    To add, my reasons as a SFlo native would be:
    1. Traffic is terrible all across South Florida during peak times. Back to back traffic which causes my number 2 point.
    2. Increase in hyper aggressive drivers. Folks no longer obey traffic laws. I always say it’s like playing GTA5 when driving. Anything goes. I seen the most unbelievable drivers where they go 80mph in a 30mph zone, run red lights, cut all the way across on the highway to not miss an exit last minute with no blinker and not yield to pedestrians. Motorcyclist zig zag in and out of traffic. Lots and lots of road rage especially seeing an increase of gun related road rage incidents is getting more common. For new Floridians it’s best to expect that everyone has a gun. It’s much worse the more south you go. I don’t remember it being this bad 10years ago.
    3. Terrible public schools - The only way to have your kid attend a great school is to rent in a good neighborhood and have them attend there or homeschool.
    4. Folks are rude and lack basic human levels of compassion. No one remembers to hold the door open or say excuse me at a store anymore. Which I think is mainly related to the mix of different cultures.
    5. English is quickly becoming a forgotten language.

      Traffic on I-95 is wild because it may be fast moving but appears to dangerous and sporadic that its hard to predict traffic movement. Your video game comment is true though. Public schools have to be carefully chosen by parents. Lots of people find the Boca Schools to be desirable.

      We do have sidewalk-less neighbourhoods in Europe as well in single family home areas, but they're usually heavily speed regulated with speedbumps and other physical barriers. It's usually safe enough for kids to play in the street. The street you're on while filming this just looks terrifying for pedestrians.

      Yes. When I’m filming like this, I always have to keep my eyes out for cars. Some drivers here do not care about pedestrians or bicyclists. There are neighborhoods with sidewalks but intersections are still difficult at times. Since the areas in the best locations were built first in south Florida, these older neighborhoods never thought about pedestrians. The newer neighborhoods are away from beach’s or higher ground a lot of times. Because of land scarcity, the developers are going further into the wetlands.

    Palm beach county is the flipper and investor capital of the US. Many homes have been traded 2-3 times since 2020. The speculators can only play hot potato 🥔 for so long.

      I have seen so many houses in the past 2 years get bought, cosmetically remodeled, and sold again that it doesn’t even surprise me anymore. That’s why it’s important to look at AC units, electrical panels, and roofs very closely.

      Thanks for commenting! The SWFL region has its own pros and cons and has a completely different cultural and economic environment than south Florida region (Miami-Dade, Broward, and Palm Beach counties)

    People complain, but keep moving into the state. Since April 2020, Florida has gained another million people. 70% of all population growth in the US is attributed to just Texas and Florida.

      People do complain a lot lately about Florida. This video is made for people to understand why those people are complaining and leaving. Certain areas of Florida had property values more than doubled in the past few years. This has caused everyday hardworking people such as police officers, teachers, and nurses to be very quickly priced out of the city that they work in. As these other states keep destroying themselves with policies, Florida will keep having growing pains unfortunately. I see net migration to stay positive moving forward unless something drastically changes.

      @BuyFlorida561 I agree that housing costs continue to rise. It is unfortunate the product of continued demand from net migration into the state. FL has been rapidly adding housing units, but is certainly putting stress on traffic and infrastructure.

    Omg, I TOTALLY agree with everything!! I'm from Tampa, moved to NC several years ago (but still own a family house in Tampa without homeowners...). I could reinforce every point but one I get daily is the attitude from people outside of Florida when I say I'm from Florida. And I don't blame them, I know these MAGA Desantis people, I can't talk to them. Even dating for young people, you have to check before you get involved. My son is dating one of the extreme conservatives (he's not) and I want to cry 😢 and I don't understand why?? Nevertheless, for you; being licensed in other states is important. Sooner or later all the average people are going to move. I love NC, in Florida (as a native) I spent maybe 10-20% outside, now I spend 50%!! Oh and mention electric bills... $500 a month in summer for a home?! That AC costs & replacing units has to be done more often because they're run so much. Thanks for highlighting this (and more) people need to know! 🤍

      Thank you for the comment! I hope the political silliness calms down after this election year is done. Both parties have gone to silly extremes at this point and moderate/normal people are hard to find. Might start looking to investing in other states as well!

