My biggest tip for house flipping is buy with your head and not your heart. That goes for all the fixtures and fittings too. Also renting them out at the end can be a thankless task, the renovation is the most rewarding part. Good luck!

Investment property is a rental and flipping houses is used in the Uk. I do both, we have rental and flip. You have to remember when doing the houses up, you are not doing it to live in and want the most profit so do it well but cheaper than if you were going to live there.
Carys, Im totally feeling the season changes too! It's been an especially hard week for me and like you said, knowing your not alone and there's a real reason for it has been making me go a little easier on myself for a change!
We have just bought our first home and it was a massive project. We did everything ourself from electrics to flooring to plastering. We have added 40k value to our house which is nice to know but we don’t want to move now after all the hard work ❤️ I will say it’s extremely time consuming even if it’s just decorating so be mindful of that with having a small child. Not as easy as people think but it is very rewarding x

Coming from a someone who grew up flipping, and still do it with my parents- you're going to need more money than you'll think, it's going to take longer than you'll think, you will get stressed out way more than you think you will, and things will absolutely go wrong at some point. If you plan on keeping and renting also be prepared for anything and everything you worked so hard on to be completely destroyed, either on purpose or by accident. But it is a lot of fun and the feeling of accomplishment when you finish is worth it 🙂
this!!! I dont own a house but the rental properties I've seen where the tenants have destroyed a house is heartbreaking. One because I didnt then want the house and two because the landlords then have to fork out thousands more! High rent and a big deposit will hopefully secure tenants that are of age and maturity. Xx
@@misszt Unfortunately high rent/deposit isn't usually a deterrent, we've seen the best luck pricing just at or under market to get more applications to choose from and really putting a lot of effort into the interviews and checking references. Depending on the area higher rent usually just means a lot of young people moving in together to split the rent, and they often cause a lot of accidental damage simply because they don't know something or they have large groups of friends that come over/party. Getting a tenant in at just below market helps a lot in finding a great person who wants to stay long term or would be persuaded to stay longer as its the best house in their budget/cheapest in the area, which in turn also usually has them taking better care of the house because they know they don't plan on leaving.
@@misszt are you jokingggg 😂 the only thing heartbreaking about the rental world is landlords buying up unnecessary houses, and then taking half of someone’s income who then can’t afford a house because of said landlord.

We just had a new puppy a cross Labrador with cocker spaniel we named him Toby only got him Thursday and we have his big sister Minnie who from same doggy parents .. my partner travelled to wales to get him … his cheeky and running rings around Minnie lol xx

You were such an inspiration for me to get back into doing that stuff again, painted my parents entire basement redid floors all that and now I’m hoping I get this job I’m going for doing construction on homes!!! Something I didn’t think I’d be able to do but hopefully I’m getting that chance!!!

Even though the new house reno would be fun, I feel like I’d say don’t do it with a small child. It’s so time consuming and time away from your baby when you could wait a few years till she’s in preschool etc. I just say that because we did a whole house up with a baby, and one of us could NEVER help, because - baby, so it was always just my husband doing all the work, talking to builders etc as I had to take care of the baby/ toddler and the whole project became quite a chore tbh 🙃

Glass mugs are the best! I got some from IKEA and am literally watching this drinking tea out of one. Watching you play the piano for Amber made me smile so much! I think it so special that you share your passions with her, so lovely! Also a big fan of crystals, I have found that they have helped me a lot through my toughest times - I would recommend 'The Crystal Code' by Tamara Driessen if you like reading about how to harness the power of crystals and what each crystal is good for, one of my fave books!

Do it up and sell it!!! There are so many people in the USA who are renting it out and it is causing a lot of issues for people to get affordable housing to buy! If you do chose to rent obviously that’s not bad, but just trying not to have to many rental properties is definitely more ethical! 🥰
