    Matt, I know you posted this a yr ago, but it still has significant value to future homebuyers like us. I took a page of notes that I will discuss with our (Crossville) realtor when we fly in from CA in May (2022). Thanks to you & Mandy for your time. If I see you at Woody's some day, the hot dogs are on me.

    We were in the greater Knoxville area last October and did a lot of looking around. I'm pretty sure we met our future selves in Cade's Cove. We're ready to leave California, but I need to finish my last couple of years of work, or I'll leave too much on the table at retirement. Our home is in great shape, paid off and ready to sell when we are ready to go. Houses here sell in days, and over ask. I just hope we don't miss our window.

      Awesome, went out with my family October 2020 and loved it. Went back July 2021 and found our home after a couple years getting ready/ planning it.

      @@ricardobravo1213 Our plan is to start investing in rental properties, with the intent to, later, move out there. So we want to take a road trip to get acquainted with the areas, so we can work a strategy. I’m falling in love with Tennessee! All the best to you and success with your plans!

    We have 4 families from California, 2 from New Jersey, Road Island, Georgia and England scattered amoungest locals and we have no HOA in our neighborhood. We all just pitch in and help each other, that’s what it is all about living in Tn.

    I purchased my home in Deere Lodge, TN about 1 month ago.... love living out in the country. The peace and quiet is unmatched.

    How do things work when you are searching and going to start a new job in Tennessee? How do they go about verifying income if you're going to be switching? Do you have to have a job offer or have to have started your job first?

    Just an FYI on the internet..I work for a company that provides internet in some rural areas. First, be aware of how many devices you have that use the internet. It's likely more than you think. In rural areas, speeds are typically much lower and you may not be able to run everything at once. Check to see if service has bandwidth caps. Understand that companies build out based on population. At least TN is letting kids go back to school.
    If you want to work remotely, ask your employer what speeds you need to do your work.

    Wow on the property taxes! I pay $7,800 per year for a 3,200 sf home on a 7,000 sf subdivision lot in suburbs of Houston. However, our homes cost alot less then up there. Our HOA dues are $598 per year which is low compared to most neighborhoods in the area. Many people do not use Instagram, YT comments go straight to your email, super easy to follow and respond to people. Thank you for the information on this video!

    Posting your questions on hoagg's vlogs is a really good way to get good feedback on your questions.
    There are plenty of us people born in east tennessee who can answer your questions.
    Upper northeast Tennessee is getting crowded in Johnson city to kingsport areas. I grew up in eastern end of Hawkins County in church hill/mount Carmel areas.
    I like the greene county areas between greenville/ chucky doak and heading back towards nc/ tn mountains. Bumpus cove area is located between the towns of Erwin and Greeneville area. It is a beautiful area that has the cherokee national forest mountains. The nolichuky river runs through that area. Also there are trails you can go ride on in 4x4 and all terrain vehicles.
    I also like the mooresburg/ bean station areas in the western end of Hawkins county and also the grainger county areas just north east of knoxville as you have the cherokee lake and clinch mountains just north of those areas.
    Tazwell,tn in Claiborne county along the va/ky border is a beautiful area with the big norris lake in that area.

    In 2 weeks, I'm flying into Chattanooga from Riverside CA. Driving to Tellico Plains then Townsend. Visiting areas along the way and looking at available land to buy. Hoping to find 2-10 acres of land to build a home. Thank you so much for this informative video.
    Speaking of HOA, my current HOA is $340 monthly. I have a townhouse with no yard. 😡

    Question why are so many Tennessee real estate agents overpricing the properties by such a big amount only to later on have massive 25,000k 35k and even 50k price reductions??

      More than likely because of supply and demand along with the fact that people moving from places like California or New York where housing is so ridiculously expensive, even a $50k inflated price sounds like a bargain. Gotta look at the comps before falling for a list price.

    It sucks for those of us who can't drop cash for a house like folks from cali are doing and moving to TN. :( we don't have a chunk of cash to drop so 🤷 i feel we're going to constantly be over looked and denied. ☹

    Make sure they know about the high crime rate in rural areas as well as the corruption with the judicial system especially in the 13th judicial district in Tennessee. Tell them about meth manufacturing, sales, distribution, fentanol, murders, missing people, LE , who believe there above the law. Adult and child sex trafficking is an issue and gangs. The rural small town areas of East Tennessee are in disarray as far as corruption. If you're leaving big city for safety, stay out of East Tennessee, my son was murdered in Overton County Tennessee

    Where can we find information on what counties have high speed fiber optic internet ? Do you need a perk test on unrestricted land in Tennessee ? Does tennessee allow engineered septic fields if the land you want to build on doesn't perk ?

      Good point! There's always the possibility of treating your own sewage, but it can be costly and will be regulated. It's frequently done here in southeastern Pennsylvania. "Sand mounds" are common in this area, but I know of a case where a more elaborate system was installed. I would guess that operating one of these systems is about the same expense and effort as maintaining a large swimming pool. When it breaks, you're up that famous creek until you can get it fixed.

      @@1622steve My wife has family in missouri and they had a piece of land passed onto them . It didn't perk even know it was a 15 acres of rolling prairie. However it was an old cow field for the last 60 years , not sure if that had something to do with it. Anyway , they had an engineer come out and build them a sewage field for a 3BD home . All in they said it was about 30k for the entire job , including plumbing for 2 bathrooms.

    One thing I would say is that rent in apartments is way cheaper then NY .... NY one bedroom was around 2000 I moved to Tennessee and im in a 2 bedroom with a garage and its less then 1200

    There are many small towns in the area near Hoag. Find a campground rental or something similar and visit. I live (about half an hour from Alcoa) in Meigs county situated along the Tennessee river; Cottonport fish camp is a reasonable base to just check things out between Chattanooga and Knoxville.

    Can "post and beam" construction be legally used for a residence? It's faster and less expensive. It can also be a good choice where you want large areas that are free of support pillars.

    We are living in Cali at the moment, and looking to move in a few years after we retire. We are now on 1/3 acre and have chickens. Do you have to have a min of 1 acre to have chickens in TN?

      Depends on the local municipality rules. If your outside the city limits then the rules are more relaxed

      Wages are very low but it’s somewhat cheap to live around the area he’s in. I’m realizing right now it’s exploding in their area and rent is going up quickly

    Who possibly does tiny house financing? I am thinking about selling dad's house in Mount Carmel tn when he is gone. Then I would possibly get a big tiny house built on an 8'x30' long 5 th wheel trailer frame or having a stationery 20'x40' house built on a foundation.

    She projects a lot. just because you want acreage doesn't mean you have to mow it all. Not everyone wants to live in a neighborhood. I've lived on lots of acres my entire life and I plan on getting more.
    And this offering more than list price is just crazy this isn't California ... so stop it, it's driving up prices.

      Rural areas don't have access to city sewage. In that case, you must have a septic system. If the soil is poor, and wont drain a septic system within regulation, you cannot have a septic system. Without a septic system, the authorities will not allow a house to be built. This is what perc/soil test means. Perc is short for percolate.

      Lol.... mediocre 2 bedroom on outskirts of bay area is $2000 + all utilities. Some don't even include water, you have a separate bill for that.