    Association fees are soaring . One relative told me last week her association fees will go up another $400 a month in South Florida. Association fees in some condos are nearly the price of the mortgage .. Many service workers are quitting jobs after a few months. Rarely see the same employees unless it's a Mexican or Chinese restaurant . Many people have moved to Alabama from Florida.

      The HOA fees down in south Florida are becoming unbearable for retired residents. The new regulations along with insurance cost skyrocketing have changed everything. I speak with a lot of people who live in condos in south Florida and special assessments are hitting them hard.
      For service workers, it is a daily frustration. I do see a lot of new university graduates relocating up north for better affordability.

      @@BocaRatonLiving I've seen it in Sarasota etc. My lord the association fees are going up . I feel for retirees many will end up having to work or relocate. I've seen a few decent deals in an area called Green Pond Road in Polk County nearly bought 4 acres for $12,000 but the same day sold. Not to far away an acre is going for over $100,000 . It's not far from Tampa or Orlando. Seen the same plots going for $25,000 for one acre on that street Some people don't advertise they just put signs up mostly old timers So I'm watching that area .

      Ca to rent is $ 3000-$4000 a mo to rent, don't know where you get $2000 a mo rent, doesn't exist

      Some families like to be in certain communities with amenities or gates at the entrances. They actively request them. I do my best to explain the pros and cons and have them make their choice of what they want.

      Florida has gotten really expensive especially in certain areas. Working class people are really getting priced out of Florida very quickly. North and central Florida has a lot more cheaper options. I've helped a lot of people moving UP in Florida.

      Stay safe in that traffic especially I-95! Yes. There is still more people coming into Florida than are leaving. But, there are still people leaving for the issues mentioned in the video.

      @@BocaRatonLiving Pembroke Pines. Planning to leave in 2025 sometime. Looking at NC, TN or KY. It is so hard to coordinate when you have a place to sell first.

    That NYC # is ridiculously low because all 5 boros are factored in.Manhattan ? 3k a month gets you 325 sq.feet.

      I have seen it so many times in a retail setting that when someone walks up to the counter and IMMEDIATELY tells the cashier that they are from NY, Chicago, etc that this person is about to be loud and rude lol

      Yes!! Florida has become very political lately. Native Floridians can def tell the difference in the past few years. Honestly, it is from both sides of the political isle as well.

    470 to 1085 is 130% increase, not 230% increase
    100 to 100 is zero, 100 to 200 is 100%, 470 to 1085 is 130% aprox....

    People complaining about Florida weather irritate me. Even though Summer 2023 got pretty bad for a little bit, it wasn't even the hardest hit state in the USA with the wet bulb warnings - Texas and the Mississippi River corridor took the brunt of that heat advisory.

      Its not so much the temp as its the humidity which slow boils you. Its high humidty in hi i butt the trade winds are blowing air cooled by the pacific ocean. Well that and it rains alot and not just overnight like on the big island. FL is the 4th rainist state rains more often thanks to humidty and more volume of rain. Its also flat so no mtns to block stroms.

    Some people are moving out because home prices are going up but home prices are only continuing to rise because so many people are vying to live there, disproportionately more than are leaving. It's not caused by a speculative bubble, it's literally just the inherent ratio of scarcity underlying the assets (real estate). This is a common mechanic for large cities and their real estate markets around the world, whats different in the case of Florida is the influx of people affecting the aforementioned ratio are not foreign immigrants, but domestic individuals choosing to resettle in south Florida. All in all: Yes unfortunately, when the standard of living regresses in the majority of states and cities across America, it doesn't take one thats even necessarily progressing but just maintaining its standards, for people to start flocking to it, and yes that means existing developed land will become relatively more scarce, and as a consequence more expensive. As a market response, new communities will accrue where it's cheaper to build, and the cycle will continue. The only actual problem occurs when developers aren't allowed to develop, everything else is just change, not necessarily positive or negative.

      No speculation??? Boca is one of the flipper and investors capitals of the entire county. I bet 50 percent of all homes sold are speculators. People need to organize against them.

