. 1 has huge curb appeal but I would imagine No. 2 is more practical & has great potential . No. 3 is scary 😂. Good luck x

    Number 3 is a rebuild not a renovation. I've made that mistake and lost my life savings pretty much after planning issues (it was listed too). Hence I reckon for you at this point no. 2 is the one to go for. Different to your last project and doable in sections as you suggest. Light tidy up and live in the one bed - do up both 2 beds and then lastly the one bed. No brainer.

    I think the flats give potentially the greatest return and flexibility. The barn would be amazing, but an enormous amount of work especially as you're relatively inexperienced. If you were planning your own forever home it would be perfect, but you want to come out of this financially ahead and with your relationship intact (I presume). The first house would be a great second choice.

    Has your place sold and are you doing a Vlog on the profitability after costs? I am not certain either of the 3 are right for you guys, I guess its ensuring you don't stretch too far to ensure you have sufficient funds to finish the work but also equally important to ensure it is a challenge to develop further your renovation skills.     Wow, you've been super busy & you've found some real gems. Property 1 could be a beautiful home, however, I would be concerned about the hidden costs. I've just had a full new roof on my property which ate into my budget. Properties 2 has amazing potential & looks more manageable with a great return. Property 3 has fantastic bones & I've no doubt you would have the time of your life renovating. It's incredible & your vision gets me excited. Good luck with your decision 😊 See you in 2 weeks xx

    Number 2, its more realistic. Not just in the doing the renovation, but also selling separate flats would be much quicker than a big mansion. There is more people with the income that allows them to by flat, and much less people who can afford mansions like that. The third one is that kind of house you do when you have all the money to renovate the house available in cash, so there is less chance you get stuck with house (that no one can afford) and a huge debt.

    I think the barn conversion would be interesting but without planning permission, it could be a big risk. I really think the second property, the three flats, would be the best for you. Keep the videos coming, I hate waiting two weeks.

    I would think option 1 would be best for you. Fairly quick turnaround and a good profit. Option 3, leave it to a builder , it will take years and be a money pit, it's virtually a new build without planning permission.

    Out of the three the second has the most potential and would be nice to see what you could do with it.
    The smartest choice would be to buy a council house (they are undervalued), spend as little on it as you can (most of the stuff can be found on facebook marketplace if you don’t need it straight away), and sell it.
    Council houses are kept to a certain standard, so less constructional work for you.
    You also don’t need to put a 18k kitchen in. Let the buyer change it if she wants. Refurbish it You also don’t need to put a 18k kitchen in. Let the buyer change it if she wants. Refurbish it. Paint, new floor, painted cabinet doors and a new sink already makes a massive difference.
    I bought an ex-council house, spent 15k on it (building a patio, pergola, workshop, landscaping, new floors, carpet, walls). After adding everything, including solicitor, agent fees, moving cost, etc it is worth 65k more, making it a 65k profit.

    I feel, lovely as the barns could be, there would be a money flow problem. And it is a daunting project for a professional builder to tackle let alone yourselves. The flats, although not my favourite, would be the best option. Do up 1, sell it, keeps the money flowing, which I believe is the object, to make money. House number 1 would be interesting, and make money

    I’d go with number 1, number 2 is okay but no chance it will stay at that price, number 3 is the perfect one but without planning it’s a crazy risk, number 1 to drown out some of the road sound is put big square bushes in front of the house where the wall is which also makes the house more private to foot fall going past the house, you could also choose to knock down the garage for more garden space but then I think people would prefer to have the garage there. Create a little decking area and some fake grass and jobs a good one AND I RESLLY WANT TO SEE A SEE THROUGH FIREPLACE!!!!

      Big square bushes were defo in our thought process when viewing the house. We also thought about taking down the garage for more turf at the back- but then realised it may not even increase the value as the garage could also be really useful.     Wow, you sure are setting the standards high and low. # 3 is definitely way too much work and money however the country life is so appealing and beautiful. # 1 would drive me nuts with traffic so close to the house and parking looks like it would be scarce. # 2 has my eye, kind of like the three bears, to hard, too soft #2 just perfect. Whatever you decide I will be here watching every episode. Loved your last house reno and I am sure I will love this one as well. Happy hunting and have a marvelous two weeks.
