      I've lived on Dangar Island (you went past it on the boat out of brooklyn). It definitely is a lifestyle change, similar to van life, you get different challenges as would be expected. I'd personally say go for it, you wont find a quieter place so close to the cities, and theres a great community around the area

      Would you (could you) keep the van?
      How much would you miss the ability to just "go somewhere" if you got "itchy feet"?
      As you mentioned, would the cost of building (and running a boat) offset the savings in land price long term?
      I might keep looking for now and file this under "if you still want it .... Whenever .... and it's still there, it was meant to be"
      I wonder how much interest there's been in that property?
      How long on the market?
      Could you build "prefab" yourself?
      A modular tiny home which you can expand?
      Getting manpower and materials there daily would be a slow build if there's not a "drop in" solution.

      Final downside (upside)?
      If Eamon ever visited, you'd probably never get rid of him! (😉)

    I’m off grid completely...the red flags for me are NO flat land, an expensive exercise putting in & maintaining a decent size veggie garden, how much sunlight in winter, no vehicle access, every time you walk out of your home you will be either going up hill or down & the spiders. Yes, you’re right about Occy’s future issues with the stairs...but I love the property...if it were going to be your weekender, excellent idea. A stunning place to live just not very practical for full time living.

      Excellent points. Depending on what the earth is composed of, with some back breaking work he could do an earth sheltered home. I think the biggest thing is the access though. Good for camping, not for everyday life for someone with a nomadic heart. He needs a place for the van.

      I agree, beautiful and romantic idea but not that practical if you want to grow food, get good solar output etc. and concerning if you can’t get out at low tide if Occy or Max need medical assistance.

    Nice for a getaway, but that steep hill would be hard for Occy to climb over and over. I think you'd both miss the van and may feel like prisoners of the tide at times, especially in an emergency. I can feel the excitement that property brings, but it may be too small and too steep for day to day life. Best of luck to you both and thank you for asking for our input.

      Yes, I also agree. It's a very nice property, but it will be hard for Occy, and you can't have your van close by.

      Agreed. It’s a wonderful secluded property. However I think it’s too challenging for Occy at this point; think you want a property where you can utilize your van while you build; location for solar panels may be an issue. Best of luck

      I agree, having to put the van somewhere else would always be a worry and you won’t be able to use it on the plot. I found the noise of the cicadas too much for my poor old ears but younger folk probably wouldn’t mind. I’m afraid I’d have to stop watching. Good luck whatever you decide x

      1. Remember Occy is a senior. Those steps and terrain are just too much on Senior dog joints.
      2. I don’t think I could take the cicadas on a permanent basis.
      3. Can’t imagine not having the Van immediately available especially if you have an emergency.
      Please keep looking before deciding.

    I hope you find a property on which you can park your van. For Occy’s comfort, plus, if Occy has an emergency, you can quickly get him to a vet.

      I agree with Marina Max as you said Occy is 12! & You will need to have access to Van for shopping transporting goods & emergencies plus being able to live comfortably while building? 💙🤗🇦🇺🌞

    I just wanted to tell you my thoughts on the island home, you know I am devoted to your happiness and have given you unconditional love and support for all your adventures. I’ve followed you through a desert and waited for you in the depths of a Canadian winter and traveled thousands of kilometres on land and air as its my life’s duty to be your shadow and keep you safe, even if I do let you feel you are looking after me.
    I was so excited when you said we would be finding our forever home, somewhere you said I could stretch out, don’t get me wrong I have loved our many Van adventures, but the thought of running on firm soft grass brought a sense of relief to my aging limbs.
    I was also hoping we would be living somewhere family and friends could access, so they could drop by to cook you a meal and give me lots of hugs.
    Living so remote may eventually see you wanting to live more away from home, as I know you love sharing time with other humans, I hear it in your laughter and see it in your smile.
    I know you are excited about the opportunity and the challenges the island build would bring, and it would provide great content for us! But
    I was hoping that you would find us a place that would be our permanent home, a place with a tree where you would build me a lookout bench in the shade, so I can sit and watch the world go by, and when my time comes, you’ll make the tree my forever home and call it ‘Done Roaming’ a place you can come and sit and tell me about your day and reminisce about our travels.
    You know whatever decision you make, no matter how challenging for me, I’ll always show you how excited I am and jump into the seat next to you as we go forward towards our next adventure.

