    Few things to add: 1- Even if you find someone competent, as a foreigner in many countries you pay a premium for many services including maintenance contractors needed on your property 2- Buy something locals can afford. If you buy something that is built primarily for wealthier foreigners, there may not be a reasonable market for you when it comes to selling. 3- Rent and live in the region for an extended period of time or multiple shorter term re-entries to make sure it is where you want to have something permanent. 4- Hope the central bank doesn't mismanage the currency and generally be aware of the relative strength/weakness of the currency. Some such as the Colombian Peso are "commodity currencies" that can follow the price of oil and other commodities. I would suggest not converting to the local currency when it is near all-time strength vs USD and EUR.

    I moved to Cleveland from Los Angeles 2 years ago and my eyes lit up on the potential cash returns for rental properties. 25 rental properties later, I've decided I'm no longer investing here. It's a brutal rental market with insanely high property taxes and terrible property management companies.

      Thats just Ohio though. I swear property tax is like fucking 1-2% annual value per year there, state taxes alone.

    Agreed that it can be quite a challenge to find a really competent attorney. There is a staggering amount of attorneys in the US for example (mostly imports) who can’t even spell or write in proper English. No idea how they can still be in business.

    Thanks. I was wondering about how people take care of foreign property if you are not there half the year or more. I've read about some people who own land in a nice warm climate and only go there in winter. Esp Norwegians and Swedes.

    What are your thoughts on just hiring a translator to go around with you as you do business or go to meetings? This could be very cheap, gives someone some freelance work and also helps you build up connections if you always meet up with that translator on each visit?

    We need a video on how to find a lawyer that is good that you can work with long term. I just don't see how that is possible when lawyers charge $750 USD per hour.

    Seems like an expensive round about away to go look for expensive international attorney in another country,who would then help u look for local people to manage your properties,
    when all u need is to get some trusted people in that country to help u look after and manage your properties overseas.
    The expensive attorney would likely cost u 10 to 100 times per hour more than the cost of the person,
    who will be directly helping u to look after your property,
    so u might as well look for that person who is going to look after your property yourself,
    and cut out that redundant expensive international attorney :)

    Andrew for those like me with annual saving of around US$ 30,000/ Yr , can i invest in developing countries and get rental returns on regular basis ... i am not interested in buying renovating and selling , i just want to have regular rental lncome, I am an Indian living in Indonesia... not for sure small rental properties property Mgt companies will be interested.. i know you know deal with HNI customers , A video on this topic can help many low savers group ..

    During last decade, at least 100.000 turkish citizens had purchased apartments in Georgia, Tblisi, Batumi, Qutaisi and had married to Georgian girls, women and have been in process of changing citizenship to being Georgian. Some of them are from Blacksea Region cities, Trabzon, Artvin, Rize, Samsun, Ordu. The reason to change citizenships from Turkish to Georgianship is Turkey is low profile in entrepreneurship and attract foreign society to earn high net worths. It is difficult to find jobs in Turkey's cities. Those blacksea region ex turkish citizens never had lived in any other region of Turkey , just in the eastern blacksea nearby the seaside and their main aim is to further immigrate to westernmost Schengen countries with their new passports of Georgia and with their georgian wives at ease. Unemployment rate in whole Turkey is 20 percent and youth unemployment in Turkey is 35 percent.

      Definitely. His whole mantra is to find the...frankly let's be honest, the say ~6.667/10 and higher caliber candidates from cheap cheap nations , and offer them salaries laughable relative to the US/West and that's how he minimizes his bottom line. I love his channel and understand that that's the "model"v for business optimization nowadays. But let's be real; he's been quite vocal about "basically never hiring an American ever," even if such an American was well educated, ditch their loan burden in the US, has ZERO intention of returning back in the next ~2.5-5+ years, and is willing to work for "insultingly low pay" (solely from US/Western perspective) as long as the country in question is cheap to live in too. He's suggested that even then, he wouldn't choose an American because most frankly (paraphrasing here) "don't have the grit/life experience"true dedication" he has come to notice from his non-western workers.
      So tl;dr yes, you get a 6-8.5/10 property manager with just enough english not to screw it all up, but for like ~20-45% of the cost of property management salaries in even the cheaper parts of the West.
      Can I blame him? Objectively I can't.
