Velachery to St. Thomas Mount Metro work work Not completed even after a decaded's time. 4. Property & Sewage taxes raised alarmingly 5. Building a rail network without compltion date & disturbed traffic accross the city. 6. Introduction of Patta manadtory for property where in many have bought 20 year's back and patta not issued (pay EB, Prop taxes). 7. Piped drinking water not provided even an area upgraded to GCC, Corporations limits a decade ago. Enlisted are problems from one area, like wise people do own & suffer.

Absolutely 👍 Developed locations are always desirable for stay, if budget permits. Though there are some buyers who like to even invest here. And Developing ones are good enough for investment and even for stay after some time.
All the places mentioned have run up. Return on investment has sharply come down. Today renting is preferable to buying. Investment should be in places NOT mentioned because that is where your investment will grow. Since there is a mismatch between salary/income and price, buying has come down. Not mentioned whether rates are for plot or apartment. Nothing new.
This situation is with most of the developed cities and Chennai is one of the initial 4 metros, well developed. But I appreciate your thoughts and thank you for the comments.
As far as I know Chennai is well developed, apart from that We should focus on tier 2 cities like Coimbatore, Madurai, Trichy and Tier 3 cities like Hosur, Thoothukudi, Salem, Tanjavur, etc. Tamil Nadu's 1 trillion dollar dream will happen through this.

Only way to prevent or reduce this is setting up better infrastructure facilities in Tier 2 & 3 cities so that Companies set up on those locations and this talent can work from their towns and not burden these metro cities for jobs.

Both of those things are normal for INVESTMENT Properties as stated in the Title. It doesn't say "Where To Live". Traffic = Movement / Buzz & Remote Areas = Higher Appreciation post development.

Till end of COVID the prices were still in the recent months prices are inflated almost double or more. Which is unrealistic. If some one invests in inflated market it will take another 10 yrs to appreciate any further same scenario happened before and after the lehman brothers collapse in USA during the subprime crisis.
Most of the places he suggested are water logging area, upto first floor of the appartment. Cars in this area is scrapped due to water ligging. Don't buy in these area, Chennai is worst for investment.
