As an architectural designer this floor plan makes sense. Your house is for you. Building or renovating for ‘resale’ value is a bit of a scam. If it’s your home that you will live in make it for you. There tends to be an over emphasis on ‘the next owner’ that scares people out of making their houses into their homes. I can’t wait to see more guys ❤
I absolutely agree. I've seen so many homeowners decide to sell and THEN remodel for the next owner. Ridiculous. Remodel for yourself; let the new owners remodel to their own style.
Yea. I see that in my area, some aparments are put up with a massive markup just because they are "renovated" aka painted grey or white, while looking as welcoming as a dentists waiting room. What next owner, who would even pay that much for a grey paint job.
One thing that folks who don’t live in the PNW probably aren’t thinking of is the importance of natural light. If they’d put the primary bedroom downstairs it would have been a lot darker (especially after the deck goes back in). This floor plan seems really great to me, prioritizing light and views in the spaces you’re going to spend the most time in makes a ton of sense. Can’t wait to see it come together ❤️
YES!! i lived for 50 years in the PNW and light is soooo very important. when we built our house there were large windows on the entire outside walls of the house, even the bathroom had a big window that we covered the lower half with curtain (stair structure up the middle)

I think your kitchen location makes total sense. Kitchens are so much more that they used to be. People love to hang out in the kitchen especially one with a big island in it. I can completely visualize your beautiful kitchen, dinning room, open space anchored by your gorgeous fireplace and billion dollar views.

Certainly true, but some day someone else *will* be living in this house and like it or not, an unusual floor plan could cost many tens of thousands in resale. By all means, people should what they want, but do it with the understanding that they may be paying $75k for that choice.

Technically it's not free content in the sense you are saying, they are being paid to do this. The likely are monetized through YT, and they have sponsors. That's the bare minimum. So it's basically a job. So trying to guilt trip people about how "Oh, it's free and we should just appreciate what we get.....". Naaaah. We are paying them with our *attention* which is the fee that RUclips charges so they can take all our information and sell it to third parties and advertisers. We **are** paying, even if we don't realize it. That said, even if I don't like the layout, I don't think it should stop them at all. My preferences are not theirs.
There is only 1 modification that I would make to your floor plan. And I ONLY say this as a 37 year old mom of a 2 year old who is currently living in her 3rd home. You will absolutely regret if your laundry room is on a different level than your main living space. I had to trudge up and down the stairs to do laundry for 11 years and now that I have a main level laundry, I am so so soooooo grateful! Literally walking around the corner to our main bedroom with the laundry basket has made SUCH A DIFFERENCE! We keep up with laundry now, whereas I would let it sit for FAR TOO LONG prior! Just a thought. Xox. I love following this journey!!

Guys, ignore the people telling you what they think, it's not their home and you don't need to justify anything to anyone. The views are incredible and I would make the same choices. You're not building a 1950s museum, you're building your own home from the remnants of an old one. It's going to be FANTASTIC and I'm loving watching it come together. My grandparents had a house on a lake with a fireplace in the same location. They had a rug and two chairs in front of it. My grandfather would always sit there drinking coffee, reading the newspaper and enjoying the view. You'll love the fireplace there!
It is so amazing that 2 people are just delivering content that is better than anything on regular television. Storytelling, pacing, videography, sound recording, editing and hosting all are just perfect and flawless. Also as a bonus Jenna is just so perfectly beautiful.

