    Thanks for making this video I only just found it; it’s really really useful. I’ve been spending way too much money this year and last year on accommodation using serviced apartments. I’m only in bkk 1 month to 6 weeks at a time and like you said it’s in the shorter term rentals that you might get a negative outcome so I prefer playing it safe. However, next year we’ll be looking for a longer term lease like 6 months and all the advice you give in the video will be so useful. The question I have which I can’t find an answer for is the visa requirement for a 6 months lease. I’ll be entering Thailand on a 60 day tourist visa then getting an ED visa with the language school (my goal is to be fluent by the end of 2025).
    I totally agree that utilities should be paid directly to the supplier but how would that work without a Thai bank account? Thanks again for all the great content, it would be great to see videos of your favourite condo buildings and why you like them.

      You should be fine to rent on any visa... I've actually never had an owner or agent ask about the visa. I believe there is a law on it, but it's one of those unenforced ones. You can pay your utilities at 711. Just bring the bill. That's a good idea for a video as well. Thanks for the input! Cheers

    Hey Cal. I hit subscribe after your Khao San video and am enjoying these condo ones. Especially as I used to live not too far away from Rama 9 by the Laos and Cambodian embassies if you know where they are. Thailand Cultural Centre was my main stop and the then Carrefour was my supermarket. Amazing to see all the building that has gone on in that area. As a fellow Torontonian I have to say I have never heard the term "juristic" office before. Do you mean the property management office? Or, I guess you obviously mean juristic office, but is that what you're referring to? I learn a new term everyday. Just not always in English.

      Yeah, I know the area! The area has really built up. Jodd Fairs added alot more energy to Rama 9, and there is a huge new market being constructed at Thailand Cultural Center now.
      The term juristic office is used in Thailand, and it essentially means management office. Good point, as most people are probably not familiar with the term! I've been gone so long that I forget how common terms will be totally unfamiliar to newcomers! Thanks for the pointer.

    6:31 that is the closest thing to what a county appraiser's website (US) provides that I have seen mentioned in a video. Of course, that's not saying a whole lot for a prospective buyer like me, but I could use some kind, any kind of price history data. But kudos to Thai gov for not having annual property taxes

    I was going to find places elsewhere in Thailand, now I am getting keen to stay in Bangkok. Well flight booked to Phuket now, doesn't mean that I will stay there though

      Wondering when you sign a lease, either a short term Service Apartment or a long term lease, do you normally pay first month plus the deposit with cash or the digital wallet you mentioned in your another video? Thank you.

    Cal, your doing a great job highlighting the details of renting most videos do not cover. I’d like to ask you a few questions. I rented, on a one year lease, a townhouse in Lat Krabang, for various reasons. I’ve just retired, got my 90 day stamp, and will get my 1 year stamp in December. My final destination has always been Hua Hin. While I like my village, and I like that I’ve made friends with Thai’s in the village, I want to break the lease. I’m fine with the landlady keeping the two month deposit. Do you see any issues? Legal or with the visa (if you know). I also have the agent to consider. I’m not sure if breaking the lease would negatively impact them. They were very nice and I wouldn’t want them to loss out on their commission. Thoughts.

      Usually losing the deposit should cover it. Check what the lease stipulates, but I’ve never heard about anyone getting hit with any additional penalties beyond that. I think you should be fine.

    Do some of the Condos have water filtration systems that make the water drinkable? Is this something to look for?

      Yes many condos have water filter stations, although the newest condos can lack these. You can also get your own water filter for your tap. There are plenty of great ones on Lazada. I had one of these at my last condo.

      TY. I know from past travels that many Higher End Hotels have there own water purification systems making the water ok to drink. Seemed logical some Condos would have that.@@thebangkokguide

      You mean from a non-Thai bank account? Wire transfer should be fine. Normally you transfer money directly to the owners bank account monthly.

      I haven’t tried it, but I’ve sent money in and out of the country so I imagine it would be fine. I prefer to live in Bangkok. Very easy to bounce over to pattaya for a few days, but if you want a slower pace then Pattaya might be a better option!

    How to know the actual owner of the condo? Sometimes the relative or son / daughter will say they own the condo. And how to find older condos that are built with solid concrete, solid walls? Asoke and nearby areas have higher rent, how to find these older cheaper older condos in these expensive areas?

      The name on the lease should match the ownership documents, but in my 7 years in Bangkok this was never an issue. The best way to find the condos is to do a quick search on the websites I mentioned in the video. The older condos are very different, as they look older and don't have rooftop pools etc. You can contact some of the agencies that list condos and ask them to show you older condos. This can help you get to know what's available.

    In order to negotiate a better lease deal, do you recommend offering to pay the entire 6 months lease upfront? Is there any risk paying the full lease as long as everything is legitimate in order to get the lowest rental cost?

      I haven’t heard of anyone doing this, although I am sure it has been done. In my opinion, it’s a risk to reward trade off. The main risk involved is that the landlord now holds a lot more money upfront, so if there are any problems or scams involved it will be more costly. Additionally, most agents and juristic offices can have a somewhat fixed way of doing things. Ironically, suggesting a totally different, even if more beneficial, approach may just be refused as it’s not the normal practice 😅 In terms of my personal view, I have never considered using it as a strategy and probably wouldn’t.

      No, you can normally find 6 month leases fairly easily…but often you will be asked to pay slightly more as year leases are the standard.

    I would like to start with, I really enjoy the videos and tons of great information. I'm actually in Bangkok looking for a condo. I've watched 5 of your videos and they really drag and are really vague. You are awesome at B-rolls and showing Bangkok but man give me the info already. Like thank you for the websites on part one but it was only after look at all my muscles and workouts 11 mins into the 20 min. video you finally got into what the video should be about. If you've been here 7 years one would think you should have a list of buildings you would recommend and price ranges. I have 8 buildings from the top of my head across NYC with addresses and price range if someone was planning to move there. Maybe I'm asking for too much but get to the point please ¯\_(ツ)_/¯ I apologize but I'm a New Yorker and I just have to say it.

      Haha criticism accepted. It’s kindof a process learning film timing. Newer vids are much faster and get into the info much more quickly as well. I realized that I prefer that film style as well, so I should be filming the same way. I will be remaking some of these earlier ones to be much quicker. The problem with giving a condo list is that there really is an endless supply of condos here with huge variations. But I could cover some of the most popular condo brands when I remake it.