    As someone who has lived on an island in QLD I can say first hand - even the most simple things become expensive and physically exhausting quite quickly. You have a fantastic head start with your gorgeous van. I personally would be looking for somewhere that I could live comfortably in that van whilst undertaking the build.     Hi Max and Occy!
    I'm jumping on the bandwagon of us older folks who have made mistakes.. Always look at 10-20 properties, if not more. Don't make concessions just for the sake of buying and having land; you really will feel it in your heart/gut when the right one comes along!
    You actually voiced the multiple red flags and very few positives. 💛💛

      Oh Max if anyone can do it you can. But it’s not going to be freedom. It’s going to be a lot of work for a long time.
      I’ve lived on an island for 9 months last year and everything is decided by the weather & tides.
      Yes it was so much fun living in an old beach shack, my dog loved the freedom & the swims but nothing happens in a hurry on islands. Peoples mindsets quickly go to ‘it’s too hard, or why bother’
      It gets frustrating that the wind is a constant, mate I’m sorry I’m going to say no just because of Occy.
      Love you so much and know you will thrive anywhere and you love a challenge, but why? This is a huge 5 year project at the very least. Xx

      The view is really pretty, but seems to be too isolated for me. And the noise of the cicadas would drive me crazy. I believe that this would be a hard time Occy and getting supplies over to build a place would be costly. I know you want to be off grid but off grid with an easy way to get your materials would be much better. Just my opinion, you are the one that has to make the final decision. But I would make many trips to different places that you are interested in before you buy. Good luck and we’ll be with you all the way.

    As a dog mom... If anything were to happen to Occy when the tide is out, and you weren't able to get to a vet in time, you'd never forgive yourself. It's a beautiful place, for a second home. Be hyper critical. It is too easy to fall in love with a place. Staying in love is the hard part!

      So Agreed... there is much excitement about the adventure to live there... but as a mumma to adult human children and elderly fur babies, I think it's too risky esp with your sweet boy Occy who is no doubt getting older and those steps won't be very easy at all soon enough ❤️❤️

      Personally Cicadas drive me nuts in the summer. I live in the southern US and they are so loud. Even inside the house it sounds like you have the windows open.

    The sound of cicadas is one of my favorite sounds. They are pure comfort for me.
    I think it’s beautiful, but personally, I would want more land, more distant neighbors, access for the van, and less climbing for Occy.

      It’s a hard no for me. Occy is getting older. Too many restrictions. What if Occy got bit by a snake or you. The bugs😳. No van. Close neighbors. Climbing up or down. It’s cheap because too many issues. You can find something more suitable I feel.

      Hi Max , I don't always comment on your videos but since you asked for thoughts I'm just giving mine as a place for you to bounce off your likes and dislikes off as you think this big decision through. I'd say for an overnight adventure it would be ok but for a long term living that is comfortable for both you and Occy it would be a big No. To many negatives, the no van access, low tide issues of being able to get you or Occy to medical help should be foremost in the front of your mind. Way to many spiders, not sure what others dangerous creatures may be involved. The land slopes in to great a drop down. I just feel there is something that has a much better freeing atmosphere that long dwelling would suit you both. Not enough sun, not enough room and conditions for growing your own food. Myself and others are not in your mind and heart and probably don't see what your creativity is for this specific property. After the years I've watched your videos I just think your journey is bigger than this property has to offer. In the end you know that we will all be happy for you no matter what you choose and we will love seeing what you choose and what you will make of it to make it your own. As always sending vibes of Blessings and Love for your continued adventures through this life.

    Retired builder here Max and if you haven't already found out I see major problems from the council in water waste management and bushfire zoning before you even get to the build, construction type and materials are really strict now and actually being allowed to build in that location now I doubt will happen.
    Not sure of your budget mate but take a look around Gloucester, beautiful area and also not too far from Newcastle.

    I would be worried about Occy the most. He is getting older and slowing down and I would want him to be comfortable for the rest of his life

    I love how adventurous you and occy are, but honestly it doesn't feel like a property made for you guys. There are too many restrictions for a soul like yours. When I had my senior dog I had to give up many adventurous plans I had thinking on her comfort and health. I'm sure you can find something else where you can be off grid but also Occy can have a fun life. Good luck in your search! We'll be here with you wherever you choose to be. 🥰

    The property is beautiful. The views are especially beautiful.
    I don't think you mentioned if you've looked at any other properties in person yet or not.
    I'm curious if you were able to spend much time speaking to the neighbors?
    Ideally, is this where you want to be the rest of your life?
    Do you hope to have people visit you often? Where will they stay?
    It comes down to weighing the pros against the cons while trying to keep your emotions in check.
    Occy on that steep terrain and not having the comfort of your van are pretty big cons.
    I feel you're going to want/need more space than 3/4 of an acre or at least more flat space.
    It looks like your neighbors are pretty close by.
    The threat of fire and not being able to grab essentials and get away on your boat for 1/2 of the day is concerning.
    I feel you need to keep looking and the perfect property will come along.
    That's my two cents. I hope it was helpful.