I'm not a content creator, but even if I were, I certainly wouldn't bother to explain why I chose a certain way to build my very first house from scratch. You're building one of the most unique homes I've ever witnessed being built. On top of that, you're sharing this once-in-a-lifetime journey with thousands of strangers. I think this floorplan is lovely! It's super unique to have the fireplace in the kitchen, and it will be very cozy. The kitchen is the heart of the home, and having an actual hearth in it is definitely a focal point and a vibe. Downstairs seems a little crowded but I still think it works really well, especially for spaces you'll be using less often. This house is going to be so beautiful when you're finished with it, and I'm so excited that y'all get to custom build a house exactly the way you like it! Our options are not the important ones here, we won't be living there! Don't worry about the haters, this is your home and your opinions are the only ones that matter. Still loving this series!
The fireplace in the kitchen used to be traditional because the fireplace was the heart of the home where the cooking happened. We've been a long way from then though
A fireplace in the kitchen is unique today for a reason. Also this particular fireplace is built to be the main focus of the room. Putting a kitchen, island and dining table and chairs in there takes away from that. So I‘m looking forward to the end result. Maybe I will like it. 🤷♀️
The reason it's not done any more is because it's horrible. Our house has it and we hate it. You can't actually use the fireplace because who wants to sit around a fire in a dining room chair?
@@OceanLover1188 lol, you should have a look around the internet, fireplaces in the kitchen are not unique at all, I have friends in 3 homes that all have fire places in their kitchen which is open to their dining area. One is in TO, one in VAN, one in SF, they are all in the $4M range. I can't wrap my head around how or why people care so much about how someone else is spending their money, and also the fact that...this is not a unique design choice, like not even a little bit. Do you see it in the "average home" ? no, but in homes that start to be priced into the $4M +++ you see it all the time.
I’m with the others…design what works for you…but if I can offer one practical suggestion….create a laundry shoot from upstairs to your laundry room if you can…ideally from your walk in closet or kitchen…you’ll love the convenience. Love these videos - amazing progress to be proud of!!! ❤
Hopefully someone hasn't already asked this, but was wondering where your craft/office space will be Jenna! It would be so nice to have a craft office/sewing room so you can have a creative space!
indeed it is, despite the chirping of lots of commentors, a fireplace in the kitchen is not all that unique, especially in one off homes that are not a cookie cutter floorplan, so look at homes that are in the $4M range +++ you see fireplaces in kitchens often. I have 3 friends who have fireplaces in their kitchens, one in TO, one on VAN and one in SF, their homes are all very unique floor plans and are in the $4M + range. If people scrolled through some high end homes on the internet, they would soon see this is seen very often in architecturally creative homes.
What a beautiful LITERAL foundation for a relationship. There are some couples who can barely assemble IKEA furniture together. I hope this really cements your relationship, as working towards a common project, especially a home for the both of you, really should
You do you obviously, part of my heart breaks thinking how joyful that fireplace would be for a living room space. It's such a striking feature and especially in the colder months curling up on the sofa around it, knitting and crafting sounds so dreamy to me. I'd also put a crafting room in the lower ground floor with the fireplace for all your crafting supplies and make a little "museum" of the house of the renovation project. Maybe I'm just too invested in this project🤣. Loved your channel for years and I'm excited to see the home evolve in years to come!
A fire in the kitchen and dining area is the best. Homely and cozy. Holidays of cooking and dining in there will be so memorable. Also, Im just always amazed at the amassed knowledge you are gaining thru this process. From crochet queen to master builder. Go you!
The floor plan makes sense based on the original layout and what you're working with, as well as making the most of the views. I think people are just trying to find anything to be negative about, and I guess the floor plan is based a lot on preference, so people are going to hang onto that to criticise. I think it shows that you're doing so much right that that's all they can pick on. You guys are doing great and I'm so excited to see all this progress. Keep it up and ignore the criticism
My only issue is the wall right in front of the fireplace. A consultation with a professional would definitely help there also a recommendation to put a washer and dryer in their walk in closet I highly recommend while a second laundry room downstairs for company is great. Where the bottom floor fireplace is that should be a game room/den so there's still getting a living room type of space with a fireplace

My husband & I built our own home in the Northern Territory (Australia) & people weren't sure our layout was going to work, but we just went ahead anyway & it was a brilliant house which everyone loved when finished. There are lots of people who can't see someone else's vision, so you do you. You're home is going to be amazing 😊

Words cannot express the joy your videos bring me. One day, when all of this is done and you're actually able to live in your perfect house, my wife and I are going to get a ton of popcorn and binge watch the whole series again from front to back. at roughly 23 minutes a video, i figure each year of construction is equivalent of roughly 20 hours of content. i'm guessing this will take you about 2-3 years. 60 hours of viewing? The last house we built and lived in for 20 years had a fireplace in the kitchen. We called it the hearth room. Very similar to your plan, it was a big open room with kitchen, dining, and hearth. Our family of 6 spent a lot of time there and we loved it. Your home is going to be AMAZING!

