What a useful video i rant an apartment 6 months ago but i didnt know landlord must cleaned it before i get keys . All of the carpets were dirty and i changed it with my own money
6:15 Offering 10-20 dollars more actually proved to be useful in finding my previous house and this one. Interestingly, although I offered more then the listed rental fee, the agency and the owner decided to go ahead with the amount in the ad. If you have arrived recently, it is a bit difficult to find houses even in smaller cities like Adelaide, even with above average income. Being a newcomer means there is a lack of payslips and tenancy history. My company helped me with a letter indicating my annual salary and position in the firm.
Also if you are able to, offer 6 mths rent in advance to blow away the competition as these days units in popular areas receive hundreds of applications.
Yet another great video. I best I like about your videos is that you don't just share the websites, but actually show how to browse those. great idea..
The rent prices between Australia and the USA are nearly the same.. whatsoever, actually I've been to Australia a decade ago and I admit that the quality of Air in Australia has always been fresh.
Hey! Thank you so much for all the videos! You're really helping people a lot! Im moving to AUS with my girlfriend in June, thanks to your videos we got to know much more! Flat, food cost, nice places, work conditions and so much more... :) Keep it going and I hope you get more subs, you deserve it!
@@matiimov7864 of course! it's a huge adventure! (I was terrified when landing at the airport, it felt surreal), but it's such an amazing country that I'm sure you'll love it here, and everyone will be super accommodating :)
That bad huh? Guess I won't be moving to Australia anytime soon...or ever. 😂 Well DAMN. I'm so bored with Upstate NY. But I can just move south 😅 WAY cheaper. Which is actually pretty crazy!
Very helpful video. I do have a question on the property type -- what is the difference between house/townhouse/apartment/unit? If I wished to live in a separate room of a shared "house", which options shall I apply? Thanks in advance.
House is a standalone building on a block of land. Townhouse is two or more dwellings attached by a common wall. Units are dwellings that share a block of land. Apartments are small dwellings/properties in one building. For shared housing, you can use flatmates.com.au or fb groups and inspect the property (whether it is a house, townhouse, unit or apartment), and then the people already living there may select you (or not) depending on whether they think you're a good fit to share the house with them. You can share a room, or separate room. Hope this helps.
@@livingsimplyaustralia Thank you for the reply. It is really helpful! Im moving to Sydney in 3 months, actually I wondered if I should start seriously checking on the renting websites now or 1 month later -- I do look at them from time to time and it appears to me that most of the listings would be gone by the time I arrive. May I ask what do you think is a good timing window for dwelling on this? Cuz I think if I happened to find one that I really like, it would still not be possible for me to just pay a deposit to ensure that I have it after 1-2 months right?? Really appreciate any input!
But what if I have zero rental history? I'll be moving to AUS in May 2024 and this will be my first time renting in Australia. Does offering a higher bond help?
As of the start of April 2023 there are 50000 rental properties available in all of Australia. Sounds good? There are over 33000 people coming in every month. If you arrive in May you will be fighting for the remaining 17000. Don't come in June. The housing situation here is terrible. Bring a tent! And that's coming from an Aussie. Caravan prices are going up as families are being forced to live in them. People who's housee were burnt down by the bushfires 3 years ago are living in hotels as the insurance companies can't get them a rental. Also everything is now 10 times the price! Bring a shit load of money.
Thankyou for your vids. I all hoping to moving to Sydney with my family in a few months and this is very informative. I appreciate the effort you are taking here! Thankyou
Could someone clear it up for me, in which price range there is a shortage of housing? It looks like there are plenty of apartments offered on the websites
bidding wars for rentals in Australia are illegal ; and if you clean well enough, there should be no charges ; and we allow for wear and tear, tenants are not responsible for costs of basic maintenance ; we have civil courts for settling disputes, and tenants unions
Even the locals cant find rental properties with 2 working adults...there are 30 to 40 people going to inspect a rental property. Many people are offering more rent in advance to try to secure a property. Australia is experiencing an all time record low of affordable housing. Many people have been left homeless since the pandemic hit. I do not recomnend anyone travel here in the hopes of finding a rental property when our hard working Aussies are struggling to find a rental property.
Why the angry comment? I am bringing my skills here, will integrate as much as I can and go back to where I came from when my contract is over. Not even planning to apply for residency.

This video is really helpful! Thank you. I just have one question, we’re moving to Australia soon, that means we won’t have any records of personal & rental references in Australia. Would they accept references from another country?
Great question. What I suggest to do (if you are able to do so), your first 3 to 4 weeks in Australia to rent an Airbnb or shared accommodation (whilst you look for a more permanent place to live), this way you can use the 'landlord'/person renting you the room as a reference for your rental application. If you need a second reference, perhaps a friend or someone you know in Australia, or from work can also be your references and confirm you have good 'character'. (Also you'll find that smaller real estate agents are more forgiving than big agencies, so I suggest being a bit more flexible for your first property). This worked pretty well for me and other people I know :)
thank you for the insightful video! what about utilities? is it paid through the landlord or how does it work? also, are there any other costs to take note of? thanks!
Hi Meredith! Thanks for your questions. Utilities are usually paid by yourself (you organise your electricity provider, hot water, internet, etc. - other things like gas tend to be arranged by the landlord, but this is not always the case, it depends on whether you rent an apartment or house, and it also varies from landlord to landlord - your rental agreement will specify each of these items). In terms of additional costs, I have a video on Cost of Living where I talk about all costs to be considered ruclips.net/video/Mup7AQbHZZM/видео.html I hope this is of some help :)
@@livingsimplyaustralia Thank you. This is the main problem for me after landing. Can you recommend any studio in CBD Melbourne since it is a few in Airbnb?