      All good points Stephanie! Unfortunately no neighbours were home so I couldn’t chat to them. And yes, it is the first property I’ve looked at but seeing some more shortly just to get a comparison🤞🏼🤞🏼 I agree that I could do with some more space (was hoping for at least a few acres).
      Fire wise I think you could get out safely at all tides, even if you had to load up on a kayak. 💛

      Hey Max
      After watching abc tv this last week on the repercussions for flood victims from a year ago in NSW, I noted either they couldn’t get home insurance, or it was so costly that they didn’t bother. I see a similar predicament for you regarding fire insurance. However I’m sure the council will be able to fill you in on all that building stuff when you meet with them.
      I absolutely see why you love it there, but I agree with others about the land size, the steepness and the tides, but most of all for an aging Occy. If the tide was out and you urgently needed to get him to a vet, you’re stuffed.
      Anyway, good luck with wherever you buy. After watching your van build, I have absolutely no hesitation in saying whatever you build will be fabulous.

    Not to jump in fast to buy this property. To look at and research all other potential pieces of properties. Then to buy "the one" that fits the best; and meets all of your, Occy, and the van's accommodations. Best of luck

    I'm a traveller also and travelled in a van around NZ. Loved the freedom, thought I could do it foreaver, but eventually I craved a home, which I ended up buying. Loved the first couple of years of renovating - the creative side and setting up a home and routine... but now the travel bug has kicked in again and I've decided that I'm ready for a change and a new direction. I think being a traveller is something we're born to do... at least needing to change, progress, have new experiences... so I'm just thinking if this happened to you, you might really struggle to move on from that place. It could be difficult to re-sell and as other places increased in value, you may find yours doesn't. Even though you see it as paradise because you're so positive, and you welcome the challenges it brings, there aren't many others who will. You might end up feeling quite trapped and isolated by it. I'd say keep looking and take your excitement as a sign that you're ready to make a base of some sort. But keep looking until you find one that you don't have to compromise on other things that are important to you and that you may want to do in the future.

      I think this is one of the best, experienced responses from Nikki.
      I have no double you could make this work Max.
      But my initial thought was about how you commented on the enjoyment of meeting up and traveling with good friends.
      I am not sure this would give much of a community vibe.
      There are some really valid points about Occy, and I wonder if this is ideal for him.
      It's a wonderful opportunity (but not for me, those screaming cicada's 16 hours out of 24, NO WAY.)
      I guess I have questions.
      If you take the romanticism out of it, (and it is romantic for sure), would you be able to eventually rent it out if you want to travel?
      What would resale be like if you find it too isolated, and its not good for Occy? (if it's cheap- then you may not be able to sell so well.
      Definitely a deep think required about this one.
      I honestly see you on something more accessible to community.
      with much more land for another yurt or two perhaps, a community kitchen and huge veggie path.
      Well that is my wish for you. Abundance and joy, friendship and community.

    I feel like this is really restrictive and you and Occy deserve so much more space to create a sustainable off-grid home. This is a great weekender but after watching your travels this seems so constrained, like after a bit you’d feel trapped not free.

      It’s a beautiful place but I think it would be extremely isolating being only boat access. Also neighbours change and and can become an issue. Doesn’t feel like a fit for your lifestyle. No spontaneous social happenings.

    Hi Max, don't be swayed by a 24 hour stay. Albeit a stunning location for a weekender it ends there, Boat access is one thing but to be restricted by the tides that's a step too far. As you mentioned this is not the only downside but most of all your beautiful dog Occy will never be able to withstand the slope of the land as he heads into his senior years. I absolutely love following your travels and look forward to where this next decision leads you to. 🙂❤❤

      It would be hard to tune in to see Occy dealing with all of that. That would be like moving an older person to Masada and asking them to not use the tram!

    As soon as you talked wildfires, I said nope! I can't imagine building a home and then watching it all go up in smoke. Also - the van. I would not be able to leave her somewhere and live somewhere else. Camping full time while you build can get old very fast, especially during bad weather. And the gradient for Occy. It's very pretty, but I think you will find an ideal spot that scratches all the itches 😂

    Reckon there’s an even better option waiting for you somewhere. Having your van with you is essential I think. Both to live in temporarily and to drop everything and go whenever the opportunity presents itself. Whatever your decision, all the very best!🙏🏻

    Love the sound of cicadas. They remind me of home in North Queensland. They were our lullaby every night. Now I hear them in my ears day and night as I have tinnitus. Love them.

