Here in SC we refer to a Doublewide Trailer on a half acre as a Carolina Condo. This appears to be a postage stamp lot which is expected if its close to the beach. Oops, it's ten miles from the beach. One thing you learn living in a trailer is that the value only goes one way (down). Similar to a car. Heating and AC typically are not very effecieint. This is a 20 year old trailer. If Jerry said that's market price 10 miles from the ocean then I believe him. Eventually trailers depreciate to zero at which point you would purchase a newer model since this land does have some value. If you are in your golden years and going to pass away soon a trailer can be a low cost option. Don't confuse it with a stick built home.
I believe every word he says about it, but it's still a $15,000 home that probably cost $21,000 to build and sold for $62,000 in 2002.
Its a mobile home and they never appreciate like a home, even when on its on its own lot. An HOA is beneficial in these types of communities. Mobile homes are ok, i have lived in one in the past and it was on my own lot.

Jerry, I appreciate your videos. Thank you. I was just reading through the comments and am amazed by how many commenters didn’t listen to what you said during the video. Is it that hard to listen and pay attention? Especially if you’re going to comment. Geez. And while I don’t love HOA’s, I imagine they could offer some protection against bad neighbors, so they may not be all bad. And even if those low dues went up exponentially, you’re still not paying that much. Anyway, thank you again for your videos.
Hey it's not about Jerry. Just think about how many realtors there are in these markets, and how many of them are transparent and honest enough to show you behind the curtain.
The price is horrendous. The HOA is a deal-breaker all on its own. It's a prefab house on a lot that's smaller than many homes. But if your only viable job lead is in that county and you need a place to live and can afford it and can deal with the constant harassment of busybody neighbors, what's your other option? Live in your car?
I want to say thanks to Jerry too... not for bringing the American housing market to the brink of Armageddon... he didn't do that. Investors did that. I want to thank him for not turning completely to the dark side. We financial realists may not always come across as very grateful or polite but it's not you we're angry at.
First off those cabinets are any indication on how they did the remodel they did a terrible job. The paint is already peeling on the cabinets and it looks like they use latex the other thing with HOA. It’s not the cost of an HOA that people care about is that the HOA is an entity that tells you what you can and can’t do on the property that you’re paying for why I will never live in a hoa I don’t care if it’s 12.00 a year

Everything in a prefab house is unique to prefab homes. Wall anchors, plumbing, electrical boxes, flooring, ceilings.. virtually nothing you can buy at Home Depot works without modification or at all. It's another dirty secret they don't tell you when you buy a manufactured home. So you have to be particularly careful when you pick a remodeler that you get one with experience in manufactured homes... or one who *only* works on manufactureds. I learned a lot about construction after both my parents moved into manufactured homes. And yeah, price and condition and lot size aside I pity the poor SOB that moves into an HOA on the best of days!

If you have cats, everyone will appreciate them. My mom's house was very similar, and the vents become cat recharging stations in the winter.

What exact services does hoa charge foe? Need to see full hoa contract. They can raise fees every month. Hoa low prbly for a quick scam-sell
I know the price is absurd but the punchline at 3:00 about the HOA was what made me finally spit my coffee out.
Its also a double wide trailer set on concrete, NOPE i found something silimlar price range with 8 foot pour basement, no hoa and 20 minutes from the city

That's a lot of square footage, it compared to a small house. The roof of a manufactured home is made of lighter materials. And some do have a good crawlspace. Unless there's a two foot crawl space I wouldn't have in floor ducting. As for location it's totally different on the Oregon coast. I mean it's pretty tight but solid. I'd say if you like that type if residence youd like the Oregon coastal towns such as Rockaway or Netarts, and Pacific City. Gearheart and north if it is more upidy, and windy. Coos Bay is your number one choice. There's another one south of Lincoln city that's good. Cannon veach is really special with scenic dunes.

There are 1,500 sf site built homes in Myrtle Beach for $250k. You can't get a conventional mtge on a mfd home after 47 years. Good luck selling it in 25 years.

Mobile Home. Vinyl siding, not block. The crawl space was sealed with brick. Floor furnace. No central HVAC. Probably small square footage in a not so desirable area. Ask me how I know:

Thanks for jumping to conclusions and sharing your experience on Florida properties… but this one’s in South Carolina DOES have central HVAC with a heat pump. Located 10 miles from Myrtle Beach oceanfront you’re right about that. It is a good deal for the right buyer and it is one of the least expensive homes for sale in the Myrtle Beach area. Jerry there is no value to that shoe box. Way too small to waste that much money. That my friend is vacant land price less the dumpsters and equipment rental to tear it down.

This is a mobile home that was renovated. Probably massive fees for rental of the land where it sits. There is no deal there. Trust me, the workmanship is poor as well.