    My friends house Had a 9 year old roof on his house ( $25,000) and the insurance company said he needed a new roof or he’d be dropped they didn’t care about the age of the roof , no new roof no insurance , no insurance mortgage default…. New roof - $35;000

      Insurance companies can be ridiculous with their requirements and can drop you so quickly in Florida. So many people are in denial about the Florida insurance crisis.

      It’s a nice size house, but he’s not the only one that’s been told this and now it’s hard to find someone, contractors are backed up and they can’t find workers , after the new Immigration law , plus the insurance company gave him a deadline, so explain that to the bank

      A tile roof is very expensive and popular here in south Florida. I was recently getting a quote for a client. It was 40K for a roof. Also, the titles that they wanted were on back order as well.

      I originally from nashville…….it wasn’t boring……it was a great place to grow up!!! Now living in miami over 28 yrs~ yikes! I bought my home at 10% interest when they were much more affordable! I miss the nice people of Tennessee……florida is the home of the rudest people! The weather is great……and there are some wonderful people here………i just cannot go back to the cold!! My parents left me a home in TN that is now worth over $1.3 million! I grew up in the richest county of tn!!!

      Wow! 28 years is a long time in one place! Do you still enjoy living in the Miami area? Would you consider relocating to another part of Florida? Most people are moving upward within the state or the Carolinas.

      @@BocaRatonLiving i still like living in miami…..however, i am retiring in the next 1 1/2 yrs……i am considering moving to the Ft. Lauderdale area…. I just love south florida! You cannot beat the weather….and i grew up with humidity……i could move back to the Nashville area …..it would be great…i would be around family…..& have a nice big home to live in…….but its cold there…..it snows…..and now they are experiencing tornadoes….. i will probably just stay where i live…..my property taxes are low.. i just need to downsize a bit! When you retire, you have to look at the state that will be good for your retirement…….florida - no state tax……Tn, texas, Nevada, Washington, & 4 other states…. When retired., i want a state that has good healthcare and benefits the retired… when you get old… most of us will be cold….so florida does it for me!

      I am actually one of the few native Floridians who moved down from north Florida to South Florida. I was looking for a faster pace for this period of my life. Also, I am hoping to tell my future grandchildren about our modern day Atlantis 🌴

      Wow. CT homeowners insurance is suppose to be below the national average of $2,413 according to MarketWatch. Make sure you are reaching out to your insurance agent to get the best deal!

      @@BocaRatonLiving They insist that it costs double to rebuild, which, having built a second investment home during COVID, I can assure you it does not. I'm going to have to get some new build comps to prove it. The other problem is that when you bundle, the auto insurance is probably lower - and I have to wait until March (when a claim drops off) to start searching.

      No place is perfect. I really want buyers to have a more complete overview of the area before they blindly spend 1 million dollars on a home for their family. I met many people who have an idealistic reality of living in Florida. I would rather set more honest expectations so they have a better experience with their home purchase and less likely to experience buyers remorse long term.

    Every reason people Loved Florida has almost been Bulldozed . The laid back inexpensive living is a thing of the past . You may as well live in California . Way Overcrowded , extremely expensive with most jobs not paying enough to afford a one bedroom apartment , if you can find one . While almost the entirety of the State is now nothing but a huge construction zone . No Thanks .

      The entire state has so much building and changes over the past 5 years. There are so parts of Florida that are hesitant to change though. Certain places in the panhandle are very less crowded and way more affordable for now.

      Thank you for commenting. I have been to Atlanta area very frequently when I lived in north Florida for Korean BBQ. Delicious 🤤. For DC, I only spent 1 week up there for business purposes. Beautiful buildings. Very cold tho. I would hate to commute to the city from outside areas.

      Publix is promoted and accepted so much in Florida. I was shocked when I learn other stores were cheaper in prices lol Florida people are just accustomed to shopping there.

      @@BocaRatonLiving prices are rising, but I'll take a $10 Italian sub from Publix over $16 double quarter pounder meal from McDonald's. Tacobell is the only fast food you get get a meal under $10 now.