    Max,I can tell you’re excited by this and that’s lovely to see. Practical things for me are, how do you excavate the land when you can’t get machinery there and where do you dispose of all your rubbish? do you want to live in a tent for months? What about when it rains? You’d need a big boat to be able to transport the tools and supplies for building. The space didn’t strike me as that easy to build on as very sloping and wild, nor that big. Would the extra cost of being able to build there offset the cheaper cost of the land? I definitely think you need to look at other things. It’s tempting to love the first property you see, but I think you and Occy could end up feeling quite isolated out there and without your van it could end up being a bit grim long term. I love your enthusiasm and I am rooting for you to find the right place, but as someone who thinks of practicality first, I would have doubts about this. Just think how hard it is for the Vanwives to get supplies to them in their remote location and they’re on land! Much love

    As someone who has lived in a similar environment, not having enough flat land to enjoy a garden that helped sustain us really did become a big regret to our decision. The first few years was ok, but it did get old having everything up or down! Visit with the folks that are there... are they full tie or just part time.. what are they ups and downs... and of course dear Occy.... those stairs will become a BIG problem, trust me as someone who has a 13 year old pup... it happens so quickly!!! and adding that strain on him right now will make it happen quicker.. and those Cicada... no to me they were not soothing!!!

    I think for me the deal breaker would be access. Boat-only is doable but the tide issue worries me. And you are right, it would be so much better to have your van on property while you build, for both you and Occy! Can't wait to find out what you decide...if you go for it we'll all be along for the ride! ❤️❤️🙂

    I've been looking for property for myself this past year, too. Here are some points I realize I need to look at:
    * I want atleast 1 acre, up to 5, or buy 4, 5, or 6 lots, together.
    * Property taxes: Are they higher or lower in other regions in the area I'm looking at.
    * Weather, just a few miles north and south of where I'm looking, storms are usually much worse, including temperature. But, the property taxes are much higher here, plus, this town HOA fees.
    * I've discovered I want flat land and easily accessable for my vehicle, no steep hills, up and down, to get to it.
    * I've decided, I do want electric, water, and sewer systems. I want my home base to have creature comforts. Or, plenty of sunlight in winter for solar panels to give me enough electricity.
    * How much is property insurance, compared to the other locations. I need to add fire insurance and flood insurance, too.
    * How much work and expense to clear out some trees to build a building, or is there a building already on it?
    * Pets:
    True, your dog has 5 plus years to live, and that incline is not going to get any easier for him. There is a better property out there for you, that will meet both of your needs.     Hey Max, some observations and questions:
    1. There is a saying that all/most of the Risk (and often extra cost) is in the ground. What kind of structure can employ, can you dig, how much rock/granite underneath building envelope?
    2. Do you have a requirements list for things like existing fruit trees, orchard, kitchen garden etc. or any other typical off-grid/self-sufficient activities and does the contour and vegetation cater for such?
    3. How much of your goals include having to build effectively from scratch vs. a renovation or upscaling existing infrastructure on the property?
    4. How many people/guests would you ever want to accommodate, how would they get there, where would they camp/sleep?
    5. How do you want to be spending your time (and money) over the next 12 months or so (building/renovating/growing/farming/traveling etc?) does this property give you that?
    6. This first property seems unique but hard to see many synergies that could be realised

      @s.o.s. diy repair Sydney has pretty much the most expensive real estate in Australia, so this being an hour out of Sydney means it still affected by those crazy prices.

    As beautiful as it is (and I know the area and have stayed in the area), access is going to be a huge issue given the tidal limitations. Getting materials across and any trades for the build will be very challenging, especially to meet the bush fire standards for any new build. Sorry Max but I’d keep looking!

    So many obstacles in this property,but so many pluses as well, the fire risk is a huge one,the Cicadas too. Mate, you have a lot to think about,go with your gut.

    For access - anchor boat offshore, use dingy/kayak/canoe/paddleboard etc to get to shore or end of dock. But I just put our 12 year old dog down. She had been struggling for several years but enjoying life. The walks got shorter and shorter (not her ambition, but she would go farther than she could easily get back). I moved a mattress downstairs to sleep so she wouldn't struggle with the stairs (I was more concerned about her falling down them than persisting to make it up), stacked pallets for her to get in and out of the truck, or helped her (85 pounds). Everyone talks about hips going bad, and they were, but it was actually her front wrists that determined the timing. I was fortunate that the movile vet did a wonderful job, and doubled up pain meds the last few days rallied her. But I was watching Occy going out on the dock and thought, hmmmm, he is showing has age.