Having the master bedroom, kitchen and living rooms all on the same level makes sense if you plan on living in the house forever. As you get older your knees will hate stairs. Also waking up that view. WOW. Which room will the the Jenna craft room?
I think a laundry chute is an excellent idea. My neighbor just fell down her stairs while doing laundry and her injuries were substantial. Certainly something to consider.
Humm.... maybe more of a dumbwaiter system where it can take the clean clothes in a laundry basket up so they don't have to carry clean clothing up stairs too?.... what's above the laundry room? Is it the hallway? ... need to rewatch to see if it's even a possibility!

I’ll admit I can’t see the vision (and I don’t have to bc it’s not my house) but it is still just a shell, when you’re done with it, it’ll look amazing. The fireplace in the kitchen is how they did it back in time so it not out there. Plus if they want a fireplace in their living room they can do a gas one or an electric one which the electric ones are getting popular because you can use them year round, I use mine and I love it. I love how appreciative you are of the crew, can’t wait to see more.

Well, design discussion is super interesting. I'm an artist and having a critique of your work helps you to change and honestly, grow! Jenna has never built/designed a home before and when you air your life here on RUclips, part of the interaction with your viewers is their opinions and feedback! It doesn't always have to be in agreement with the content-creator and sometimes a little honesty can go a long way! I've seen RUclipsrs change their plans (a lot!) because their lovely, faithful viewers don't agree with their plans. So, I don't believe these non-compliant opinions to be 'audacious', but lovingly, honest! With Jenna and Nick being, mature, thick-skinned and appreciative adults about it all.

However, it is clear that she hasn't considered how the space will actually function in the long run. I am not talking about future resale value. It's cheaper to change things now before all the plumbing and fixtures go in.

My grandparents had a house on a lake with a fireplace in the same location. They had a rug and two chairs in front of it. My grandfather would always sit there drinking coffee, reading the newspaper and enjoying the view. You'll love the fireplace there!

You're building one of the most unique homes I've ever witnessed being built. On top of that, you're sharing this once-in-a-lifetime journey with thousands of strangers. I think this floorplan is lovely! It's super unique to have the fireplace in the kitchen, and it will be very cozy. The kitchen is the heart of the home, and having an actual hearth in it is definitely a focal point and a vibe. Downstairs seems a little crowded but I still think it works really well, especially for spaces you'll be using less often. This house is going to be so beautiful when you're finished with it, and I'm so excited that y'all get to custom build a house exactly the way you like it! Our options are not the important ones here, we won't be living there! Don't worry about the haters, this is your home and your opinions are the only ones that matter. Still loving this series!
The fireplace in the kitchen used to be traditional because the fireplace was the heart of the home where the cooking happened. We've been a long way from then though
A fireplace in the kitchen is unique today for a reason. Also this particular fireplace is built to be the main focus of the room. Putting a kitchen, island and dining table and chairs in there takes away from that. So I‘m looking forward to the end result. Maybe I will like it. 🤷♀️
The reason it's not done any more is because it's horrible. Our house has it and we hate it. You can't actually use the fireplace because who wants to sit around a fire in a dining room chair?
@@OceanLover1188 lol, you should have a look around the internet, fireplaces in the kitchen are not unique at all, I have friends in 3 homes that all have fire places in their kitchen which is open to their dining area. One is in TO, one in VAN, one in SF, they are all in the $4M range. I can't wrap my head around how or why people care so much about how someone else is spending their money, and also the fact that...this is not a unique design choice, like not even a little bit. Do you see it in the "average home" ? no, but in homes that start to be priced into the $4M +++ you see it all the time.

I’m with the others…design what works for you…but if I can offer one practical suggestion….create a laundry shoot from upstairs to your laundry room if you can…ideally from your walk in closet or kitchen…you’ll love the convenience. Love these videos - amazing progress to be proud of!!! ❤

indeed it is, despite the chirping of lots of commentors, a fireplace in the kitchen is not all that unique, especially in one off homes that are not a cookie cutter floorplan, so look at homes that are in the $4M range +++ you see fireplaces in kitchens often. I have 3 friends who have fireplaces in their kitchens, one in TO, one on VAN and one in SF, their homes are all very unique floor plans and are in the $4M + range. If people scrolled through some high end homes on the internet, they would soon see this is seen very often in architecturally creative homes.
What a beautiful LITERAL foundation for a relationship. There are some couples who can barely assemble IKEA furniture together. I hope this really cements your relationship, as working towards a common project, especially a home for the both of you, really should

You do you obviously, part of my heart breaks thinking how joyful that fireplace would be for a living room space. It's such a striking feature and especially in the colder months curling up on the sofa around it, knitting and crafting sounds so dreamy to me. I'd also put a crafting room in the lower ground floor with the fireplace for all your crafting supplies and make a little "museum" of the house of the renovation project. Maybe I'm just too invested in this project🤣. Loved your channel for years and I'm excited to see the home evolve in years to come!

