Take your time and do your research. Most people it takes them 1-2 years in order to find a decent neighborhood,good school district and all I’m not sure whether or not you have any children. Also,the areas you’re interested in go there during the day and at night to see what really goes on there and pretend like you live there already. Speak and interview the current neighbors as well
Plaintiff left under a hostile environment. People act like "oh, why didn't you take this and that", I know when I am amped up, under a stressful situation, I am NOT thinking of packing up jewelry, laptops, and all my valuable items. Especially if I had my partner with me, and wanted to get her out of that situation. Especially if I think my room is locked and secured as well.

Or if you use your bank or credit card that may help show proof, though the statements usually don't say what was purchased, only which store the purchase took place. There's this app where you can take pictures of your receipts and have record of them. I may need to look into that.
A credit card receipt, or the items bought online are easier to show proof for (gathered BEFORE court of course). I save receipts for bigger items just put it in the same folder. Some throw em in a showbox... but I agree you don't save receipts for every little thing. I might now!

As a landlord, if I want them out if you take rent then you forfeit the procedure and have to file in housing court. And she took ownership of the property after the fact because the home was in foreclosure.so technically they would pay rent to who?? Until she has the deed and ownership then who they gonna pay their rent too??
She was a squatter too though, as she never paid the mortgage. Whoever did own the property before her didn't use the rent money to pay the mortgage either. The ownership issue was a bit complicated here.

Actually she stopped accepting the rent. In the US if the landlord keeps accepting the money they can't evict you, so she refuses to take the money to be able to evict them. He said I tried giving her the rent money she wouldn't take it. He also had photos of his expensive items and the judge still wouldn't believe him, even though the defendant lied to her face.
My tenants moved out without giving me notice. I was told by a neighbor that they had moved out. So when I went over there I realized they had moved out but had left some things like piles of dirty dishes behind. I gathered up all their belongings and stored everything in the basement. Also, I changed the locks. I was so afraid that the tenants might come back and damage my rental unit. A friend of mine had to evict his tenant and that tenant poured cement down all the drains. The tenant also marked up the floors and did other damage. So I did not want something like that happening to my place. So I took precautions but I never tossed their stuff into the garbage. The tenants had to call the police to get their stuff. So, this way it is documented that I returned their things. I will never rent properties again because of the bad things tenants can do to your property. It is far too risky to rent out properties. Sometimes it can cost a horrific amount of money to fix the damages done by the tenant. Also, you might not be able to get the tenant(s) to pay you for the damages. So to hell with renting to tenants!
The law is so crazy because in the midst, the officers tell you to grab and go and come back with a truck. Now a judge says take your time to grab all important stuff.....Sheesh

I think JM missed the key thing. The plaintiff left under hostile conditions and left to cool off. The agreement was already in play. Hence, he had a few more days to move. No one thinks, "Oh, let me grab my expensive things right now, even though I have locks on the door." Also, that music equipment is not cheap. The only thing I see is that it was difficult to prove to the jewelry (grill). Even then, grill ranges from $500+ per top or bottom.

Actually she stopped accepting the rent. In the US if the landlord keeps accepting the money they can't evict you, so she refuses to take the money to be able to evict them. He said I tried giving her the rent money she wouldn't take it. He also had photos of his expensive items and the judge still wouldn't believe him, even though the defendant lied to her face.

My tenants moved out without giving me notice. I was told by a neighbor that they had moved out. So when I went over there I realized they had moved out but had left some things like piles of dirty dishes behind. I gathered up all their belongings and stored everything in the basement. Also, I changed the locks. I was so afraid that the tenants might come back and damage my rental unit. A friend of mine had to evict his tenant and that tenant poured cement down all the drains. The tenant also marked up the floors and did other damage. So I did not want something like that happening to my place. So I took precautions but I never tossed their stuff into the garbage. The tenants had to call the police to get their stuff. So, this way it is documented that I returned their things.
I will never rent properties again because of the bad things tenants can do to your property. It is far too risky to rent out properties. Sometimes it can cost a horrific amount of money to fix the damages done by the tenant. Also, you might not be able to get the tenant(s) to pay you for the damages. So to hell with renting to tenants!

The law is so crazy because in the midst, the officers tell you to grab and go and come back with a truck.

The judge is off! No one can fit everything in one trip or a vehicle. When emotions are high, you're just grabbing. The show just doesn't want to pay.

I think JM missed the key thing. The plaintiff left under hostile conditions and left to cool off. The agreement was already in play. Hence, he had a few more days to move. No one thinks, "Oh, let me grab my expensive things right now, even though I have locks on the door." Also, that music equipment is not cheap. The only thing I see is that it was difficult to prove to the jewelry (grill). Even then, grill ranges from $500+ per top or bottom.