    I think you made your decision on it during your time there.
    For me, you came across very excited about it before you got there, and I could see during the video the doubts creeping in and your excitement levels dropping.
    As a weekend retreat, perfect, but as a full time liveable place, not so much.
    I guess you have already gone through all of it in your mind.
    The steepness of the place, not only because of Occy, but yourself as well when you start to get older,
    No real way to be self sufficient due to the lay of the land, and if you did want to create a veg patch, the cicada's would eat everything.
    Solar looks to be very limited in that spot due to the tree cover.
    The tide can be overcome as the jetty is way out there in the water and you can get flat bottomed jet boats that only need a few inches of water.
    The bush fire risk and the limitations that come with that.
    It is cheap for a reason, and you know all those reasons.

      Cicadas don't eat veggies or flowers they eat sap from inside woody trees or younger ones take the moisture from the tree roots underground.

    All I kept thinking about was Occy and those steps and the incline, he may still have his puppy moments but he also had the odd stumble. Also camping out until your home is build means that the both of you will have to deal with all the elements nature has to offer.

    Max, I love you for having patience, for loving Okky and caring ...and eventually finding a mainland paradise homestead.
    The tide has a reason, to seclude it, to preserve it. It is loads of very heavy, dangerous mud, slick and you can not cross that. Like a swamp, it will swallow you.
    Islandsdwellings are a wonderful thing, but not for everybody, not anytime. .. I know you will go islandhopping some time later.

    You possibly need a fixer upper at the edge of a small town with a vets office,doctors surgery and shops ,an added bonus is being close to the shops ,fire station ,police station ,town hall and the local night life .The vets office for occy ,the rest of the local places for you .

    It's a beautiful location but I think the isolation might get to you after a while. Occy is also getting on and I know from my own experience with my 13yo lab, old age hits hard and fast. One minute she was running with ease and six months later she baulked at climbing stairs. Now she's a downstairs doggie. It wil break your heart the day Occy refuses to climb those steps. Don't give up looking for a great parcel of land that suits you, Occy and your van better. It could be just around the corner. Have you considered the Hunter region? It's close to Newcastle and your brother. All the best Max, I love following you and Occy :)

    Small inconveniences can turn into big ones when you're living somewhere full-time. Sounds like the benefits of this property don't outweigh the negatives. I would keep looking, with a decision this big you want a place that truly has everything you want! Wishing you and Occy the best!

    Personally with my large senior dog, I would be too nervous to be in a property that isolated with tides. Even 45 minutes away from the emergency vet felt like a very long time. That would be my biggest concern with property like this.

    As a dog mom, my immediate concern was re: the accessibility for Occy followed by low tide water accessibility issue. I would say, better you wait and save more money and invest in a property that is more accessible for everyone (consider aging family members, those with disabilities- even if you had an accident and broke your leg, you wouldn’t be able to get around!)

    It’s a stunning property! But as a dog person I would not do it just because of Occy. He’s your best mate and as he ages he deserves a place he can really enjoy. Not having the van with you would be a big downside also. I can totally see why you’re interested and if you go for it I’m sure it will make for some wonderful videos.

    Gosh Max...you have things to think about. The best piece of advice I had when I went looking for a property was "don't settle." It took me more than a year of looking before I found my place. You voiced more concerns than possibilities in this video. I'm ready for the adventures of whatever you decide.

    Max, I’m sad to say I think the negatives outweigh the amazing positives ☹️ particularly the steepness and occy’s age. My house in Brisbane with 10 steps became a major barrier to our kelpie in her final years. Your off grid solar situation will get tougher to manage in winter too, could get either super hard to manage or super expensive. And it really struck me what you said about living in the van during a build. This land is a weekender getaway place

In my opinion the cons outweigh the pros. BUT this is just the first property, I know the perfect one for you and Occy is out there.

      @@MaxandOccy although its remote and dreamy, I feel you and Occy deserve more space to homestead and go on explorations.
      I only have 1.5 acres for the past 23 years and this small spot is very limited on what I'd like to do and isnt big enough.
      It might make an interesting vacation spot, but full time living there might not be satisfying for all your long term dreams.

      @@MaxandOccy I’d also be super concerned about Occy. Especially if you need a vet urgently. My dog died in October 22 & like you I’d do anything for him. At 17.5 his needs were high in the last 2 years.