The floor plan makes sense based on the original layout and what you're working with, as well as making the most of the views. I think people are just trying to find anything to be negative about, and I guess the floor plan is based a lot on preference, so people are going to hang onto that to criticise. I think it shows that you're doing so much right that that's all they can pick on. You guys are doing great and I'm so excited to see all this progress. Keep it up and ignore the criticism
My only issue is the wall right in front of the fireplace. A consultation with a professional would definitely help there also a recommendation to put a washer and dryer in their walk in closet I highly recommend while a second laundry room downstairs for company is great. Where the bottom floor fireplace is that should be a game room/den so there's still getting a living room type of space with a fireplace

My husband & I built our own home in the Northern Territory (Australia) & people weren't sure our layout was going to work, but we just went ahead anyway & it was a brilliant house which everyone loved when finished. There are lots of people who can't see someone else's vision, so you do you. You're home is going to be amazing 😊

Words cannot express the joy your videos bring me. One day, when all of this is done and you're actually able to live in your perfect house, my wife and I are going to get a ton of popcorn and binge watch the whole series again from front to back. at roughly 23 minutes a video, i figure each year of construction is equivalent of roughly 20 hours of content. i'm guessing this will take you about 2-3 years. 60 hours of viewing? The last house we built and lived in for 20 years had a fireplace in the kitchen. We called it the hearth room. Very similar to your plan, it was a big open room with kitchen, dining, and hearth. Our family of 6 spent a lot of time there and we loved it. Your home is going to be AMAZING!

Having the master bedroom, kitchen and living rooms all on the same level makes sense if you plan on living in the house forever. As you get older your knees will hate stairs. Also waking up that view. WOW. Which room will the the Jenna craft room?

my only comment on the floorplan is... consider a laundry chute. stairs and laundry gets very old very fast!
I think a laundry chute is an excellent idea. My neighbor just fell down her stairs while doing laundry and her injuries were substantial. Certainly something to consider.

Go Jenna! A fireplace in the kichen is considered a keeping room. It's old fashioned but worth researching so it functions as such. I can't wait to hear your plan.

Your design choices are spot on in my opinion. ❤️ That view is amazing! My parents built a home in North Van where they had the view of Vancouver, Stanley Park and beyond. The whole house was built around that view! You are going to love seeing that view everyday, you won’t ever get tired of it. 😊

I’ll admit I can’t see the vision (and I don’t have to bc it’s not my house) but it is still just a shell, when you’re done with it, it’ll look amazing. The fireplace in the kitchen is how they did it back in time so it not out there. Plus if they want a fireplace in their living room they can do a gas one or an electric one which the electric ones are getting popular because you can use them year round, I use mine and I love it. I love how appreciative you are of the crew, can’t wait to see more.

Well, design discussion is super interesting. I'm an artist and having a critique of your work helps you to change and honestly, grow! Jenna has never built/designed a home before and when you air your life here on RUclips, part of the interaction with your viewers is their opinions and feedback! It doesn't always have to be in agreement with the content-creator and sometimes a little honesty can go a long way! I've seen RUclipsrs change their plans (a lot!) because their lovely, faithful viewers don't agree with their plans. So, I don't believe these non-compliant opinions to be 'audacious', but lovingly, honest! With Jenna and Nick being, mature, thick-skinned and appreciative adults about it all.

People aren't saying she didn't consult with a professional. She very well might have consulted with a professional. However, it is clear that she hasn't considered how the space will actually function in the long run. I am not talking about future resale value. I am talking about how they will function in the space. People can see some major flaws in her layout and are trying to point them out before construction goes to far. It's cheaper to change things now before all the plumbing and fixtures go in.

Hi! My recommendation, have a bathroom that you can access easily from the pool. If you go right into a bedroom you might get your floors wet so, just my recomendation
