    How is it with all the real estate "experts" on RUclips, YOU have the best information for purchasing a home?
    The tornado path search is excellent. I also conduct searches for flood zoning.

      Thank you very much!! I've been a real estate broker for 10+ years. I've also almost been foreclosed upon. So, when it comes to real estate thinking outside of the box comes natural. I'm just thankful to God that I've finally found my happy place: mixing the real estate with the agriculture. Great advice on the flood zone search!

      I actually am trying to buy a farm in an area that has just ‘exploded’ and is THE most desirable area to head to, as they are flocking in but the masses! The problem is several others who are ‘oddballs’ like me also noticed or felt something big was coming, so they came into the State, bought property that has been valued for $68,000 since the 1970’s. They were lucky enough to get it for THOSE prices, as residents of the State KNOW the area, know it’s probably #2, if not #1 in the National for having entire families, homes, livestock , go POOF from a SINKHOLE! It is actually a running joke within the State every time we HEAR the word sinkhole! 😂 But, here comes the WRONG! They are grabbing the properties as fast as they can for $60-$100,000 properties, and selling them, no improvements, or BARE MINIMUM, and then asking $1.6 million dollars for the EXACT property THEY negotiated down to $77,000, only several months prior! How is THAT legal? Then, because they aren’t getting anywhere NEAR that ridiculous ask, they accept a lower offer but say in the listing,”under contract or sale pending, still accepting backup offers.” Really? That would be wrong too!
      But I am a startup, and I REALLY DO have a bombproof business. I AM the only, or better, first of my kind, that I’m aware of. And I provide services to people in NEED of a little help. I use new therapeutic modalities to help give people improved relief from depression, anxiety, PTSD, etc. That is one of 3 LARGE modules. I won’t discuss the rest of my BP online, but, I NEED 5-10 acres, and a horse ready property. I have FOUND a ton of them! But sadly, Mr. Westchester County bought it for $77,000 in SEPTEMBER, made ZERO improvements, and are asking $1.9 million for a property that looks as if it were last furnished un 1977! Not ok! I will offer the most recent tax assessment + value gained percentage, and THAT IS what the property is WORTH! It wouldn’t be ble to be INSURED for $1.6 million, so you’d take a MASSIVE LOSS should you find yourself in a sinkhole! Yet they’re getting away with it, and those less educated about the area ARE PAYING at least $550,000 for that $77,000 property that was listed for $1.6 million dollars, and they accepted the $550k in a heartbeat when NOTHING in that neighborhood has sold for more than $225k. People are NOT paying the asking prices for ANY of these properties! Not even CLOSE!
      I do have5 terrible credit as I lost my son to a car accident and when you have to scramble $16,000 for an unexpected funeral, it taps you out. Not to mention that I had just gotten home from a 16 hour back surgery and was SUPPOSED to be non-weight bearing (couldn’t stand or put any weight on my feet), for 9-12 weeks. I was rigged up in a body brace and had to sit in an anti gravity lawn chair for my firstborn’s funeral. It was humiliating and horrific, all at i]once, and it sent me into the abyss for many years. I fell into a 12 day ARDS coma in 2018….long before anyone heard the word COVID, and certainly before people were advancing to such a severe pneumonia level without knowing, and by the time they realized they can’t be intubated as their lungs are so saturated they won’t reinflate, so those are the masses who sadly passed away during COVID, I chose to ‘stay’. And apparently that made me the FIRST and ONLY person to ever regain consciousness from an ARDS coma.
      I have a GREAT business that is a VERY needed resource currently, but the credit is not good, and I don’t really have anything like a “savings account “ with actual money in it! I HAVE a savings account. I even have both Corporations formed and one is a 501c3 non profit. But nothing in a savings account! And because I continue to “give away” my time & talents for free!
      I know of great properties that I could possibly have afforded, had this locust swarm of buyers not grabbed them all and now want such unfair, waaaaay overinflated prices! What can I do?

      One way to finance raw land/farm land is through agricultural farm credit unions. No farming experience needed. Your income, credit score and down payment will need to be in order.