    Whatever you save, you will wind up spending 10-fold on building, access, insurance, food and so on....living off grid is more than shelter, a bit of water and room for solarpanels. You have to eat - and it doesn't look like the grading or quality of soil would be optimal for any kind of sustainable food growth. Sure, you can ship in compost and build raised beds, but at what cost and where on the property would it be possible!? Will you have to carry buckets of water to those raised beds, or is it possible to build some kind of irrigation set-up (again, at what cost)?
    I see the parts that you love about it...and I don't blame you, because it really is gorgeous. However, I fear you would regret this for many years to come, if you bought it

    It it feels right just go for it. Lots of pros and cons, but what a gem of a place. We live off rain water run-off
    from the roof. Never runs out, even during low rain fall in summer.

    If I lived there I would be worried for the sake of my dog. What if they got seriously ill and needed immediate veterinarian assistance, a snake or spider bite, a broken limb, the list is endless. If you were trapped on the island due to the tide or bad weather etc you wild never forgive yourself if you couldn't give Occy the best chance of survival by getting him to a vet quickly. It does look a stunning location, however based on what you've disclosed in the video, I'd give it a miss. 👍

      @@shaeheart I guess the only problem is he can’t get there at low tide, so if Occy got a snake bite at low tide, there would be many hours to wait until they could get to the emergency vet. A pretty worrying scenario with snake bites, time is critical 😢

    Property looks awesome, sunset killerrrr but the stairs and boat access would be red flags for me. Especially if Occy or yourself run into any issues and a urgent trip to the vet/hospital is required, and the neighbours are not around much. Also not sure if you could sustain a decent food source (orchard, fruit trees etc) if thats what you’re into. But awesome place to visit, can’t wait to see whats next. In the market myself for a property and huge props to you cause it isn’t easy!!

    The place is beautiful, but there may be too many drawbacks. I would like to see you have a place that is easier access for your van life friends and your family to come visit you. I moved from the city to the country when I was about your age. It was beautiful, but I was lonely out there and found myself spending a lot of time away from home so I could see friends and fam, as it was not easy to get them to make the trip out to my place.

    It’s a perfect spot. So close to everything but a lot of challenges.
    B__n can get severe bushfires but also this bushland is full of ticks, snakes and funnel webs which you’ll have to deal with. It might be a very cold position in winter when the sun is lower.
    Awesome access to sydney , Gosford and Newcastle.

    Max, I have been watching your vlogs for over a year. I started out interested in tiny homes and then fell down the rabbit hole of shipping container conversions, van and bus conversions, and found your stuff;-) In the process, I didn't expect to find the soulful and intimate story that you have shared with us over these last years. I've wanted to reach out for a while but didn't feel like I had anything to say. After all, sitting on my deck here in Alabama is about as bush as I get;-) Although we also have cicadas here in the summer and I do love them!
    You have expressed your concerns about this property and some of the comments below are really solid. This is an uphill climb and it just depends upon how much you are willing to rough it to achieve a difficult goal. With respect to cost, the land might be within your budget but the construction costs are going to be so much more because of the challenges. Basic roadblocks like plumbing or electrical issues are going to be magnified by having to get someone who will travel out here to fix them. And it's not level...if you can't get a vehicle out there, how is the leveling going to happen to build something?

    This looks like an absolute dream! Sleeping in a swag with that view looked like pure bliss! I know nothing about living off grid or buying a house, but watching the news every summer and watching people's homes they've put so much love and effort into go up in smoke, is so heartbreaking. The extreme bushfire zone is one hell of a red flag my dude.

      Agree. This block and steepness reminds me of blocks on Great Ocean Rd in VIC. Face sth. Limited daylight, esp. in winter. Stunning views. Yet BAL ratings of 40-FZ. Huge $$ to build to code. Plus, fire burns faster uphill. Imagine if tides out on island and a bushfire starts. There's no escape route. IMO, a terrifying proposition. It's a 'NO' from me too.

    Remember to consider the extra cost/time to transport building materials to the site. Compared to a road access site, I think that it could quickly add up, and therefore make the finish site cost close to a bigger and more expensive road access site. To have a truck deliver a full load of materials a few meters from the build, compared to have to ship everything in loads of boat trips will be exhausting. On a road access site, it would also be easier to rent a few machines to help you out if needed.
    As beautiful as the place is, personally I would keep looking for other lands. There are too many question marks on this one, and I think you kinda said it yourself, that you were really looking for something bigger. But anyway, good luck to you and Occy. Love to watch your content here in the wet and cold Denmark.

