- As of April 2022, the Ontario Building Code was amended to allow for larger sheds and outbuildings without the need for a permit.

Thank you for the reality check. Lower income people can't live in Bunkies in Ontario. With the housing crisis Ontario should come up with a reasonable way for lower income people to live in Bunkies with of course heat source, water and septic.
It just seems like Ontario makes it easier for lower income people to be homeless with the rules that block people to have a home.

Hi, great info. I would like to address one of your comments in regards to the Ontario Governments rationale for them to try to prevent people from occupying a ''shed''
In SD&G as of 2020 the bylaw allows for composting toilets in the immoveable. The human waste issue if very easily dealt with by composting. Composting human waste eliminates raw sewage. So sewage is an issue for sure however with the right knowledge this problem is easily resolved.

That would add to square footage if attached and thus would not be exempt
Hi @Highland Outbuildings - How is the 15 m2 measured? If you construct an outbuilding with typical 16' x 10' using 16" oc framing in order to reduce waste of sheet-goods, by the time you add exterior sheathing, insulation, and cladding, you'll be over the 161.459 sqft limit.
I would imagine they are measuring from exterior wall to exterior wall.

What about number of outbuildings. Ie. If you already have a detached garage or carport. Can I add a shed or multiple sheds? I suspect this might come down to the size of the lot. A want a shed and a bunkie.
You can do that. Look around. Thousands of lots with many outbuildings
Any idea what could happen if you have an auxiliary building/shed on property that you do not have a primary building/house?

What if you add a 4ft deck to a 10×16 shed
Open to interpretation but I think if it was attached it would add to the square footage. If not attached, not a problem
Can you put a concrete slab down if you are trying to do it without a permit?
Possibly where are you located?
I use a incinerating toilet that boils and chars the human waste and then sucked out with a wand attached to a vacuum. This toilet is vented with a small fan on a timer along with a timer for the electric burner which provides the incineration. Water is supplied with a 1/2 inch PEX via inside a transit 1.5 inch ABS pipe with a eves deicing wire on a thermostat to keep it from freezing. Grey water is pumped from the fixtures to a macerating pump to a cattle trough heated insulated 1000 liter tote. The pump can also be used to drain a tote and divert the grey water to empty into a truck mounted water tank which will take the grey water to a designated farm land for fertilizer. Bio degradable detergents are highly recommended. Some what like a trailer with grey water but able to empty out only twice a year or less because it's temporary housing for one or two persons. For company staying for short spells.

Single story is the rule. Local municipality will have bylaws about height
You skipped over requirement 1.3.1.1.(6) (d) Can you clarify how this applies to bunkies?
28. Article 1.3.1.1. of Division C of the Regulation is amended by adding the following Sentence:
(6) A shed is exempt from the requirement to obtain a permit under section 8 of the Act and is exempt from compliance with this Code, provided that the shed,
(a) is not more than 15 m2 in gross area,
(b) is not more than one storey in building height,
(c) is not attached to a building or any other structure,
(d) is used ONLY for storage purposes ancillary to a principal building on the lot, and
(e) does not have plumbing.
What you store in your building is up to you. We just build em.
Are permits expensive?
No. Just time consuming and sometimes frustrating
The biggest issue with permit is that once the city knows you are building a habitable building, they will tax you for the extra living space in your property taxes!
