Not gonna lie, that cut from before and after shocked me. I'm glad you did it too! It could be a rude awakening to someone in your area or further south wanting to do a full reno just to find out the next summer the harsh reality of KBG out of it's comfort zone.

With the water restrictions in my municipality, I could not keep KBG lawn green or even alive some years. I’m glad you are putting out a video like this. I have had 100% kbg for 3 years now here in Virginia Beach and have struggled each and every summer. Part going dormant and part due to fungus. It will be nice to see and learn from a professional on how the properly handle and recover from these situations in the transition zone. Thanks! Much appreciated! Also, glad you had a great vacation. Well deserved.
I’d be interested in hearing about your watering and syringing techniques. Especially on how and when to apply to reduce the likelihood of a fungus outbreak. I do water before sunrise (3am to 6am) but how and when should you syringe in the afternoon. Thanks again!
I live in Chesapeake, Va (Greenbrier area) and I, too have 100% KBG in the front yard (with a TTTF/KBG mix in the backyard), going 3 years now (with Bermuda trying to infest). In the spring, I have changed my watering from every two days (the past 3 years) to every three days (45 mins a zone). It’s holding up very well. Also trying the water less this year, to see if I get less Nutsedge…which I’m getting good results with having less nutsedge. So I’m probably gonna stick to this watering schedule from now on.
@@adamw3327 I say go for it!! I love my KBG!!! (living in Chesapeake, Va). I can mow lower than TTTF and the yard looks sharp! It has a carpet look after a fresh mow! (Mow TTTF @4.25 vice KBG @3.25” with a Timemaster) plus my kids can play on it with a shorter cut.

We had brutal days a couple of weeks ago in Texas. 108, 106, etc., for over a week. Thank God I was home. I always water until my feet squish and never mow until the temp drops some. My fescue lived. 👏👏 We got to 99 today, but are heading downward in temps. I have ZERO doubt you will get the green perfect again. I think shutting the water off is the smartest thing to do. It reminded me how my dad (now passed) welded an awesome long tool to easily turn the water off when I went out of town. The city has since changed the meter and it won’t fit any longer, but I still have it and will never get rid of it. It reminds me of my dad every time I see it. Thanks for making me think of that.

Pete could you do a video on how high soil levels should be in comparison to hard scapes? For low cut turf the soil should most definitely be level, but for taller grasses there has to be some combination of soil height from the hard scape to the height the grass grows up to or past the hard scape which results in a preferred aesthetic.
Hey Pete, what happened to the Irrigreen sprinkler's? You did install then when you reno'd last fall right? I remember you saying you weren't going to use it with the new seed, but I haven't seen them used yet?
Theory of mine is this.... heavily watered grass has shallow roots, cant handle long periods of heat and no water. Where as rarely human watered grass has deep roots that can handle longer periods of no water. So if this is the case, water if you water! Or if you don't, don't unless its less than 1 inch per week! 1 or the other.
I'm sure you can get a wet switch that disables the pump when water is detected. Looks like the kbg has rebounded almost back to normal near the end of the video. That's one thirsty lawn.