    Oh Max, I feel like it would make the most beautiful holiday home, but for me, the access for Occy would be my main concern. Having the van on the property would also be ideal. But …. it’s almost impossible to get everything you want when buying a property, no matter the budget. Do you have any other land to compare it with? Think it’s so important to compare and contrast and see what speaks to your heart the most, whilst also considering the practicalities. I’m sure you are keen to just find somewhere and crack on but don’t forget to think long term ❤️

    Looks beautiful! Seems like a great adventure for the right person; I volunteered on an off-grid island homestead and learnt a few things that might be helpful considerations (I'm sure you're already aware of some of them). Getting groceries etc is all dependent on the weather as well as the boats condition- we couldn't get food for a long time because the waves were too high. What I am sure we all don't want to think about, is Occy's health and age. I lost my 14 year old dog a few years ago, her health took a VERY drastic turn quite literally overnight. It was very clear to us at the time that we had to take her to the vet very quickly and that it would be an end of life emergency visit. I never pictured that happening so quickly and unexpectedly, but it is a relief knowing she didn't suffer for long. I hate to end that on a sad note, but as I dog owner I know it is one of our greatest considerations to put their health/comfort first.

For most of that time until COVID hit I travelled to Sydney by train regularly to care for elderly family. Every time I would see the lovely isolated properties you are looking at and imagine how lovely to live there. But as I watched your video I knew it is not right for you and Occy and as I was planning to express my reservations I realised that every one was already thoughtfully covered by others in the comments.     ❤the bug sound, sounds like the rain sticks. I don't if u ever heard of it it's a dryed out plant that has seeds in it when it dry the stick gets hard and the seeds are in it and it becomes an instrument. I think that's how the rain stick is made lol. The noise is beautiful. Great sound everyday to hear❤❤❤❤❤❤❤❤❤❤

    I have to say, the fact that you can't get your van there to live in while building would probably be a complete deterrent for me. Plus the stairs. I agree with you that the no boat access for half the day would be worth it for a massive price drop, though still scary in an emergency situation. I'm sure the price on this property is really alluring, but I do think you can do better. As others have said, flat land is going to be so important to get everything you'll need to live off-grid!

    With land/property, it has to just feel like home, a huge yes. I would not choose this particular spot as its so tidal. I was thinking before I saw the tides, what a great place for a house boat. I see you with a place for a big shed/barn where you can work on projects. As Occy is senior he might need a quiet place to live out the rest of his days. A hearth to lay his head, not a construction zone. In some ways I felt like you already know the answer... good luck.

    I love the Hawkesbury but my concern with this property is the southern aspect, winters cold be very cold as you may not get any winter sun and always be in shade.

    Yeah, I think it feels and looks so exciting because of its potential when you see its best parts... but for you, with limited resources, I think you have to focus on something that dove-tails into your situation a bit better. Being able to utilize the van while you get situated into whatever land you eventually get seems vital. I'm sure the water is a big draw, but I fear the _expense_ of 'waterfront' land might be to high for you at this time (although a water source might be non-negotiable!) And one thing you might consider is not buying land? Yet? I love the ambition to have 'your own place' and you have obviously toured around and seen many successful plots out there, but you might be well off to find a friend who needs help (much like you will!) and spend some time helping them homestead. You could potentially get a lot of insight into what is or isn't important to you in land ownership, as well as develop some more gardening and off-grid skills that you will need yourself eventually. Food for thought!

Not being able to live in your van. Etc. the cicadas would drive me nuts. I lived for a while in Gosford. They are so loud in that area. It would be very difficult to resell.       This is what I wanted to write. It is a nice place to go out camping, but I would never want to live there.
      For reasons as mentioned above. So much more cons than pro's.
      Maybe when you are older, you see things differently. I am 62.
      I hope you look further and find your perfect place.

    I think you will feel claustrophobic here. It will be so hot in summer and after living on an inclined property, it felt awful going up and down. Also, if rainy, the water runs down and could get problematic. You need green and trees and flat and hills.

      @@MaxandOccy Definitely true. I’m thinking of getting building materials to the land, and things like no van nearby (perfect temp or guest accom). Right up and down the east coast you’ve probably seen some stunning places that are better connected, but yeah, the price goes up accordingly. Hope you find the perfect property for you and Occy!

    Your plans are great. This just isn’t the site. You need to consider health/fire emergencies for you and Occy. Accidents and health problems can strike like lightning. Don’t rush this. Home ownership is a journey, like van life. Relax enjoy the adventure, and you will find THE spot.

    There are easier ways to achieve your goals Max, and equally beautiful places as you know on the NSW coast/hinterland between where you are and the Northern Rivers. You want somewhere that you can at least drive onto and live with Occy in the van, whilst you build your dream.
    As the market continues to weaken over the next year or two, better opportunities will be evident.

    I was thinking the same thing that you mentioned - that you would like a place where you could drive your van onto so that you could have a house to live in while you are developing your off grid land. I think it’s awesome that it’s seemingly remote however, I think there are too many negatives for the land development as well as negatives for Occys needs…

    I'm the short term or for a holiday hideaway it would be beautiful but exspensive and unreachable at times.
    You have to consider the cost of your amazing van home to store off shore, insurance and risk factor is high , all friends that visit risk their vehicles plus then you have to accomadate them , your home build would be super expensive to get there and build , plus your adorable loving best mate wouldn't have a much needed flat space to run esp when his bones start to hurt .
    As a 70 yr old I see the beauty of the place and I see is the $$$$ you'll have to spend and your amazing van would never be part of it . I think there's something better for you both and your van home else where. I know it's hard but believe me it's worth looking and finding what's best for your forever home 🏡..xxxxxx

    My suggestion if you go ahead get a run about boat first it means you have access . Not sure about the tidal situation with Dangar we didn't have that issue but sure the others who live there must have that issue maybe a pontoon you can tie your boat up to with a bridge from the present Wharf to the pontoon? As for Occy and the stairs how about an Occy lift using a block and tackle. Of course you also need to see how you can pump water on to the property if there is a bushfire I imagine if there was they would water bomb it which given how close flight time it is from Sydney would probably sort it out.
    When we had the house waking up to that view, the peace and tranquillity, and just all the fun you can have on the river it was awesome.

    Ok, first of all: had to google this place and the prices of the properties over there are INSANE! Move to Finland, you will get a mansion with a lot of land here for the same money :D Second point from a perspective of someone who has never lived in Australia: I would value constant access to medical services when living so rurally with all the venomous/poisonous activity going on. Hugs to both of you from the north!

    Beautiful views -- thank you for sharing! The size and steepness would be a deal breaker for me -- as would the neighbours (who control your water and can change and affect your life), northern exposure, tides (can't dive in whenever you want) and lack of access. What if you need a vet or a doc? Also, the spiders and the fires. Maybe just nice for a weekend now and then.

    Max, My advice is to keep looking. It is pretty, but in my opinion, the cons outweigh the pros by a landslide! Although the initial costs may be attractive, the potential negative factors are significant. I really think you & Occy will be much happier with a property more accessible.     I had a dog about Occy’s age and she was very active. One day we were in the park and I spent a long time playing fetch with her. Then next day she was having mobility issues and her rear hips were very stiff . It was really quite a shock to me because she didn’t seem her age. Perhaps I had been willfully ignoring the fact that she had been having her yearly older dog checkups for several years. I realized that I would have to be very careful in monitoring her exercise routine. I substituted prolonged fetch games with long walks and she lived to be sixteen years and eight months. Fortunately we had an elevator in our building so she didn’t have to climb stairs. She certainly would not have been able to climb to the fourth floor.
    I am just wondering if you have a “Plan B” if Occy is unable to make the steep climb to the cabin site? In my own experience I have seen that a dog can act like a puppy until one day, without warning, he cannot.

    It’s a great piece of property! Sunrise and sunsets are beautiful I agree but there are a lot of other factors to building in that location. I think not having you van to live in while you build would not only be hard on you but Occy as well! Take your time what is meant for you will come! ❤️😁👍🏼

    Positives: beautiful expansive views, running water, nearby community. Negatives: access, almost constant cicada noise will eventually do your head in. Tough call. I can see your dilemma.

    Love the property.
    My main concern would be Occy. As he ages, he might need more vet services and being dependent on the tides might not be best in case of emergency for you or your darling pup. I think I might echo a few others when I mention the lack of sunlight as per a veggie garden and/or solar panels. Many of the challenges can be overcome, and the location and access to the water would be aces. I think there might be a place out there for you that would meet more of your needs and requirements.
    Oh and for a sunburn use white vinegar. Dampen a soft cloth or an old t shirt with the vinegar. Lay it on the burn. When it heats a bit turn it over and let it sit until it heats again. Move it to the next spot. It will take the sting and heat out of the burn. For an all over burn put the white vinegar in the bath. Use tepid water. Moisturize. Moisturize. Moisturize.

    Hi Max, beautiful location but too many problems to solve. I always believe that the right job, the right relationship or right property should be easy, smooth and without over thinking. When there are too many challenges I think it's not the good decision (personal opinion). Regards from Europe.

    I really think you need your van while you develop the land you ultimately purchase. I also worry about Occy and how he will fare on the land. If either of you need medical care and it’s low tide, that would be a massive obstacle.

    I worry about Occy, terrain is steep and uneven and at 12 years young (🤭) I would be concerned that life would be harder for him in that environment. For short visits , beautiful, to live there I would have to say no. Whatever you decide I wish you all the best. 👍
